“Friendly, pleasant place to stay”

Firstly, we have to say that the friendliness of the staff was a delight. I have never seen a more hands-on, dedicated manager. The Louis Group is lucky to have him, as he is an extremely hard working ambassador. Also, we would like to thank Maria at Reception who was always very helpful & knowledgeable. She gave us some good tips on interesting villages to visit in the Troodos, along with much other good information. In addition, the dining room staff were all very attentive and efficient.
We stayed at the hotel for 10 days, at end Jan-beginning Feb. It was our first time to Cyprus. The area outside the hotel is residential and nothing special. However, once inside the hotel, it has a pleasant, calming feeling and is especially attractive in the evenings, when the pools & fountains outside the eating area are all lit up with multi-coloured lights. As the outdoor pools aren't heated, Jan-Feb is not the time to visit if you like the idea of a daily swim. However, there is a small heated indoor hydropool & a gym to use when the weather outside is unfavourable. There is about a 15 minute walk to the main tourist area, so bear that in mind if you are not able to walk far. But for us, it was great to be set a bit away from the main tourist throng. As far as room placement is concerned, we think it's the luck of the draw a bit. Our balcony was in a recessed position, with a very limited view and hardly any sun except in the early morning; not an ideal location in winter. You should request a balcony that receives afternoon sun, if you plan to spend a lot of your afternoons in your room. Since we hired a car for part of our stay, this wasn't much of an issue for us. We found that our room was not cleaned as thoroughly as we might have expected. Bits of dust & hair seemed to be left on the floors in the corners for days, along with powder & water marks in the bathroom. However, these were minor issues. Overall, we had a lovely stay in a very pleasant hotel. We would DEFINITELY recommend booking half board, as the breakfast & dinner selections, variety, quality & quantity were fantastic! Something for everyone's taste, for sure. As an added touch, if you're booking any early morning excursions which leave the hotel before the breakfast room opens (and you have your breakfast included in your room price), you can arrange for (a very plentiful) breakfast to be delivered to your room the previous evening, at no extra cost, to set you up for your sightseeing day ahead. One last note is that, if you're planning to hire a car, the booking from the hotel reception was very efficient and very inexpensive; so well worth considering. Thank you to Andreas & his team.

Where to start!!

I echo all the comments about the staff – they are simply the best to be found in any hotel on earth in my opinion. I don’t think I can add much more than that

Maybe I should start by saying what it isn’t – in my opinion, I wouldn’t recommend this hotel for anyone who’s looking to dump their kids off at a Kids Club and for the ‘adults’ to go and do their own thing …………. Even that’s a compliment :-D

We stayed here back in December 1999 and all our memories of the place, including Andreas, still hold true today. You get more than just excellent service, you are treated as a long lost friend and there appears to be no end to the lengths the hotel will go to when ensuring everything about your stay is as YOU want it to be – I’m sure they even fixed the weather for the first week in February when we were there!

We found the location to be perfect – just long enough to stretch your legs after your evening meal when going to the harbour and whilst its uphill to the town, even with a couple of kids in tow, this was quite a pleasant walk as well.

I think other people have amply covered the cleanliness, the quality of staff/food etc., so all I would say is, get yourself book and prepare for the holiday of a lifetime

Room Tip: Ask for a hig room overlooking the pool - room 17 has a double balcony!

This hotel has excellent food and the Manager & his team work their sock off in keep the hotel in tip top form.
You need to forget the last review as they only booked room only & not in to tipping , this hotel is fab ! its got everything you need that will not cost you 5 star prices . I have traveled all over the world 5* to no stars , this hotel has the best food i have tasted in years .
The hotel is being updated in a controled manner (its out of season cheap cheap hols remember )
Visit this hotel and enjoy what they offer excellent food & in/outdoor pools & made to feel very special by this hard working manager (Andrew ?) & his team.
I stayed in room 44 10th Feb - 16th Feb .

Well done to the management & team we had an excellent holiday we will be back soon.

