I am currently at the guesthouse for a weekend break with my wife.

The room is spacious, a family room for just the two of us.

The owner Felicity as made us really welcome. The room is excellent . It has a great view of the pier and the carpet gardens.

This weekend there is the European Market. What a surprise to see so many stalls here.

The breakfast fantastic made fresh each day. My wife thought the presentation of the food was great and she has a guten free diet as was given the food she needs.

Plenty to do in the town, lots of sales and the restaurants , each meal was in a different one. Try tres amigo in terminus road. Four tapas for the price of three.

The dotto train and the big red tour bus starts from the pier and the number 13 and 12 to beachy head and Brighton also, just a short walk from the guesthouse.

I would highly recommend Familylodge to anyone who wants a quiet break or who wants to do the fully monty.

There facilities are great, free wifi, freesat , DVD player and video player in the room. A good range of DVDs ad videos to watch. There are games for te children if you have any.

+ very friendly welcome, feeling of home when you're greeted with you first name every morning!
+ nice, comfortable, bright rooms
+ located very close to the Eastbourne pier and the city centre (have dinner on Terminus road)
+ take bus no 12 to seven sisters and walk along seaford head to seaford
+ or stay on the bus to brighton and spend your day there

o no fixed parking lot, but you always find a place to park in the near (you get vouchers for parking)
o bathroom quite small, but thats absolutely no problem

Family Lodge is definitely worth a visit!! We really enjoyed our stay!

My partner and I stayed at Familylodge in October 2011. We were given Room 3, which was a fabulously light and airy room with beautiful balcony and bay window which looks out onto Eastbourne pier and prom. You could really soak up the seaside sitting on the balcony drinking your coffee in the morning looking out to sea. Fellicity our hostess couldn't have made us feel more welcome from arrival till departure. Nothing was too much trouble. This is a beautiful Victorian house decorated in lovely light colours with lots of fascinating pictures on the walls collected from Felicity's travels abroad and her links to Scotland. Our room was most spacious, bed very comfortable, ensuite bathroom, tall ceilings, tea/coffee tray with extra nibbles. Breakfast was a great idea - vouchers to choose from the breakfast menu to eat at a nearby cafe - definitely beats having to make polite conversation first thing in the morning to complete strangers as usually happens. Can't think of anything else we might have needed. It's also ideally placed for great choice of places to eat. This was my first time in Eastbourne and I'll definitely be back, especially to familylodge. Adrian

Room Tip: The rooms at the front of the house have the beautiful view of the pier, prom and sea.

this was such a relaxed stay in a perfect location. The sea is literally across the road and around the corner are a fantastic selection of eateries and cafes. Our room was just perfect and decorated in uplifting pastels with light pine furniture. We had tv&dvd and free internet access as well as tea&coffee&biscuits. Lovely touches such as soft dressing gowns and towelling slippers really made it easy to unwind and the complimentary shampoos and soaps were another treat in store for us! We would highly recommend this special find!

We stayed here for two nights to attend a family wedding in Eastbourne and I don't think we could have chosen a better place to stay and certainly not in terms of value for money and convenience .

Our room was quiet, very comfortable and warm despite the weather outside, with an ensuite toilet and shower and bags of hot water. The owners were very welcoming and obliging and gave us very good recommendations for places to eat nearby. The English breakfast which was served promptly was very ample with a wide choice and they even offered me extra sausages to combat the weather! There were also tea making facilities and biscuits available in the room.

The location of the guest house very central, just a few yards from the Pier and seafront it is one of a row of very attractive Victorian houses. The famous Carpet Gardens were only a couple of minutes walk away and we will certainly return to view them and the other Eastbourne attractions in the summer, now that we have found how pleasant the town is.

The railway station with its frequent services to Gatwick is also very convenient.
