the hotel is centrally located, clean and simple. It needs some renovation, but the room was cleaned everyday and it was a good size one. the breakfast is very basic.
The metro is just around the corner, and you can choose between Marques Pombal or Parque stops, I always used the last one. It also has a bus stop just outside the hotel, but I never used it. I often walked, it takes about half an hour to get to downtown, all through the Avenue until Rossio. There was live music one day and an antiques fair on other day, that I would`ve missed if I had taken the metro. you have a few coffee houses and restaurants around the hotel, and one restaurant on the hotel itself, which I tried one evening but didn`t like it.

Room Tip: Choose a room that is not near the elevators, because they`re a bit noisy

We booked this hotel because of the price. I was a bit apprehensive because of the other reviews. The hotel staff were friendly and polite. especially the blond haired lady who had a desk on the 3rd floor and the little old man who was so lovely. A real gentleman. Our room was on the 5th floor and it was clean and comfortable. The air conditioning worked well and despite the fact that it was 42 outside we were cool and comfortable. The lifts are old but we did not find the problems others have written about. The breakfast was adequate the breakfast area did get busy but there wase always somewhere to sit. The hotel is ideally situated just down the road from "Parc" on the metro. Of course if money was no object I may have stayed somewhere else but We were happy with our stay here. Lisbon is a beautiful multicultural city with amazing buildings and wonderful food. If you are on a budget go to Colombus shopping Mall nr Benfica football stadium. It has an amazing food court. We had a rib eye steak cooked for us and the meal cost us 6.85 euros . It was Brill they must have 50 different places to eat there all around 7.00 euros. We love Lisbon so will you.

I've stayed at Eduardo VII for one night during a business trip to Lisbon.
It's located in a very central spot (right next to the Marquês do Pombal roundabout), a few minutes away from the historical center of Lisbon.
The lobby and the dinning room are very good looking, but the building is clearly needing some maintenance.
The room where I've stayed was simply terrible: small, cluttered and smelly (specially the bathroom).
If it wasn't for the good breakfast, at the very interesting dinning room (in the top floor with a cute covered balcony), it would have been a terrible experience.

A beautiful venue,extremely well situated ,very good service and facilities
Located by the beautiful parque Eduardo VII it stays near the old part of Lisbon being also close to the new development of the citiy
the rooms are very pleasant
The rroftop restaurante is a must
Excellent value for money

Stayed at this hotel in September 2011 so apologies for the late review.
After our stay in Coimbra, we came by rail to Lisbon for the first time. It was easy to find the hotel from Parque metro station. Few minutes' walk to famous park.
Our room was quite small and the hotel being in a modern building, but not worth the complaint, as we had spent much time sightseeings around beautiful Lisbon.
Buffet breakfast was ok but a good start every day during our stay in Lisbon.
Must admit that the hotel (Best Western Hotel D'Luis) during our stay in Coimbra, was much better.
