We stayed here two nights while visiting Monaco. The room was tiny as was the bath. Everything seemed fairly clean, but the sheets were stained, making it seems much dirtier than it probably was. The pillows were very flat and lumpy as well. There is no air-conditioning and no elevator. They do plan to install air conditioning next year. In the meanwhile, there is a ceiling fan installed above the bed. Honestly, this was adequate to keep us cool, but I'm not sure that it would be later in the summer. Wi-fi access costs 1 Euro for 24 hours. It is well-located with a small market just down the street daily. Breakfast was a yogurt and three types of bread.
Budget accommodations are difficult to find in Monaco, but I'd recommend you continue to look elsewhere.

The location of this property was the deciding factor for us for our visit to Monaco. Literally in the heart of La Condamine area, which is adjacent to Monaco-Ville (old city) and the heart of Monte-Carlo. Several restaurants, coffee shops, bars, etc.etc within a block.
Major bus hub for literally every Monaco bus line is less than 100 yards away, including express bus from/to Nice airport.
On a quiet, safe side street right at Place D'Armes. Due to steep hillside, overall, Monaco is difficult to walk, but the location of the hotel is a very easy walk to the port, or the shopping, or the exciting Palace area. The main train station has an underground walkway the brings you within 2 blocks of the hotel. While the location, and price, are very positive features, it is quite spartan. No elevator, although only 4 floors, the rooms are very small with tiny ( but adequate) bathrooms and showers. Cable TV offers only 1 English channel most of the time. Clean and safe. Overall a comfortable environment. The sights and sound of Monaco overwhelm the negatives, especially the Old City Palace area and oceangraphic/history/exotic garden museums

Room Tip: No elevator....stay low if heavy luggage.

We were very pleased with our stay at Hotel de France. The location was very convenient to walk to from the Place de Arms stop on the express bus coming from the Nice airport. Hotel de France is clean and basic. Note, however, that there is no lift! So you'll need to carry your luggage up one to four floors.

The bathroom and shower in the three bed room was very small. If you're a large person this may not work for you. To get a more normal size bathroom get the one or two bed room.

Although the walls are not soundproof, the only thing we ever heard were our neighbors opening and closing the door. We never heard talking or music coming from other rooms. That might be due to people being quiet on purpose. I'm pretty sure a noisy neighbor would be easily heard.

Breakfast was nice. Tasty for what it was but not extensive.

All of the employees were great! They all spoke English and were always helpful with maps and tips.

There were plenty of places to eat at within walking distance and at all price ranges. There is also a farmer's market every weekday morning just across the street. Nice!

The train is a bit of a walk but we found it easy. I'm guessing it was about eight blocks away. There are several bus stops just two blocks away. Just about every line that runs in Monaco has a bus stop nearby.

Also, travelling to the Nice airport is very easy. The express bus stop is also just two blocks away. We used this both to and from the airport and it was cheap, easy and dependable.

We would definitely stay at Hotel de France if we ever return to Monaco one day.

the hotel didn't have elevator and is very hard to carry the luggage to 3rd floor, do not have air condition. The bathroom is just 1 m2 with shower and toilett combined and for this I paid 98 euros without breakfast for 2 persons. But hey! this is monaco. If you wanna stay in it this is the cheapest option you can get. So don't expect to many thing except its location

Easy to get to/from bus, train or boat.
Close walk to hill with palace. Super close to port. Walkable to Monte Carlo (Monaco is completely safe to walk - even at night.)
Located on a very well-kept street w/o cars, at least on weekend.

The price is great, but I would suggest you look elsewhere. The rooms are in poor condition, and the place in general gave us the creeps. We did not stay the night (eating our reservation), opting to find a more secure hotel.
