We have just come back from a lovely one night stay at breakers. We had a bright clean room overlooking the downs and slept really well.Breakfast was very good with a sea view and we look forward to returning soon x

My wife and I stayed for 4 nights and had a most enjoyable and comfortable stay. Mark greeted us on arrival and showed us our room - the family room was the only one available at the time. This room is perfectly equipped for either a couple or a family and despite being at the front of the Guest House, was lovely and peaceful. Mark and Christine work as a great team and breakfast was a tasty delight, with local produce a tasty bonus. The location is perfect to explore Eastbourne or to escape quickly from the town to explore the delights of East Sussex. Highly recommended and we would be glad to return.

We stayed at Breakers for two nights and absolutely loved it. The entire house was exceptionally beautiful and clean. Our room (room 6) was enormous with large windows and a balcony overlooking the sea. We really liked the extra touches - a bottle of water, tea/coffee, biscuits, a heated towel rail and radiators in the room that you could adjust to get the temperature just to your liking. I also have to mention the shower - incredible pressure and instant hot water!

The breakfast was wonderful - we stuck with cereal, fruit and toast. There was plenty of everything and it was beautifully presented.

The host is wonderful - very helpful with tips on getting about Eastbourne and Brighton and when we had breakfast he was there to give you everything you wanted.

The location of the guest house is excellent - a 10 minute walk along the sea front to the Pier and about the same to both the Brighton & Hove Coaster bus stop and the Hop-on Hop-off bus. There is a small supermarket just around the corner. There are also loads of restaurants around.

We'll definitely be back to stay hopefully soon and highly recommend it.

Stayed 2 nights at Breakers last weekend and have to say it's one of the best we've stayed in. Very clean and comfortable room and amazingly comfortable bed. Was great to be able to look out over the sea ~ shame weather not good enough to make the most of the balcony!
Will definitely be back and would highly recommend this B&B.

My wife & I arrived along with two friends for a three night stay to a warm welcome from Christine & Mark. Mark showed us to our standard double on the second floor. The room, whilst not oversized was well furnished & spotlessly clean - the biscuits on the hostess tray alone were worth the stay. The small en-suite was equally spotless with copious amounts of hot water at all times. The room (number 6) faced the back of the house & overlooked the adjoining terrace houses. In the distance we could see the Sussex Downs. A benefit of this room is that whilst it does not have a balcony it does catch afternoon sun & we were not disturbed by the traffic - only the seagulls!.
The breakfast room is a lovely well appointed room & the breakfast met all our expectations in as much as the 'Full English' was freshly cooked by Christine & served with a warm smile by Mark.
A further benefit of Breakers is the front conservatory which we used to drink our aperitif before venturing down town for our evening meal. Again, Christine & Mark could not have been more helpful, chilling the white wine for us & supplying us with glasses.
I'm sure many of the other b&bs along Royal Parade would be equally inviting, bit C&M are working very hard to create a good value for money stay - well worth a visit.

Room Tip: As said, room 6 is very quite - if that's what you want & don't mind the two flights of...

Stayed 3 nights at this excellent B&B while we walked some of the South Downs. The rooms were spotless and and towels and bed linen were high quality. Breakfast was superb with plenty of choice for everyone. We will certainly recommend this great B&B to our friends.

You guys have got it spot-on!! Thanks for a perfect stay. Room spotless, lovely welcome as always, breakfast superb. I have been going to Eastbourne for years and this is by far the best B and B in town. Well done chaps and thanks again!!
