“BEWARE!!!!”
Reviewed 27 January 2015 for a stay in December 2014

Yazade House was an utter sham if not a torturous winter experience! During the coldest two weeks this year due to the Siberian blast, we were left begging for more heat, which was totally out of our control but to have been included as per the rental agreement. We crawled into a damp, cold bed every night during this spell wearing two pairs of pyjamas, a hood, a scarf and socks. And heaven forbid you should have to use the facilities during the night!! One could have hung meat in that bathroom.
We also had to endure the invasion of the ants, which while they were totally evident to anyone entering the apartment, as did the cleaning lady most days, we were never offered any kind of assistance and dealt with this situation ourselves.
After failing to provide a more reasonable level of comfort for us, two seniors, and then to be confronted with a complete breakdown of any heat source in our bedroom and to be told that nothing could be done for four days, we had no other option but to take a hotel room, at our own added expense, as we were both becoming quite ill. What relish when we finally crawled into a dry, warm bed for the first time in weeks! Heavenly bliss!! After experiencing this comfort, we could not endure the thought of a return to Yazade House and it's paucity of basic comfort.
Despite the fact that we had arranged and paid fully in advance for a four months stay, we ended up staying only six weeks due to the intolerable conditions.Twice, we requested a settlement meeting and subsequent full refund for the remainder of the time that we were not going to be there but were told in short order that no refund would be forthcoming. Is this any way to treat your quests and does it indicate the slightest integrity or "Fair Play" treatment of guests? How charming, "Darling"!
PS-proof of our stay is available through our e-mail exchange with the Landlady and a retained copy of the wire transfer for payment.

We rented the one bedroomed apartment to this Canadian couple at a very
reasonable rent, which included electricity, moderate amount of heating,
daily maid service, free wifi, welcome pack and a welcome dinner.
Surprisingly they insisted on taking over the second bedroom, although I
mentioned that hadn't been reserved, and that it wasn't really convenient as
my grand son occasionally came to stay, this fell on deaf years, and it was
quite odd because all they used the room for was to store tablets. All went
well initially, but I began to feel a little concerned, when they expected
the central heating on in December for 9 hours a day, when the temperature
was 67 degrees. I mistakenly presumed, coming from Canada they would be very
hardy and find our Autumn to be very mild, but having now spoken to other
Canadians , they have explained to me, that their homes are very well
insulated and always run with very high temperatures. The other thing that I
didn't realise was that the gentleman rose every morning at 3 am.

By this point we had been having the central heating on for longer hours, at
their request, and for the first five weeks our oil comsumption was more
than their monthly rental by £200 so the situation became untenable. We
explained this to them and hoped they would offer to make a contribution but
nothing was forthcoming.

We did have a problem with the heating on the Friday before they left, and
the technician told us that it could not be fixed until the Monday, so I
offered them gas fires and an electric blanket, but they declined both, so
they were never without some form of heating.

They suggested that they would go to a hotel just for the weekend, but in
fact collected their luggage later, and left without saying goodbye which I
thought rather odd and quite rude.

Anyway, I then received an email from them asking for a full refund, I
explained that I would endeavour to relet the apartment and if successful I
would refund the money, but not otherwise, I felt there expectations were
rather excessive, we had done everything in our power to make them
comfortable, I then received a reply saying that if I didn't give them the
requested refund they would go public on Trip advisor, which is what has
happened.

My last words to them was that the apartment was theirs as per the booking
and they would be very welcome to come back whenever they wished.

“The Yazade Summer House - relaxing and friendly”

We have just returned from 2 weeks stay at the lovely Summer House at Yazade House in Kyrenia. The owners Kay and Cliff are the most caring and considerate couple you would want to meet. From setting foot into their beautiful retreat we felt right at home. The Summer House does exactly what it says and the décor was lovely and so fitted in with the theme of the whole of Yazade House and its surroundings.

A lovely welcome pack on arrival, a comfortable king size bed, all you need in the kitchen for self catering, if you choose to eat in. Plenty of wardrobe and drawer space for 2 persons and loads of coat hangers which I find is always a plus. Air conditioning that worked perfectly for us in the 40 degree heat we encountered on a couple of days. A neat and tidy bathroom again with additional storage space and bath robes each. We loved the outside area of the Summer House whether it was sitting under the Lime, Olive or Lemon trees to get out of the midday sun or just chill out around the pool.

The owners were always cheery and helpful, recommending places to visit and booking of tables and taxis for us as and when needed.

