We were made very welcome at this lovely B & B with very good breakfasts freshly cooked and with plenty of choice. Our daughter visited while we were there and our son and his family came too and we were all made very welcome. There is a very pleasant lounge with a large TV and tea and coffee making facilities. The bed was very comfortable, clean and the bonus was the windows opened. Plenty of eating places not far from the hotel and the Ice Cream parlour is just down the road and well worth a visit as everything was good in there too. Would recommend this hotel especially if you are going to the winter gardens or the Congress Centre. Thank you for a lovely weekend.

In a quiet road 5 minute walk from sea front . We had a first floor front room twin beds which was a good size with en-suite facilities large shower.
The dinning room is in the basement but has large windows so plenty of light.
The freshly cooked breakfast to order ,was wonderful with a good choice of fruit, cereal , yoghurt , breads , fruit juice ,cold meat and cheese.
The owners are friendly and very helpful willing to help if needed.
The only down side is the steps up to the front door and they do not have a lift inside to get to bed rooms, so would not be suitable for wheelchairs, but I use a walking stick and managed by taking my time.

Room tip: Can see the sea from front room windows.

I've stayed here on a number of occasions and it has always exceeded expectation. The owners are friendly and go far beyond the call of duty (offering very early breakfast for a friend running the Brighton Marathon). Very good value, great location and delicious breakfast with attentive hosts. Stay here if you're in Eastbourne!

We arrived the day after my partner broke his shoulder and when we were greeted we were given so much help. The bed was very comfortable if not for John with his shoulder. The breakfast was lovely and John even had his cut up for him! Would definitely stay again!

If you are attending anything at the Winter Gardens/Congress theatre then this hotel is ideally situated - just a short walk - and very close to the sea too! My requirements from a B&B tend to be fairly simple - a decent bed, and a decent breakfast - and the Arden delivers well on those - with a great choice of options at Breakfast. These days, WiFi is quite important too - and I found even on the third floor I could even watch the Iplayer on the bbc site if I needed to - so no faults there (in fact, there were a choice of two connections I could use, so plus marks again). My room wasn't en-suite, but I had a private bathroom on the landing - not an issue for me, but some may wish to be aware. Also, as mentioned, I was on the third floor (single room) - for me not an issue, but if you have problems with stairs you may want to bear it in mind when booking. NOT a criticism of the Arden, simply a point for consideration if it is something that may affect you. TV is freesat, which gave a good choice of channels, though I didn't use it much, again others may find this useful to know. There is a small amount of parking (free) behind the hotel, but you can also purchase on street vouchers for £1 per day which allow parking in bays marked with an H so this could well be a good option if you want to move around by car during the day - or just want the convenience of parking near the front door of the hotel.

Room tip: if mobility is an issue, mention when booking as there are lots of stairs to the third floor!

Excellent room, smallish but extremely neat and clean. Found this room using the local tourist office in Eastbourne. The hosts, Ray and Tracey, are extremely helpful and pleasant hosts. Nothing is too much to ask of them. Hotel is located within 1 block of the seafront. Remarkably filling breakfast with a huge choice of options. All presented freshly made and with a smile. A very lucky find, for us.

Room tip: En suite matters to us, not all small facilities have that. Comfortably situated in a welcoming neighbourhood.
