We took ages to find the hotel as the satnav took us to the wrong place - a common occurrence according to the owners. Just remember it is on the seafront and turnright instead of turning towards the pier!
The front of the hotel is a bit off putting as it is in need of a coat of paint and is shown up as the others around it looked much better maintained. Once you step inside however it is bright and welcoming with a friendly receptionist. It is family run and the owners are very friendly.
The decor in our room was a bit dated but perfectly clean.
The real positives were that it was much bigger than I would expect at a seaside hotel with a lovely comfy couch to relax in. The teatray came with biscuits and sweeties.
Two wee complaints on one night our room was not serviced. No excuse really as we were out much of the day. A full apology was made. The other matter was that the water was very difficult to control and as it was piping hot this was a bit of a worry.
We dined in one evening and this was filling if not very exciting. Most of it would be bought in ready prepared and I could produce just as good at home.
The breakfast was adequate without a huge selection.
Selfservice there was eggs bacon and beans. Continental selection was cornflakes orange juice and grapefruit segments!
I think this is the most basic selection I have ever been offered.
There is a lovely outside area but unfortunately it only gets the sun in the morning and to enjoy the sun for the rest of the day you wiuld have to stand in the car park.
The car park is adequate as long as they do not have a self drive tour party staying otherwise it is very packed.
The hotel is in a nice location being a short walk to the town centre, a shopping outlet and about 10 minutes walk from the pier and other attractions.

We did not dislike the hotel and would stay again because of friendly staff and proximity to the attractions but were really disappointed with the choice at breakfast.

When looking at the board at the front of the hotel we though it looked quite a good hotel if a little pricey! we paid for the superior sea view room and if the advertising on the board was correct we would receive an all you can eat breakfast the next morning, Our room was draughty tea and coffee facilities were in the room but the coffee was cheap and the milk was rancid. the next morning when we managed to unlock the door and get out of the room the lock was stuck (not good in a fire) we went down to breakfast, we had to find a seat obviously we sat in the wrong place when other guest were trying to move us so the regulars could sit there! Our breakfast was then served to us already plated with burnt sausage dried beans and cold mushrooms oh!and not to forget the one slice of cold toast each. We then tried to pay only to be told the machine wasn't working so we had to walk to find a cash machine to return to pay. Not a pleasant memory of Llandudno and definitely not one we would wish to repeat.

Room Tip: Look elsewhere!

arrived at hotel after 6hr journey from devon;was greeted by sara who told me how to park car around the back, went up in new lift to room 24,opened door to be greeted by" 4 poster bed"which was slightly to large for size of room.shower water was okay, asked for some more towels and was given some nice large ones.went out and had fish/chips then back and watched tv on small flat LG tv on wall.breakfast is from 8 30/9 30 and was served nicely by 2 hard working waitresses.you get i free evening meal with deal which is 2 courses,so make sure you tell them which courses you want.so my overall feeling about hotel is good but dont expect to much, position is excellent for getting to town centre 5 minutes away.good bus service from high street

Room Tip: second floor is easy to get to your room from lift and if you have rooms facing car park there is no...

Nice hotel, but ... First need lot of cosmetics outside and refurbishment inside. Rooms are small with nice old fashioned furniture, but bed matress beging to be replaced. Beding has not been changed for all 3 night stay, also we have not got our towels changed. Rooms generally clean, but you will find some hairs here and there, falling out sockets, and dusty floors. Toilet and bathroom screaming for more work to do. Breakfast was not great but not bad either. Staff could talk less and focused on guests, as that is their duty. Sunday roast was the bigest dissapointment. On my plate I did have literally 3 quarters of potato, 2 slices of beef ( nicely cooked, tender but not to much taste ) ) and yorkshire pudding with about 1 spoon of sauce. Vegetables came to our table separate 10 minutes later.
Desert, Ice Creams which has been frozen, defrosted, and agin and again, disgusting.
Will think about return to this place, but need to find that some major works has been done.

Room Tip: Ask for clean room with new matress.

Planning a romantic weekend break for my partners birthday this August bank holiday I searched the internet for a hotel as I had already identified Llandudno as our destination. Most Hotels were fully booked but a few were still available so I opted for a mid-range priced option and at £170 for 2 nights I chose The Kinmel on the promenade.
Checking in was easy if not informative, I was given a piece of paper to fill in then given a key. No information about checking out, breakfast times, etc. I looked around and on first impressions it did not look so bad with chesterfield arm chairs and settee's spotted around the lobby and a small bar/seating area.
First impressions can be deceiving and our room which was a four poster double was far from satisfying. Right next to the lift on the 2nd floor I knew we had a rear view but did not expect to feel like we had been shoved in the last available room in the hotel which would usually been off limits due to the design, décor and pure lack of care and attention. To begin the lift has an extremely annoying ladies voice which continues to shout information and is very audible from inside the room, all day and night. An en-suite which had a pink sink, shower & toilet set (only just better than an avocado suite) a loosely fitted lino floor and lining papered ceiling which was half peeling off and covered in mould! Finally an extractor fan which should be called a tractor fan because it made as much noise as one!! Totally unacceptable in my opinion to provide such facilities for paying customers and I have used better in YHA or campsites for a fraction of the cost.
Alex Polizzi the hotel inspector and B & B owners from 4 in a bed have taught me a lot about standards and a wardrobe which cannot be accessed due the the position of the bed, a dressing table which is actually draws with a mirror on top and situated across the room from the only power point double plug (no means of using the provided hair-dryer with a mirror).
My partner was less than impressed by the whole experience which failed to deliver what I wanted for my money.
The only positive she offered was that the breakfast was ok but this was fraught with constant request fro glasses for juice, juice itself which kept running out and much of the full breakfast cold or non-existent.

Needles to say we will not be frequenting the Kinmel again.

Room Tip: If you have the unfortunate need to stay at the Kinmel do not get a room near the noisy lift.