We booked this hotel after reading all the wonderful reviews on here. We have previously visited Paphos on many previous occasions, but the hotels we have stayed in before were closed for the winter season.
On arrival we had to park on the street as the hotel does not have a car park, even though Expedia said there was guest parking. No big deal so we unloaded our case and went to check in. The entrance and lobby of the hotel were very nice and we were welcomed by the receptionist and given a glass of orange juice and a Cypriot delight. We were given our room key and a bellhop appeared and loaded our case onto his trolley. Odd as we only had one case, on wheels, and had not been asked if we needed help, but nice touch, we thought. Just as we were about to go to our room the manager appeared and gave us a key to the safe, saying that its not as safe as it used to be and to lock up all valuables! We always do use the room safe, but being told that on arrival could be very unsettling for some. He took us to our room, number 40. Here was the first disappointment. We had a ground floor one bed apartment which was tucked in the back corner. We had requested a high floor when booking and I had also emailed the hotel directly the week before to request one, but both requests had clearly been ignored. Was this because we were only staying for four nights? The bellhop could not work out how to switch the lights on, so my husband did it. He then told us the breakfast times (we were room only) and then hung around, blatantly waiting for a tip! My husband tipped him to get rid, but we were unimpressed. We hadn't even needed his help! We then had a good look at the room. It was ok. A little dated. We had read that the hotel had been renovated, but I think our room had only been half done. The bathroom was new, but there was only a shower (not very powerful), no bath. The rest of the room needed updating. There was very little storage space and the drawer runners and wardrobe runners were not very smooth. To be honest, the room was not up to the standards we were expecting after the rave reviews. There were only 6 channels on the tv, two in English, CNN and, rather randomly, Gold. There was a DVD player, but I feel they should get some more channels.
We decided to explore. The main pool and hydro pool looked very nice, but they were unheated so not usable in feb. the indoor pool was tiny, more a plunge pool, and certainly no good for a proper swim. I think that if a hotel is going to open for the winter season it should have a decent indoor pool, or heat the outside pool. I will say that the sun beds were very comfortable.
That evening we decided to use the free wifi in reception. Except it wasn't working. Reception didn't know when it would be fixed. We couldn't have used the paid wi-if in our room if we had wanted to as the signal didn't work that far down.
The area around the hotel is not great, a 15 minute walk to the sea. There is currently building work next door, which we had not been told about and our room was right next to the work.
That night we discovered the beds were not too comfortable, as they were foam. This is a personal preference though, and we prefer a box spring. It was also very windy and the fence at the side of our room was very creaky.
The information pack in the room was very limited and did not tell us much at all. We were not told that there were beach towels available, for example, we found this out from other guests at the end of our stay.
The room was cleaned daily, beds made and the towels changed. The floor wasn't cleaned though as our feet got grubby as the stay went on.
Our terrace never got the sun, which was a great shame. We loved all the cats though, for me that was the highlight of the hotel.
We love Paphos but will never return to this hotel. I don't understand the other reviews for this place, it's ok for the price we paid but nothing special. I am fully expecting an aggressive response from hotel management regarding my review, looking at other people who have given a less than glowing review. We have previously stayed at the Avanti Holiday Village and that's where we will return to next time.

We are glad that you liked our sunbeds, that you note the daily refreshment of the room , and that our house cats brought you some joy. Additionally we are happy that you appreciated our welcome upon arrival and the help of our bellboy. We apologize however if he gave the impression of waiting for a tip; this is certainly something we frown upon and even though it has not happened before, we promise you that the whole team will be reminded of our policy concerning the matter. As for your request of a high floor by email, we unfortunately never received it, hence the miscommunication. We apologize for this, as well as for the maintenance problems you faced in your allocated room. We would have been more than happy to solve them on the spot had we known but this is not an excuse. Sadly, we disappointed you in other ways as well, like the wifi connection and quality of our cleaning; please rest assured that both of these will be immediately followed up for our improvement.

We must express our surprise at your disapproval of our rooms and especially our new beds; it is a real shame as we have had nothing but positive comments so far. Perhaps our new luxury studios, available from May, would be more suited to your tastes and we hope that you will give us the opportunity to welcome you again in the summer. We would highly appreciate a second chance to impress you, and are certain our outdoor facilities would please you very much as well.

