We loved our stay at Casa Costa do Castelo. The hills and steps were tiresome but worthwhile. The rooms had splendid views and were very personal. Joao was helpful (he even carried our heaviest bag up and down the stairs on his shoulder) and kind. The breakfast was the best hotel breakfast I have ever had and the breakfast room overlooking the garden and the castle quiet and beautiful. The kids also loved the place - they had their own room and we didn't even lock the doors at night - they could walk across the hall to our room any time at night. Great comfort!
For anyone who likes a small and personal bed and breakfast - this is THE place!

CCdC is located backing onto the castle wall, great view from the front rooms, all rooms are very quiet and are very well furnished and more than adequately sized.
Hotel manager is very accomadating, around to answer questions and help with anything he can (makes a great fruit salad for breakfast).
Breakfast is coffee, orange juice, fruit salad, lots of bread, cheese and some cold meat. Worked for us!
Rooms were very clean.
One point of note....Lisbon has lots and lots of hills and cobbles which is part of its attraction but it also means that buildings at built to accomodate the hills. This hotel is well worth staying at but it is at the top of 6 flights of 7 steps each. Even this said I would stay here again.
The most direct route to the centre is via the bar at the bottom of the road......probably 5 minutes to the main squares therefore it is quite a central location. Many areas of Lisbon have graphitti problems but at no point did we feel intimidated or see any sign of social problems. In fact most people we met were nice and helped with language difficulties.
Have a walk around and in the castle, go the periscope in the castle, get on tram 28 for 30 minutes and walk around the Alfama district but dont go into the Pantheon, it is not worth it (although pretty).

Like many others reviewers, we loved this guesthouse.

We arrived Monday morning, 4 hours earlier than expected because of flight changes in our favor. We had no chance to forwarn Joao that we were arriving so early.

We took a taxi for $14 (2 people, 2 bags), showed up at the door. Joao was great! Although surprised to see us, he had our room ready for us in about 2 minutes!

True to the reviews, it was 4 flights of stairs to the guesthouse and our double room was located up a final curved staircase. We knew this from the reviews but were not daunted. We expected we'd be eating our faces off while away and, frankly, looked forward to the exercise.

Our room was beautiful. A cozy little nook that was spotless. Our windows faces the Castelo Sao Jorge. Prettiest view in town. Tall and stately by day, romantically lit up by night.

Because the pensao is at the top of the hill, it is easy to negotiate the main regions of the city. Alfama, down the hill to the left, Baixa, down the hill straight ahead! To get home...all roads lead to the top. I admit, after the cab wound his way up the Alfama streets to the hotel, we feared we'd get lost on a regular basis. Not so much! All we needed to do was look up, spot the castle and we had our built in compass.

Was the walk down to the Baixa steep? Sure it was. A long steep road one route or an endless set of steps the other way. And don't kid yourself, we are NOT physically fit people but we do like to walk. So we trekked up and down the hill 3 times a day. Sometimes it felt like we would never make it but we did find that if we had enough wine first, the trip seemed much faster ; ). The steps were not a deterrent to us staying here in any way. This might be different if you had physical limitations. But hey...there's always the tram or a taxi!

Joao put on a great breakfast to start the day off right. A basket of fresh breads and buns, a plate of different slices of cheeses and meats. Another plate of soft cheese. Pastries. A ginormous bowl of fruit. Fresh orange juice. Tea, Coffee.

We found Joao to be a great host. One evening, we had made the trek up the hill but then craved some evening wine, he graciously provided us with a lovely bottle and refused to let us pay for it.

Our room was made up every day without us knowing when but even when we were back to the room by 11:30am, the room was done. A big glass bottle of water provided with the room. Cozy duvets, a bed that we slept like babies in.

We really have no downside. The hotel was great, Joao was great. We were pleased as punch and have already recommended it to friends.

