Real mixed bag this one.
Rooms basic but clean, however they are certainly NOT spacious or sound-proof. Major issue with the hotel is that there are no staff on-site after 10pm. We had a major party going on upstairs until after midnight which kept us awake and with no-one on reception there was no-one to speak to occupants.
Good location on the prom.
Breakfast was pretty good and staff were helpful (when they were there!)
Stayed in some B&Bs in Llandudno previously which were MUCH better.

Stayed 10th-14th August in room A201 (Annexe). Though it overlooked back streets this is a pleasant modern room with plenty of space for the 2 of us. Bed very comfy but sheet was too small for the mattress. Walls very thin. You could hear everything from the neighbors (even snoring) and the doors closing was quite irritating. Couldn't get many channels on tv, no wifi in room. Daily housekeeping was excellent. Breakfast was very good with plenty of choice. The staff were always very polite but did seem to struggle at busy times. This hotel deserves more positive criticism than it sometimes gets. It isn't posh but it is in a great location. Being cheaper than other hotels on promenade it is good value for the price. We would return again.

Don't normally moan about anywhere. But!... With this being mine and my partners first night away since having our first baby, we were hoping for some peace and quiet. This was not the case! You can hear absolutely everything. Floor boards creaking, doors slamming, kids running up and downstairs, people knocking on each other's doors and gathering outside people's doors! standing outside our room talking on the phone!! Chain flushing from other rooms. Room above were awake and talking loudly until at least 4am and could hear them pacing the room. Might aswell have slept with the window and door wide open :( On a positive note. Hotel and hotel room very clean! And nice view of promenade and pier.

Great location, friendly staff, rooms modern and clean and over all, good value. We stayed here for a 3 night family break, booking 4 rooms. The 2 rooms in the main hotel had wonderful sea views , we also had 2 annex rooms with back street views but these were around £20 cheaper per night. both room types were clean with modern bathrooms, flat screen TV and tea making facilities. We had breakfast includes which was lovely with lots of choice of cereal, juice and fruit salad. the cooked breakfast was small but perfectly adequate with as much toast as you could eat. Staff worked hard and were polite and welcoming. Only negative was that the walls in the annex rooms were very thin and we could here the TV of our neighbors, however we were out most of the day and the bed was very comfy so we slept well. Parking is also limited but you can park all day for £3 on the street, so no hardship. Lovely location,cant wait to return.

Room Tip: If not on a budget, pick a sea view room

We were in the annex at the back of the hotel. This isn't as bad as some of the reviews made out.

We booked last minute, so there wasn't much choice of accommodation left for mid august.
Wouldn't mind staying here again, although bing ground floor next to the car park is a bit noisy.
Also we got to hear the whole of QI on tv through the walls, thanks to our neighbours, and their is no wifi in the annex.

We are young, so don't mind so much, I imagine an older couple might not enjoy.
Breakfast is good,nice selection. Friendly staff

Great location. Friendly staff and good breakfast. Our family room was on the 4th floor with poor windows (old broken sash window) so lots of wind / rain noise from outside. Shower didn't work very well and loose fitting sheets meant kids were often ending on mattress.