From entering the lobby on our arrival, to our departure ten days later, everything was first class,
the welcome, the atmosphere, the accommodation, the food, but most importantly the staff.
Andreas, the manager, led his excellent team to ensure that everyone had the most enjoyable stay.
Every guest was made to feel very welcome, with nothing too much trouble.

The location was in a nice quiet area, a very pleasant 20 minute stroll to the harbour, passing incredible UNESCO World Heritage sites along the way.

We have no hesitation in giving this hotel a 5 star recommendation, and saying we will most certainly be back

From the moment we stepped into the hotel, we felt the atmosphere, so welcoming and relaxed.
Andreas, the hardest working manager I have known with cheek and a lot of fun, Maria and un- named on reception, waiters, waitresses, cleaners, chefs, porters, a wonderful team. Always courteous, smiling and nothing was too much trouble.
The food was to die for. Buffett style, it was fresh and plentiful at every meal, with a different theme every day for dinner. We were never rushed.
Apartments spacious, clean and supplied with everything you need on holiday. The harbour easily excessible on foot, about 20 minutes.
The best hotel we have ever had the privilege to stay in and we have travelled all over the world.
A wonderful winter break, we will certainly go again.

Before you read this review, let me just say that I think the King Jason, is deserved of our 4 star review, despite some of the negative aspects of our experience, on the whole, it represents good value. It is a comfortable apartment hotel, the beds are some of the most comfortable we have ever slept in. All the staff without exception were fantastic and very helpful.

It took around 2 hours to drive to the Hotel King Jason in Pathos from Larnaca, the directions we followed were provided by Andreas Kyriakou (King Jason manager) which were excellent. Our first impressions of the place were very good, we unloaded our cases and a Bangladeshi lad, put them on a trolley, we booked in at reception and were given a glass of fresh orange juice and the offer of biscuits, which was a nice touch. Then we were taken to our ‘apartment’.
Initially the ‘apartment’ looked alright, but there were a few things that didn’t feel quite right; the smell was one of them. We were tired and hungry so we made our way to the dining room where dinner was being served. It was now 7 pm.

I thought the food which was a buffet, was fine, Anne was a little disappointed. We were introduced to the hotel manager Andrew, who we got on with really well. He was from Burnley and his daughters were at University in Yorkshire, it appeared he knew some of the Cypriot characters we knew, who owned coffee bars in Bradford during the 70’s, so we had a bit of a connection going on.

We returned to the apartment and whilst unpacking, discovered that the room was dirty. There was dirt in the drawers, the kitchenette was greasy; there was evidence of a few weeks spillages under the microwave. The smell? Well that is a little hard to explain, it was a sweet sickly smell, reminiscent of Asian perfume, not a nasty smell, more of a peculiar smell.

