A conveniently located family run guest house, a five minute walk to the shops or sea front. We stayed in the family room which was on the top floor of five, so a bit of a hike. (No lift) the beds were reasonably comfy, good decor and warm. The breakfast was of a good standard. About the only negative comment I can make was the free wifi didn't work nor did any of the tv's!
Overall though excellent value for money.

Pros: Lovely big breakfast. Attentive hosts. Great location. Ability to book in early. Use of small carpark at the back. Tea and coffee in the room. Free wifi. TV

Cons: Room 3. No toiletries except hand soap - a small bar of soap for the shower would have been good! The bathroom door was warped and therefore wouldn't shut at all - leaving a clear gap. Breakfast between 8.30 - 9.30 is quite limiting if you need to get up early. Room was quite small and overlooked the building works going on in the carpark.

Room was very nice. We had the larger front room on the first floor which was nicely decorated and spacious. The residents' lounge is very comfortable and has help yourself tea and coffee available. The breakfast is good with a variety of fresh fruit and a good selection of cereals to start with before the tasty cooked English breakfast. The owners were extremely helpful and did everything they could to make our stay enjoyable - often going the 'extra mile' for us.

Room tip: Talk with the owners about your preferences to make sure you get the best room. They all have different pros and cons.

Had room 7 on 2nd floor. Bed was comfortable, room dated. Could not get to taps without getting into bath first because of screen not opening. Water pressure very bad for shower, and no hot water overnight! Damp smell in room, had to wash all clothes on return.
Breakfast was good.

Nice size room and bathroom. Comfortable bed. Good double glazing.
Great choice of breakfasts with fresh soft fruits included.
Large guest lounge with dvds and books available.
Everything kept to high standard of cleanliness.
The owners are friendly and helpful.
Situated just off the sea front near the Band Stand.

We were made very welcome at this lovely B & B with very good breakfasts freshly cooked and with plenty of choice. Our daughter visited while we were there and our son and his family came too and we were all made very welcome. There is a very pleasant lounge with a large TV and tea and coffee making facilities. The bed was very comfortable, clean and the bonus was the windows opened. Plenty of eating places not far from the hotel and the Ice Cream parlour is just down the road and well worth a visit as everything was good in there too. Would recommend this hotel especially if you are going to the winter gardens or the Congress Centre. Thank you for a lovely weekend.

Room tip: The front of house has a better view but all rooms about the same but you need to be able to cope with stairs.
