Had a lovely 2 night stay 21st and 22nd January 2017. The room was in the front of the hotel with an oblique sea view and a spacious en suite shower room.. Bed was very comfortable and the breakfast was excellent--including fresh fruit and a freshly-cooked breakfast and a special of scrambled egg and smoked salmon. Atmosphere was warm and inviting. Tracy and Ray could not have been more helpful. Thoroughly recommend.

This is an excellent B+B, a proper traditional English seaside hotel. I was unfortunately only staying for one night on business, but would have loved to have stayed longer. The location is perfect, the building and the street are lovely (100 yards from the seafront), and there is parking. The welcome is great, the hosts really look after you. I was not only shown around the hotel but also given a map of the area and restaurant recommendations. The room was well-appointed and very comfortable. I needed to be away early in the morning, so a lovely breakfast was served up 45 minutes early, which was very much appreciated. Highly recommend this hotel for solo business travellers and for those on a break. Wish I could have stayed longer!

This accomodation was suppose to be a four star establishment,it fell below this.Our double room on first floor,headboard of bed dusty mattress well worn,squeaked when you turned over,Back of television had blanket of dust on it & around plug area, toilet seat dirty in hinged area,plus too small for the toilet, cup stains on wooden furniture, ripped duvet cover the view from the only window was overlooking four hotels being renevated scaffolds lorries etc constantly.Our room lock was inadequate,we felt we could not leave any valuables in the room,the only good thing about our stay was tracey was a good host & breakfast was good,except for sticky tabletops as no tableclothes as advertised. we usually stay in 2/3 star places so wanted to upgrade this time,very let down by the room which we feel spoilt.. our short stay, we would like to point out that this is an honest review, we have photos to prove this.we were told by the hospitality assoc. that this is not a four star hotel & that the owners could keep the plaque that said so.Isn,"t that bad representation?

Room tip: you would have to speak with tracey/ray about this.

A conveniently located family run guest house, a five minute walk to the shops or sea front. We stayed in the family room which was on the top floor of five, so a bit of a hike. (No lift) the beds were reasonably comfy, good decor and warm. The breakfast was of a good standard. About the only negative comment I can make was the free wifi didn't work nor did any of the tv's!
Overall though excellent value for money.

Pros: Lovely big breakfast. Attentive hosts. Great location. Ability to book in early. Use of small carpark at the back. Tea and coffee in the room. Free wifi. TV

Cons: Room 3. No toiletries except hand soap - a small bar of soap for the shower would have been good! The bathroom door was warped and therefore wouldn't shut at all - leaving a clear gap. Breakfast between 8.30 - 9.30 is quite limiting if you need to get up early. Room was quite small and overlooked the building works going on in the carpark.

Room was very nice. We had the larger front room on the first floor which was nicely decorated and spacious. The residents' lounge is very comfortable and has help yourself tea and coffee available. The breakfast is good with a variety of fresh fruit and a good selection of cereals to start with before the tasty cooked English breakfast. The owners were extremely helpful and did everything they could to make our stay enjoyable - often going the 'extra mile' for us.

Room tip: Talk with the owners about your preferences to make sure you get the best room. They all have different pros and cons.