T’wife went into disgruntled guest mode, left me in the apartment, and attended at the reception. A short while later she returned with the receptionist a nice man called Dmitry who when confronted with the evidence, apologised profusely and said, “Someone will die!”
His solution was to give us another apartment for the night, give the apartment a clean and we could then have it the following day, T’wife was not impressed.
She again disappeared this time with Dmitry, where she was shown another apartment. This was more acceptable; it appeared, superficially, to be clean and tidy. T’wife put her foot down and explained that if we were to accept the new apartment then we would not be moving back to the other room.
T’wifereturned with the receptionist and the Bangladeshi lad, and we moved to the second apartment.
We were left to our own devices, and we took a few moments to have a closer look at our accommodation. This was much cleaner than the other, but it was far from the standard of cleanliness that T’wife would expect, or me for that matter. There were ants in the bathroom and every ledge, window sill, ornament and shade were covered in a thick layer of dust. T’wife who suffers asthma was not impressed. “You said that this hotel was highly rated on Trip Advisor?”
What could I say?
I promised that we would give the place a good clean. We decided to stick with this room, there was nothing more we could do this evening, but go to bed, as we were shattered. Sleep did not come easy. Our body clocks were still on English time, so we were in bed two hours earlier than we would ordinarily be. We would unpack after we had cleaned the room the following day.
We awoke to glorious sunshine, which was flooding through a crack in the blackout curtains.
We attended breakfast, which was a veritable feast, a chef is available to cook your eggs in every imaginable way and there was such a mind boggling selection. I have a full English, but promise myself, this is a first day treat, as I put on weight, when I so much as look at a sausage.
I am asked by Andrew (the manager) and Maria (another receptionist) if the room is OK? I ask if there is any possibility of paying more for a better standard of room, perhaps the Bridle Suite. They laugh! They have studios and apartments, “and you wouldn’t want a studio”. Andrew explained that the smell inthe original room was a new air freshener the cleaners were trying, he agreed, that it was not appropriate and would be changing it.
Now, I know that there are those of you who will be thinking, why stay there? Why not tell them that the apartment is not up to your standards and get them to clean it properly?
On getting the second apartment we just thought that perhaps the standards of cleaning throughout the place were not up to scratch, and we felt we may as well clean the room ourselves and get it to our standard of cleanliness, then keep on top of it. As for leaving the place despite everything, it is a really nice hotel and we liked it!.
We visited Lidl supermarket in Pathos to buy cloths, dusters, bleach as well as beer, wine fruit and snacks. We got to see the sea for the first time through the Lidl shop windows, holiday heaven!
On returning to the room we gave it a really good clean, it took the two of us 4 hours.
Dinner in the evening was Asian themed and we were both impressed by the quality, maybe we were too tired to appreciate the food the previous evening. We are finding that having a drink each meal time at hotel prices may become a little pricey over the course of 4 weeks we will have to be a little more discerning
The immediate vicinity around our hotel is a residential area. A short walk away and on the way to upper Pafos is the Russian quarter, which is a little run down, the shops reflect this, with second hand clothes shops and small supermarkets, we see some evidence of middle aged men (Russians) being drunk. Although we never felt intimidated or under any threat at any time during our 4 week stay.
I should also mention that although we did not get off to a good start, that having settled down, we really did like it at the King Jason. That is despite the fact that, we did our own initial clean of the apartment. The hotel is being extensively renovated and extended, so we also lived alongside a building site, which probably explains the amount of dust we found everywhere. The hotels location also left a great deal to be desired. We didn't like the numerous cats that were allowed free reign over the hotel, lounging in the guests chairs and furniture.
However, having said that, the staff are so friendly and accommodating, the manager Andreas, is a personable individual who takes service very seriously. He also takes everything to heart and you can feel his stress, as the builders seem to do all in their power to destroy his hotel. They also went on strike, putting Andrew under more stress.
The food here is exceptional and although it is on a weekly cycle, there is enough variety, so as not to duplicate ones choice unless one wants to. We got on well with everybody, especially the cleaning staff, who insisted on changing our bedding almost every day.
The reception, lobby and dining rooms are in the main building and are stunning rooms, very elegantly dressed (although whilst there, the elegant stone coloured lamps in the lobby were replaced with garish purple ones? very odd!). You go through the main building to get to the apartments and studio rooms, which are in two blocks that run from each side of the main building. They all face in toward an area, which contains a large (unheated) swimming pool. Each apartment and studio, has a balcony or terrace which look out onto the pool. There is also a very swish, hydro spa (unheated), but will remain mostly redundant until the better weather arrives. The gym is a dusty basement, with archaic exercise paraphernalia, but it did for me.
The best rooms I would say are the ones on the first or second floors in the east wing (left side looking out of the dining room), certainly off season, as they get the late afternoon sunshine. Also in summer (on the first and second floors) you’ll be more inclined to leave a window or patio door open, during the night as you sleep as you would feel more secure.
Our apartment in the west wing (right side looking out of the dining room), comprised of an open plan kitchen, dining, sitting room, separate bedroom, and shower room / toilet. The sun shone on our terrace first thing in the morning. There are two sets of patio doors.
The building site was on the other side of our apartment from the pool area, so although we didn’t look out onto it, we had to pass it whenever we entered or left the apartment.
The development (building site) is expected to be completed in April, with a number of Studios being added to the King Jason’s portfolio.
Surprisingly, we would most probably stay here again and would recommend others to stay here. There are better situated and rated hotels in Pafos, but you will be expected to pay a premium for them.
