After returning from our 4-day trip to Vienna, we find ourselves talking as much about the city (which we loved) as about the Hollmann Beletage, which contributed greatly to our overall enjoyment. The establishment itself offers exactly what it promises: a feeling of staying at your own classy private place. This is enhanced by the fact that, before you reach the actual hotel premises, you enter through a normal apartment building entrance, as if you were a resident of Vienna. But once you go through the Hollmann Beletage's hallway with its two bicycles available to guests, you enter another world. The decor is fantastic, the atmosphere serene. Because this is not a big, tourist hotel, the lounge -- with its fireplace, newspapers, common-use laptop and printer etc.-- is a quiet place where you can sit and plan your day as you would in your own living room (do look out for the one English-language newspaper, though, the others are German, plus one Italian). The fact that, aside from the sauna, there was only one treadmill (with own TV screen) reinforces the feeling that this place caters to individuals, not crowds. We did not have time to spare to watch the "Third Man" in the tiny cinema, nor for the various table games offered in the play room but just the idea that they were there added to the unique experience. We had read in Trip Advisor that the breakfast was fantastic -- oh, yes, it was! In four days we were served three variations of it, with first and second courses, a basketful of breads and croissants, in addition to the small but substantial buffet (cereals, marmelades, honey) and a freshly baked sweet everyday. We stayed in the 25 sq.m. room no. 25: Generally it was very comfortable. It lacked for nothing except perhaps a drawer in the desk to keep our pencils, batteries and bric-a-brac in place. Small minuses: for us at least, the down pillows were too soft -- our heads would sink in almost to the level of the mattress, but we did not think it was serious enough to ask to the reception for something else. Also, the TV channels were obviously chosen with the German-speaking traveller in mind and did not offer much in terms of entertainment for English-speaking people: there were many German-language channels showing German-dubbed films, Italian channels, also CNN and BBC, the latter however, did not show films or series, at least at the times we turned the TV on. The big-tubed heating unit, with built-in hanging hooks was very handy for drying towels.
The hotel location is excellent. There are many small, moderately priced-restaurants serving all kinds of Viennese and other ethnic food very close to the hotel. Except for Schoenbrunn, the majority of places of interest (Stefansplatz, Kaertner Strasse and the Graben, Hofburg, the Opera, the National Library, the classic cafes, and further away the Kunsthistorisches Museum and Museum Quartier etc.) were minutes away on foot and we actually had to take the bus only once.
The staff were very professional, helpful and friendly. A problem with our room's window lock was immediately looked into and fixed. When we complained that we could not find an English-language newspaper amid those offered in the lounge, they quickly alerted us when it became available. Though breakfast may be served in your room if you wish, there is no room service offered and also there is no one at the reception after a certain hour, so a degree of planning ahead and being self-sufficient is perhaps needed, but for us this was not a problem, there are so many other pluses to keep one happy, including the small backyard garden which again, enhanced the feeling of privacy. Since we had not brought our own notebooks, we especially appreciated the lounge laptop which allowed us to check the weather (there was heavy snowing during our stay) and also reserve our airline seats and check-in on line.
In other words: Our stay at the Hollmann Beletage was a pleasure through and through.

Conveniently located (though in the middle of a non appealing shopping area), the Hollmann Beletage gets a lot of good points but for its non existing atmosphere. Our room was the smallest one and was ok but not that nice as you could have expected from their Internet site (we paid an average of 140/150 tax incl. per night). Bed and pillows could have been better, but it is only a boutique hotel. View on the courtyard, not that fantastic to get a feeling of the city. Design ok though not surprising, and you have to fancy orange.
Our main critic is definitely that you can feel very, very lonely, even for a boutique hotel : It is quiet, too quiet.
On the other side outstanding breakfast.

We are sorry to hear that the vast choice of all kinds of shops and boutiques in the surrounding did not meet your expectations...for the next time we could recommend you some of our "insider" shopping secrets...
The room mentioned is a double room "M", for medium, which is indeed our "smallest" and "cheapest" room - with a size of 22sqm. Unfortunately we obviously did not communicate our pillow "menu" properly enough. We do offer a choice between down pillows, anti allergic pillows and even orthopaedic neck pillows.
Concerning the atmosphere at Hollmann Beletage: yes indeed, it is quiet. Relaxation is part of our concept, but we can surely recommend lively places to go out nearby...

This is one of the best boutique hotels, not only in Vienna but in all cities. It scores very well in all aspect important to make a city weekend pleasurable. Very nice and welcoming reception. You get a small guide book with the major sights and shopping areas described and even a handwritten weather forecast for the period you're staying. The common areas feel like a living room and there is a Apple laptop available for guests. The breakfast is prepared by a chef a la minute from a wide-ranging menu that is changing from day to day.

A true gem of a boutique property combining the best of what any traveler would want - a large, spotlessly clean, well-lit, functioning room, professional staff, outstanding quiet location, a sumptuous breakfast (yes, you can believe all the raves from previous reviewers) and free, 5-bar strength WiFi.

What makes the place distinctive is the modern/funky decor and its exclusive atmosphere. The employees at reception and in the breakfast room were effusive in their desire to satisfy any request. Impressive.

The hotel website is excellent.

As someone who is the quintessential road warrior, I found the Beletage to be a refreshing change from formula lodging and cookie-cutter accommodation.

This is a small boutique hotel with a very good location for seeing Vienna, particularly everything within the Ringstrasse. It is a 2 minute walk to St. Stephen's cathedral and the U-3 line, 10 minutes walk to the Opera, 2 minutes walk to the Trams that circle the old city, 20 minute (about 30 Euro) taxi to the airport. The hotel itself is very cool - the entrance is funky and almost hidden; the decor is very modern, theme of black & orange & wood. The service is not formal, like at a big chain hotel (& you there is no one to tip, no requirement to pay for internet or 5 euros for a mediocre coffee); it is very casual and very friendly - from the blackboard outside your room that says "Welcome Mr. & Mrs. --------" to the honour system bar in the sitting room to the breakfast room staff, who made wonderful breakfast the first morning and excellent to-go Cappuccino's and a box breakfast when we left the next day for the airport earlier than breakfast was normally served. There are good, accurate pictures of the hotel and various rooms on the internet site. Our room was larger (particularly the bathroom) than we expected, given our expectation of an old city European hotel (we had a Residenz-L room). The room was quiet, facing onto the 1st floor courtyard; the hotel itself is on a very quiet side street, so I don't think any rooms would have excessive road noise. Also, free easy-to-connect in-room cable internet, wireless anywhere in hotel and a notebook with free internet always available in the bar/library. No dislikes.

This unique hotel is nestled so well within the Vienna city that it is so close to EVERYTHING. The hotel itself is unique, comfortable and very stylish. It was the one of the best boutique hotel I've stayed in, and I am glad that I stayed here and not at Hilton or any other big chain hotels. My colleagues also stayed here and they absolutely loved it! Definitely recomomendable if going to Vienna.

I spent 2 nights at Hollmann Beletage on a Business/leisure purpose. Discovering Vienna was a real pleasure: the hotel is right in the heart of the city center, every downtown attraction is at walking distance. The Hollmann Beletage is a real gem, the design is astonishing in a very refined taste, everything seems to have been thought very precisely, but nothing too obvious. Breakfast (included in room rate) is typically Austrian, and the main course changes everyday (coffee is one of the best I've ever had). Very polite and helpful staff, especially the young lady we checked in with (Katrina). Don't search further for your stay in Vienna, this hotel is THE one...