Have just come back from a 4 night stay. Agree with pretty much everything that's written here.
First the pros:
Friendly and helpful owner
Good views (dependent on the bedroom you are in, but the view from the lounge and terrace are excellent)
Fabulous breakfast - more than enough to set you up for the morning
Rooms - very nice and clean, but we were in 2 rooms in the "attic" up a further spiral staircase, where headroom was a little limited and more than a few banged heads were experienced!
Cons:
Lisbon is very hilly to begin with, the B&B is at the top of the steepest hill in Lisbon, you then have a further 4 stories of stairs to climb up, and to cap it all we had to climb up a further spiral staircase to our room. Juao is very helpful carrying your luggage up and down at the start/end of your stay, but the stairs really are a bit of an effort especially after a Mojito or two!

In summary, we would definitely recommend it as a pleasant and alternative place to stay. The street is very quiet, and there are several nice restaurants and bars in the area (check out Chapitos) if you don't fancy descending into the main town. The views are superb, and overall we thought the Casa do Costelo was very good value and we really enjoyed our stay there.

Right, I have stayed in quite a few places all over Europe and specialise in finding value for money, i.e. great central location, quality rooms and privacy - I like a small family-run place with a bit of character.
Thinking back, this was definitey the best. The family running this are very helpful but as others have said, not too pushy and overwhelmingly bubbly - they don't make you feel like their following your every step :)
They have lovely Portuguese breakfast to cater for every taste from fruit and cheese lovers to the ones with a sweet tooth. The rooms (well, we stayed in one with a kitchen area & all dishes and cutlery provided) are of good size, one of them is tiny but therefore excellent value. The decor is lovely too, imitating the nearby medieval Castelo de Sao Jorge - you are located right next to the wall of this amazing sight. The bathrooms are very clean and nice and the staff do an excellent job in keeping them tidy.
The main thing I loved was the view - you get the same view as from the castle, meaning you can sip a glass of wine in the lovely 3 level terrace garden with fruit-bearing lemon and orange trees while overlooking most of the historic Lisbon and river Tejo - briliant! There are also some nice bars and restaurants nearby to go for night-time drinks, also pastelarias and little shops that cater for locals - you are in the middle of real Portuguese people, not hidden away in the touristy bit of town. I especially loved the Italian neighbour who played the guitar :)
The location is great too, although if you're not fit it's not for you, because you do have to climb on top of the hill after every visit to town. But then again, visiting Lisbon equals climbing stairs!
Nothing bad to say really, it's definitely a true Lisbon experience & can be quite romantic too!

We spent 4 nights at this hotel and it was suprisingly amazing. I hadn't expect too much to avoid the dissapointment :).

The view, the cleanless of the rooms, the bathroom, everything was great. It was on my birthday when we had our first breakfast and it was so great that I could hardly imagine it is not a dream.
The owner was also great and friendly and helpful.
Honestly i didn't care the stairs (it is 4 floor, come on... not so much) but of course I wouldn't recommend people with disabilites.
This house made a very strong effect on our journey so I enjoyed to stay Lisboa so much like any other journeys before.

If you are going to Lisbon and you are able to walk up a hill (or you can afford a taxi/bus) and some stairs then I cannot understand why you would want to stay anywhere else.

Make sure that you ask for a 'River View', it is nothing short of amazing, night and day. You could pay top dollar for a luxury hotel with a restaurant (why you would want to eat in a hotel when in Lisbon is beyond me), internet, TV, pool etc, and end up with a view of a concrete wall and extractor fan. The room would be great but you could be anywhere quite frankly. The views from the Casa do Castelo give you something money simply cannot buy: the daily rhythms of the old town played out before your eyes. Miles better than anything a TV has to offer...

One last point about the location - Lisbon is divided quite sharply between the old and new parts of the city, and a lot of the larger, glitzy, modern hotels are loctated in the newer outskirts - avoid.

The breakfast was great - nice breads, cheese, fresh fruit salad, and the obligatory Portuguese sweet tarts/cakes.

The rooms were clean and tastefully decorated.

The proprietor was helpful and informed.

We wil be back...