It goes without saying that its a must to stay here if you want a relaxing time in a lovely part of Kyrenia in easy walking distance to the centre for shops, the harbour and some beautiful restaurants. (Don’t forget the owners restaurant No. 14) as well that is a “must do” during your stay.

We will be returning without a doubt thank you both for a lovely lovely holiday.

“We Loved Yazade Houe !”

I've been thinking for several days what to say that hasn't been said before about this wonderful place. I can confirm that all the descriptions and superlatives about Kay, Cliff and Yazade House are absolutely true so I'm going to try and concentrate on factual descriptions.

We decided to stay in the first floor apartment as it has the additional benefit of its own large private shady terrace which looked down over the swimming pool. This was a great spot for breakfast and lunch, we even had a couple of dinners up there, very romantic. The large airy lounge had its own air conditioning unit, two very comfy settees and a large coffee table, although we didn't spend much time inside it was another lovely option if you just wanted somewhere really comfortable to sit. The lounge also incorporated kitchen units and everything that you could possibly need should you want to prepare anything from a snack to a full meal. There are two bedrooms in the apartment but if you are just wanting the one bedroom the second one is locked off and you are charged accordingly, it works perfectly. The master bedroom is perfect, peacefully located at the back of the house. It also has it's own air conditioning unit, is very large with masses of wardrobe space with hangers and plenty of draws and a very comfy king size bed. Finally the en-suite is bright and airy with a large shower unit and sink with vanity unit storage.

Every time I walked down our stairs to the garden and swimming pool below I couldn't help but feel a great inner peace and happiness, the sight before you is hard to appreciate unless you're actually there but just think lemon, pomegranate and fig trees, surrounding the swimming pool with the sounds of nature all around you. Once you step outside the gates of Yazade House you are immediately into the backstreets of the Old Turkish Quarter so you feel part of the local community rather than a tourist. In addition to the excellent No.14 restaurant at Yazade House there are plenty of very good restaurants all within a short walking distance or if you want to venture a little bit further it's very simple, safe and cheap to either get a taxi or dolmus, you're spoilt for choice. For everyday supplies of food, drink and other essentials there are plenty of supermarkets both small and large, butchers, a real old fashioned baker, a pharmacist and anything else you could need all on your doorstep.

Finally, the thing that makes Yazade House so very special is without doubt the people. Kay and Cliff the owners live in the main part of the house. They are very professional and experienced hosts who have just got the formula right. They are there for you with whatever you might need each and every time but never imposing themselves upon you. They are ably assisted by their staff who are equally professional and discreet, it all just happens. The final icing on the cake for us was that the other couple staying in the Summer House during our stay where also lovely.

So folks if you're reading this chances are you're considering North Cyprus as a holiday destination. If you're looking for flash and glitzy with lots of noisy night life please don't go to Yazade House but if you are looking for genuine, authentic quiet relaxation in quality surroundings with superb hosts you will love it.

“Perfect and idilic location”

We had the pleasure of staying with Kay and Cliff at Yazade House for two weeks in August. From the start of the booking process until the day we had to leave and go home, we found Kay and Cliff to be very helpful and extremely hospitable.

Cliff built Yazade House from a ruin (ask Cliff to show you the photos). They have ended up with a beautiful home and superb rental apartments. Yazade House is in the old part of Kyrenia and a perfect location for exploring the old town.

The apartment can sleep up to four but we only needed the main bedroom with the on suite bathroom. The bed was large and very comfortable with plenty of pillows and crisp clean sheets, which are changes regularly. The kitchenette was well equipped with modern appliances and two sofas. Outside is a fresh water swimming pool, which is excellent for cooling down in the heat of August. The pool is shared with the Summerhouse, which is also for rent and sleeps two.

No14 Restaurant, which is set in the grounds of Yazade House, has a varied menu and is always in the top 5 restaurants in Kyrenia. The restaurant guests were never there too late leaving in the evening so never disturb us.

I would recommend Yazade House as it is close to the local shops and the historic harbour.

Kay and Cliff are lovely, considerate hosts and the food they prepare in their restaurant is delicious. The beautifully appointed summer house room, the pretty court yard garden and the swimming pool make a Yazade a cool, calm retreat from which to explore North Cyprus. We loved being there, we felt well looked after and will be back. Highly recommended.

