Agree with all the comments from previous reviews, both good and bad.
Very clean rooms, great to have a seperate bedroom for extended stays. Location is within easy walking distance to both the city metro and the local city rail network, a great supermarket around the corner if you want to take advantage of the fully equiped kitchen. Located in a quiet residential street and an easy, if long, walk to downtown. Apartments at the back of the building look directly into some local residential apartments, nothing inspiring. There is a constant landing of aircraft overhead, starting at 6.00am, not really a bother with the windows closed.
Be warned that the hotel does not posess an iron or ironing board, unusual for an apartment hotel, and there are no clothes washing or drying facilities.
overall a good choice and room to move around for much less than a standard 4 star hotel. We paid 100EUR with breakfast.
Recommended if only for the extra space.

just returned from lisbon, stayed at real suites...... support the positive comment regarding staff, accommodation, location etc. but i wouldn't rate it as 4* .

1. location: littered pavements & in a residential street.

2. breakfast: same every day not to mention lack of variety, we've had lot better in a 2* hotel in krakow last year.

3. lounge furniture had seen better days, lot of wear & tear

Would like to add HALAL food(pakistani/indian) is available in lisbon, we found a take away kebab place just 100yd from Rossio metro exit. they also have a resturant round the corner called TASTE OF PUNJAB, (addr. Beco dos Serradores no. 18---) food was delicious, for a hearty meal it cost €12 for 2 of us! needless to say we visited few times more.

Stayed here for three nights. Paid 100 euro per night for one bedroom apartment.
Everything was very clean, staff helpful and polite.
The breakfast was above average. We used the Praca de Espanha metro station which was very close by and also the commuter train from Sete Rios station.
The outside of the hotel was being renovated while we were staying and once the scaffolding is removed the remodeling will be complete. I would recommend this hotel to thoses who like to be in a real Lisbon neighborhood rather than in the tourist area.
We didn't notice any noise from the planes when inside the hotel.

We stayed at the Real suites for a week in june 2007 and had a fabulous stay.
The hotel itself is great. Very large apartment, has a big lounge with large flat screen TV, sofa, couple of comfy chairs, plus dining table and chairs.
There's a well equipped kitchenette with large fridge freezer (over stocked with mini-bar items on arrival), very small oven & two electric hobs. Lots of cups, plates, knives, forks etc.
The bathroom is a good size, clean and user friendly and the bedroom is an excellent size with tons of storage space.
The location is a little further away from the centre than we would have liked, about 45 minutes walk down to Rossio square, however with the Sao Sebastion Metro station less than 2 minutes away this is not really a problem.
Also it is ideally situated for a trip to the excellent Gulbenkian Museum and Park (short stroll across the road), and also a short 5 min walk to Parque Eduardo.
Breakfast at the hotel is adequate, the usual scrambled eggs, bacon etc although being veggies we stuck to the bread, cheese and cereals.
Staff at the hotel were excellent, front desk especially helpful on arrival offering maps and tips on where to go and how to get there. The cleaning / housekeeping was also superb with the room cleaned and sheets changed daily.
Nearby (above the Metro) is the huge El Corte Ingles department store, which has a good general supermarket for all your needs whilst in Lisbon.
There is a bit of noise from the planes, flying what seems worryingly close above the hotel, but we got used to this very quickly and barely noticed it as the week wore on.
All in all we had a great week and would be more than happy to return next time we plan a trip to the wonderful city of Lisbon.

Our small family, 2 adults, 1 child (age 5) spent 6 nights here in late March 2007. Real Recidencia was really excellent for our needs, especially considering the unbelievably good rate we got through booking (79Euro per night including breakfast for all three people). Also everything we saw was nicely designed, in good condition, and with no noticable signs of wear or tear, and the rooms were splenidid - not Ritz grandeur, not Sofitel yuppi-chic, but certainly neat, very spacious and clean.

I had spent much time researching for the trip, including a 'test' stay at the Real Palacio nearby for a business trip 3 weeks before (an excellent experience - see review), and extensive scrutiny of Tripadvisor Hotel reviews. I even visited three other hotels, including a full hotel and room tour at the Sofitel, which was my preferred option - untill the very good offer for this hotel appeared - at a third of the cost for the Sofitel if breakfast and a good size room is considered.

