Stayed here for a birthday city break with my girlfriend and we had an excellent time at this hotel. We were surprised with the upgrade to the suite which afforded us plenty of space and incredible views out over the city.

Staff were very friendly and helpful, and the breakfast hit the spot nicely. The hotel and room were clean, and minus some minor lift issues we had no problems during our stay.

The location is good location. Lisbon is a fairly hilly place and this hotel is on the side of a hill so don't expect an easy walk to it from the main road. The upside is that the views from the rooms are excellent, especially the suite. It's located in easy walking distance of the bars and restaurants in Bairro Alto.

We stayed at this hotel for 3 nights for our 30th wedding anniversary and received a free upgrade to a suite.
The hotel is extremely clean and the staff were all exceptionally helpful and polite.
Our suite was huge with comfy beds, large bathroom, sitting area, 2 tv's and air conditioning.
The location of the hotel is good as it is very quiet. About 10 mins either way will get you to either Avenue Liberdade of Bairro Alto.
Lisbon is a lovely city and the Portuguese people are very friendly and polite. There is however a lot of graffiti everywhere and the sites are very spaced out meaning that you can not easily walk between them. Buses and trams are good, if a little difficult to locate and decipher, but the subway is not that great for getting you around to tourist areas and was more expensive.
We visited St Georges Castle (great), Alfama district (good), Se Cathedral (disappointing), Belem tower (great) and pastry shop (best custard tarts ever tasted), monastery (great), Ajuda Palace (good) and on our last full day we took an easy train ride to Sintra which was absolutely stunning.
The breakfasts at the hotel were perfectly adequate and nicely served. Ate 2 evenings in Bairro Alto and paid about 60 euros for 2 including cover charge course, starter, main , dessert, wine and water. Not outstanding meals but nothing really to complain about. If you frequent the local bars it is really cheap to drink. Glass of wine is 1 euro and pint of beer betweem 1.7 and 2 euros.
Overall, Lisbon is a lovely city to visit and the Principe Real an ideal hotel to stay in.
We travelled with TAP and were very disappointed with their service. Delayed on both flights and very unprofessional service both ways. Would probably go with Easyjet if visit again.

My husband and I just left Portugal and were there 14 days. We started and ended our trip in Lisbon and stayed at Hotel Principe Real both times, for a total of 4 nights. I will never stay anywhere else in Lisbon but here! 1st, the staff are incredible. They speak English very well and are very helpful and informative. Hugo in particular has an extensive knowledge of Portugal and was so helpful in making recommendations for other spots in the country to visit. 2nd, the location is perfect! The street itself is quiet, except for traffic, but you can quickly and easily walk to anything you might need, including restaurants, shopping and the Metro. 3rd, the breakfast was the best we had during our whole visit to the country. It was delicious and very filling. Plus, who doesn't love to start their day with a mimosa! Finally, the rooms were large, clean, comfortable, and very stylishly decorated. They also had everything you need in them, including robes. I would highly recommend this place to anyone looking for wonderful place to stay in Lisbon.

We stayed 7 nights in this hotel in the middle of June. I have made the reservation on internet, mainly based on its good central location and the good reviews I have read. I am still surprised how come I have read only very good reviews and the reality is another, at least from our point of view...
From the very beginning, when the taxi was driving us to the hotel and I saw a very rusty sign pointing out to a 4* hotel, I had a bad feeling and I was right.
For us was not quite the hotel we wanted. Could it be also because we got a very small room (402) with a modest view from the back street...
It is correct that you can have free champagne on every breakfast, and free tea in the afternoon. But the building is old and austere, and the hotel is more like a 3* hotel than a 4*, with lack of facilities. It is also correct that the personnel is very professional and kind but they have limited services.
Sorry to say this, the breakfast is rather modest and in each morning all I could order was "scrambled eggs, some ham and some cheese". The buffet type of breakfast is more suitable for me and for a 4* hotel the variety is a demand. The coffee was horrible.
Our room was very clean and checked on daily basis. The bathroom was OK.
Another thing: if you are a smoker you should not choose this hotel. There is no place for smoking in the entire building...you need to go outside and smoke sitting down on the small sidewalk, between the parked cars.
As a conclusion: the hotel is of good value for the location and money and it is clean, but some of the rooms are quite modest (as ours was), poor facilities and breakfast, but good personnel. It is a small hotel looking more like a pension.
We had a perfect weather and Lisboa is a strange and beautiful city with lots to visit. Be sure to visit also the surroundings, Sintra with Palacio de Pena, Cascais and admire the Atlantic coast from Cabo da Roca.

We stayed at the Principal for 3 nights, arriving on Saturday morning. As all guide books say 'behind the graffiti facade.....' anyway, the hotel was brilliant, just what we wanted. Spotlessly clean and staff very courteous, polite and helpful. The breakfast was brilliant, serving champagne every morning (or Bucks Fiz) with a long list of every type of cooked or cold food as required, individually served until 12.00noon! We have really been spoiled now. The area was in the old quarters, which is what we wanted, with two ways of getting into the square at Av. Liberdade below. We found that going through the Railway Station up two lots of escalatores was the best way of getting up the hill and so worth while as that area was wonderful. The little narrow cobbbled streets at night in the Bairro Alto area were wonderful, with Fado music coming from bars and restaurants. Wine tasting was out of this world, the list goes on...... We enjoyed Lisbon so much, it was better than expected and the atmosphere was brilliant, THE PEOPLE WONDERFUL. Loved the trams. My advise is to wear comfy shoes and go back again.

Throughly enjoyed our stay at this hotel and despite the positive comments we had read we were still overwhelmed at the value for money this hotel gave us.

The room was HUGE with a seperate seating area, 3 balconies, massive bathroom and plenty of storage space which overall gave a very spacious feeling. Spotlessly clean and the best, biggest and fluffiest towels ever!

Breakfast was amazing and service very swift. The individual bread baskets were filled with freshly baked (they were still warm) muffins, croissants and various breads. Our favorite accompanyment were the fresh fruit salads, pankakes and cereals with a glass of champaigne to wash it down with (seriously!).

Staff were very friendly and upojn arrival we were given a personal map with all the highlights pointed out to us and how was best to get to them. The hotel is up a hill but it's a very picturesque walk past a small park and through winding streets.

Value for money wise, I do not believe that this can be beaten. Would definately go back!
