“An excellent house in an excellent location”

I was quite nervous about booking The Piazza Town House, because at the time of booking there were no reviews. However I needn't have worried as we enjoyed a very comfortable week stay here in early August.

The house, spread out over 4 floors was nicely presented and very clean. Plenty of cutlery, crockery and glasses in the ground floor kitchen. It also has a large fridge/freezer, washing machine and dishwasher and a small breakfast bar with stools for 3. Dishwasher tablets were provided, and we found some washing liquid, although apparently this is not normally provided. The kitchen has a door that leads out onto a small terrace with a table and chairs that gets the sun in the afternoons.

The lounge and dining area on the 1st floor was very comfortable with lots of armchairs and sofas, as well as a dining table with 6 chairs. Sky TV and the DVD player was a big hit with the children. Not all Sky channels are available, but a lot more than you get on a Freeview box. WiFi speed OK, about 11 mbits/second for those who need to know. There is a balcony outside the lounge area with 2 chairs and a table and also a roof terrace on the top floor.

The house is in a gated development. The main entrance gates are not locked. However access to the waterside paths from The Piazza requires the use of an additional key provided. There is no access to the waterside path from the rear terrace that backs on to the path.

A bottle of wine and chocolates on arrival was a nice touch. Also plenty of soap, kitchen towels and loo paper was provided. There were some small hand towels, but only 4 large towels and no bath/shower mats, so bringing a few extra towels would be a good idea. Beds were very comfortable. 2 double rooms on the 1st floor, one with 2 single beds, the other with a double, and a double in the top floor bedroom. Effectively there is a bathroom for each bedroom, 2 being ensuite, the other separate. An additional shower room and WC on the ground floor was rarely used. There is a garage, but you do not have access to it. But there is space for 2 cars in the driveway directly outside as well as some visitor parking.

The house is within a 5-10 minute walk of a range of restaurants serving Thai, Indian, Italian, Mediterranean and American food as well as a Harvester serving more traditional English fayre. This area is known as The Waterfront. There is also a takeaway fish and chip shop and several small bars and cafes. We visited most of them during our stay and found them all to be good. At least 2 of them offer breakfast. There is plenty of choice for lunch and dinner.

About 5 minutes walk further on is a retail park including a large Asda supermarket, Boots, Next, Matalan, TK Max, Harveys, Frankie and Bennys and other stores. There is also a Cineworld cinema. The retail park also has a large car park and is just a short drive away from the house if you don't want to walk it.

Sovereign Harbour itself is fully wheelchair accessible apart from crossing over the lock gates. It was also surprisingly quiet considering it was high season. We enjoyed many pleasant walks along the harbour paths which are well lit at night time and quite safe. There is a pebble beach within 5-10 minutes walk over the lock gates. There are better beaches in Eastbourne itself, but on the other hand this beach is not ever going to be crowded and it avoids trekking into Eastbourne itself if all you want to do is sit and take in the sea air and watch the world go by. Probably not suitable for children to swim in, as the beach shelves quite steeply and there is no lifeguard or other beach facilities.

Eastbourne town centre is about a 10 minute drive or about 50 minutes walk along the sea front. In the summer months there is the "Dotto train" which you can catch from behind the The Waterfrot at Sovereign Harbour. It is well worth the cost if you want a good view of the sea as it avoids most of the main roads and travels mostly along the promenade which is not open to other vehicles.

There were a few things in the house that confused us. We ran out of hot water and found that the programmer/timer for the heating didn't work. We eventually worked out that the immersion switch underneath which initially was off provided an alternative way of providing hot water. It would be useful to include this point in the excellent guide provided or put a label on the switch. Also the top floor bedroom includes a remote switch for the combined ceiling fan and light. We had some issues getting this to work properly, and some notes on how to use it would have helped as it wasn't intuitive. A second set of keys would have also been useful as there were occasions when we were out in separate groups and it required some additional planning to ensure that the first person home had the house keys. A contact phone number in case of emergency would have been welcome. Not sure what we would have done if we locked ourselves out of the house for example. These are all minor issues but would I'm sure improve the experience still further.

It could be worth packing an extension lead or two. Although there is not a shortage of sockets, we found a few of them weren't placed conveniently.

Overall, this is an excellent house in an excellent location, with all that you could need for a great family holiday. We found Chris, the owner, to be very helpful and responsive to our enquiries.