What is especially good about the Real Recidencia is the large size accomodations, two rooms, one of which really large, so junior had plenty of space for his toys and could go to sleep early without the adults having to worry about waking him up. Also the fine kitchen facilities with a large fridge - we cooked 'home' twice, convenient when late Portugese time dining out was not always ideal for junior -and the grown ups could indulge in even more splendid wines and delicacies, shopped at the nearby excellent El Corto Ingles Dep. store. We did not make breakfast, because it was included in the price, and the hotel breakfast was OK for us- we were almost the only guest there. But it was nice to have a water boiler for making our own coffee at odd times.
Excellent, impeccable cleaning and housekeeping; and (almost) perfect service otherwise (only their credit card machine broke down upon check out, but they got it working)
Noise: We did hear the planes in the morning and night, but nothing to disturb you al all, or wake anyone up. Air con seemed very effective, on for earch room (too effective for us, so we just turned it off), but then the weather was not hot or cold enough to actually put it to a test.
Atmosphere: not much, it is a small place and feels so, but we did not miss any big hotel hustle and bustle for a moment, rather enjoyed the quietness after days out on busy sightseeing.
Location does not seem ideal, quite long from centre and a rather ordinary city neighborhood, but in fact it was fine with only a short stroll down and round a corner to the Sao Sebastion Metro from where you can go quickly anywhere - as we did during our 5 full days. No complaints about the location from junior, even if his main interest was in the downtown trams, because riding the Metro was fun too. And, again, the large nearby shopping centre Corto Ingles (above Metro) is useful, and also has a nice and well serviced cafeteria (more like restaurant) on the top floor, - with a menu with pictures for junior and good wines for adults (the food was OK too, but nothing special though). All in all a very good vacation at a very good location. Thanks Hoteis Real and Booking.

We have just returned from Lisbon having spent four nights at this hotel. We decided to book this hotel after reading the reviews on this forum and we were not disappointed. Our booking was made several months ago and I have read some of the recent reports which I have to say left me confused on what to expect.
The hotel is well located being close to San Sebastao Metro stop, which in turn gives you access to the whole of Lisbon for 0.65 Euros per trip, fantastic value! Right next to the Metro is Cortes Ingles which is a huge department store with a supermarket, cinema and food hall. Perfect if you want self catering.
The hotel room was very spacious, a lounge, dining table,sky TV a well equipped kitchen, with microwave, fridge freezer, toaster, cooker, kettle and lots of utensils including wine glasses!This was ideal if you had a family and wanted eat in. Towels were changed each day. Perhaps we were lucky, the hotel was quiet, and at breakfast there were never any more than six people in the restaurant and there was a good selection of food, scrambled eggs, ham, cereal, fruit etc.
With regard to criticisms that have been made we can only base our report on our own experiences, however to try and respond to some as follows: taxis we had no problems, they were miserable, then they always are! We were not overcharged, I made sure the meter was on and I new how much the fare should be roughly.
The hotel is on the main flightpath and planes fly over every ten minutes, having said that it did not bother us at all, we had the air conditioning on all night and never heard a thing.
I would imagine if you had the window open at night then it could be a problem
Reception staff were helpful and polite, no problem with overcharging, just asked if we had used mini bar thats all.
To summarise I would certainly recommend this hotel it is very good value and the room was certainly very comfortable. It is an ideal base to explore Lisbon.
Would go back to this hotel again.

We have just returned from a stay in this facility and had booked it largely on the basis of reviews posted below. However we would like to add a few insights based on our own experiences;

1] We would support the positive comments about the location vis-a-vis the metro, Eduard VII Park, El Corte Ingles etc. but no one mentioned the apartments are also located on a landing & take-off path for Lisbon Airport...resulting in the joy of listening to very low-flying aircraft as late as 12:30 am and as early as 6:00am. Not really conducive to lying in or children's sleeping patterns.

2] We would also support the positive comments regarding the reception staff but were unfortunate enough to encounter restaurant staff who appeared to hate their jobs and were certainly lacking a customer-centric ethos. One particular waitress, who worked the breakfast shift, was particularly rude to all and sundry and prone to bizarre outbursts of frustration. In addition, despite the fact that the Information Pack in the room specified that the hotel bar stayed open until midnight the staff insisted on closing it at 10pm on the night we (myself, my father and brother-in-law)tried to watch the last 30 minutes of the Boavista v Benefica match on satellite TV in the bar. The station showing it was not available in our rooms and we had just returned from an evening out with our wives and one child.

3] There is no air-conditioning available in any of the apartments at present. We were told it had just broken down early last week (since none of the staff could tell us precisely when it had broken down or when it would be fixed, I am somewhat cynically disposed to the excuse).

4] No microwave available in the kitchen and the "oven" that is provided is of little use if you want to roast a joint of meat. Selection of utensils is very limited - no cheese / vegetable grater, no tin-opener, no teapot, no wine glasses.

We hope this information is of some use to Trip Advisor members.
