We have just returnd from 3 nights at this lovely hotel in a great spot in Lisbon. Our only issue was that having booked a "River View" room and paid more for this we actually had no view other than the building opposite. We queried immediately with reception and were told initially that the river view rooms were reserved for staff only. The following day we spoke with the manager who said our room (301) had been initially classed incorrectly as "City View" but will be corrected as we were not the first people to complain about this. He offered us choice of meal in restaurant or refund of the difference in cost. We chose the refund which was given to us without any problem on our departure. Other than this our stay was great, staff fabulous and lovely breakfast. Would suggest person cleaning rooms advises of any maintence issues when noticed. We reported twice that 2 lights in the room were hanging (one from bathroom ceiling and one off of the wall next to bed) but these were not fixed before our departure. Rooms are very clean and beds really comfortable. There are several good restaurants close by. Would visit again if we return to Lisbon but will make sure of that view!

Room Tip: Make sure if paying extra for view you are not in 301 or 302

I would highly recommend this hotel to anyone wanting to stay in central Lisbon. It's a really nice hotel, staff are all nice and geuninely friendly, breakfast is great, afternoon port and custard tarts too. Also, it was my birthday while I was there and as they realised, they left some fruit and port in my room too, a nice touch.
The location of this hotel is also excellent, most places in central lisbon are walking distance, santa justa lift is on the other side of the square, tram 28 stops are nearby, and the Bairro Alto district, which is full of bars and restaurants, is also very near by.
I would particularly recommend nearby The Old Pharmacy wine bar, which is great for after dinner wine/port.
Nearby restaurants that I would recommend, which were excellent and reasonably priced (for what you get) - Largo (open Sundays), 100 maineiras, Sea Me (also open Sundays). Might want to reserve.

Pluses:
+ great location (next to the Santa Justa Elevator)
+ delicious breakfast, great variety
+ on the corner of a romantic square with cafes & restaurants
+ clean room
+ free breakfast on the first day
+ a bottle of mineral water supplied daily
+ friendly service
+ comfortable bed

Minuses:
- dark room (105)
- first floor - no view
- no electric kettle for tea making
- the shower is strange
- the hair dryer exploded
- really slow internet connection
- one iron in the entire hotel so we waited for two days to get it

Room Tip: We stayed on the first floor - room 105. The room was dark and had no view at all. Make sure that you book a room on a higher floor.

We stayed for 5 nights starting 20th August. Clean and quiet rooms with a very comfortable bed. The hotel location is excellent and is close to the Bairro Alto area with a good choice of restaurants. The hotel staff were friendly and helpful and breakfast was good. We bought a 2 day ticket for the hop on hop off yellow bus which was good value and took us out to Belem and the Expo Site. A word of caution beware PICKPOCKETS on all public transport, especially crowded trams and public areas.

Room Tip: We stayed in 309 it was a quiet room and it had a small balcony.

My friends and I ended up booking a room at the Lisboa Carmo Hotel on a last-minute whim. Each one of us was blown away by the friendliness of the staff, cleanliness of the building and ambiance of the entire hotel.

We booked separate rooms and were very surprised to find that each room had a unique design that was very classy and made the most of the space given. The beds were extremely comfortable and the room with the view of the city was worth the upgrade!

The breakfast was full of options, and was by far the best breakfast we experienced on our two-week trip.

We were given welcome and departure drinks and pastries from the hotel staff. In addition to that, upon our departure we were given a small tutorial/tasting from the hotel's manager Nuno.

We were very sad to leave and will definitely be back upon our next Lisbon trip.

Room Tip: Pay the extra money for a room with a great view!