Me and my wife were a little hesitant about arriving at Yazade House after reading their latest review. We aren't members of trip advisor but have always used it to help us choose our holiday accommodation but after having a wonderful week in this gorgeous apartment in stunning surroundings felt the need to write a review to let other future guests know what it's really like. When we arrived we were greeted by a lovely lady who is the owner she was so very welcoming and warm and offered us plenty of info about the area. The apartment is very comfortable indeed and has everything we needed for our chosen self catering holiday. It was spotless and we loved the large bed. It was definitely a bonus to have a lady come daily and tidy our room. We will definitely recommend your beautiful apartment to friends and family. Thank you for a stunning holiday and we will definitely be back.

“What a disppointment.”

I booked this property based on previous reviews and the available photographs. Unfortunately this apartment is not as it appears on the website.
The "all mod cons" mentioned included a kettle, toaster and oven. No TV, no indoor wifi, a small fridge that barely kept food cool and aircon that struggled to work. A washing machine was sealed off so no washing facilities available. What we did get was ants & cockroaches. The first thing I bought was a can of ant spray as the kitchen work surfaces were covered in them. There was also ants in the bedroom and the bathroom. I had to spray every day before we went out to keep them at bay.
The bathroom facilities had white towels that were now a dirty grey colour. The shower itself was also very poor. There was maid service 6 days a week but towels were only changed once.
Our initial query for this apartment was for 3 persons. The apartment sleeps 4 which is why we booked it & accepted the price. However on arrival we were informed that they were not aware of a 3rd person so we needed to be charged an extra £200. This was excessive in my opinion & in the end we paid £150 which I still disagree with. The pretty cottage bedroom furniture that was on the website was not there. The wrought iron bed was replaced with a divan bed, the arm chair was removed. The pictures on the wall were also gone. The pretty lounge blinds were replaced with cheaper white curtains. With nothing quite working properly we decided to cut short our holiday & return home after a week instead of 10 days.

We are really sorry that this family didn’t appreciate Yazade House at all, they didn't spend a minute in the garden and indeed were the first guests ever not to dine at our Bistro 14, which was a shame. They arrived 3 persons after paying for two and only booking the one bedroom apartment, which is clearly stated on the website they had booked from. The couple were pleasant until I mentioned there would be an extra charge for the third guest as they wanted the two bedroom apartment and not the one bedroom apartment they booked and paid for. I said there must have been a misunderstanding and I would compromise and accept £150 extra. This I thought was fair, They retaliated by saying there were ants everywhere, and the air con was not cooling to her standard.
As far as the complaint of the ants are concerned, I had checked the apartment half and hour before they arrived and there were no ants, it is ant season here in Cyprus and unfortunately in all villas and apartments here in Cyprus we suffer with them, its a nuisance and we have to spray everyday, which my housekeeper does, I do feel a few ants in the kitchen and similar amount in the bathroom, and bedroom has been exaggerated, and as for cockroaches the season for these pests had not even began when they were here and there was no mention of this when they were here. Its not unreasonable to accept we are in the Med, and this is something we have to expect and the website clearly states we are situated in a built up area in the Turkish Quarter.
As far as mod cons are concerned, the fridge is cold but when they were here it was 42 degrees so any fridge would struggle to be freezing. As soon as they told me that they were not satisfied with the air con I called the technician who regassed the unit and gave it the thumps up, no other guests had complained about the air con.
I cannot understand why they said a washing machine was not available, we don’t profess to have a washing machine in the apartment, so I am a little bewildered about her comments about the machine being hidden away.
With regard to clean towels for guests we change the bedding bedding and towels every third day, I do believe they asked for extra towels which we provided, the towels are perfectly acceptable, I must admit they are not whiter then white, but they are good quality, we will certainly take the comments on board, and will replace for new.
Also we have changed the double bed in the master bedroom for a king size bed, most people say Wow when they see the bedroom, but my interior design skills are obviously not appreciated by them. I am negligent in as much as I haven’t replaced the pictures but was wanting to achieve a minimalist look, I will hang some pictures to avoid this complaint happening again. With regard to the cream curtains in the living room, I can assure the guests they are not “cheap “ as they quoted in their review, but a very good quality broken window fabric from Turkey, we had several conversations with the gentleman who was charming, and he explained that he had been called back to London on business which often happens, and that was the reason they were leaving.
As I explained to the family they live in Dubai, where everything is new and very polished, I imagine their air conditioning is amazing to deal with the intense heat there, we are not Dubai, we live in the Med and its not always quite as perfect as we would wish.
