My daughter booked a room inThe Lindens for a number of weeks as she had a Uni placement in Wales. Leaving her alone in Wales was hard enough but my heart sank as we passed the weeds, rubbish & plastic hedging to our way to the front door. I can only say the smell as we entered the reception made me want to run for a toilet-(to throw up!!) it only got worse. My daughter just cried as he closed our bedroom door. The room had clearly not been hoovered in some time- I had to ask for a Hoover n do it myself!!! Imagine!! I also bought cleaner to clean all the surfaces and frebrese to mask the awful stench. She had the use of their kitchen n I can only say that I am glad she was not having breakfast there. This is supposed to b a 3* establishment, -3 I'd say. DO NOT STAY HERE. It is a health risk n May damage you emotionally if you dare!
Yuck! Yuck! Yuck!
However------- Llandudno, what a beautiful seaside town, so pretty n I love Forte's coffee/lunch. And guess what it's clean and only smells of delicious coffee!

What a warm welcome we received upon arrival. Beds comfy and the bedding spotless. We had a very comfortable stay and a fantastic full cooked breakfast which set us up for the day! All the best. Marg and family from Gatley.

This is the worst place I have stayed in in the Uk. DO NOT book in. First appearances are correct, the rubbish in the garden leads into a hallway which is full of junk. The room had not been hoovered for some time, although the linen was freshly laundered (by a third party I can only imagine). The furniture (some of which was broken) had paint and dust on them whist a tissue with blood stains on it had been left on the floor. The bathroom had not been cleaned for many visits with an overflowing bin, dirty floor and sink and a toilet seat which was truly filthy. There was hot water, however to get this the shower had to be left to run for approx 10 mins before it came through hot. The breakfast room was unhoovered and the tables dirty. The breakfast was edible. The whole place is a mess and needs a deep clean. I would be surprised if it passed an inspection by trading standards for cleanliness. The owner Jim is simply unable to cope as he is completely out of his depth. It is dirty, disorganized and a shambles. Stay somewhere else, and if you cant find anywhere use the car or go home. Shocking.

We stayed here early last summer and we were not impressed. When we arrived in the room it didn't look like it had been cleaned, even from way before the last guest. There was thick dust on every surface, slug trails on the carpet and the bathroom was so dirty, with no towels, that we didn't even want to risk showering in there. We felt the room was very overpriced for what it was and, despite being told by the landlord that guests got a special discount on drinks, he charged us more than the price he said he charged for non-guests when we paid him for these on check out. The noise from him and the staff staying out the front under the bedroom window drinking late at night made it hard to sleep also.
Overall, a disappointing stay. We wouldn't stay here again and would not recommend it to others.

The hotel is undergoing renovations, if you want to stay amongst the rubble - fine but if you want a clean, effecient and peaceful stay, go somewhere else. There was no discount for 1/2 finished. The owners are hospitable but there is no substitute for cleanliness.

we booked this based on the reviews but i wouldn't agree with some of these high scores. The room we were given was very run down and needed gutting. the bathroom lino floor was completely loose and dirty, no dusting done, it all felt neglected, the cleaner must have been on holiday. The mattress needed replacing so we didn't really get a good nights sleep. The breakfast was OK if you like a fry up but the coffee was awful. There were no fruits, yogurt or rolls/jam. Outside space was unloved, mix of furniture and dirty and you really couldn't enjoy the nice sea view.
This place really needs some cash spent on it as the room and building could be really nice.
We were very disappointed considering the money we spent to stay there. There are hundreds of hotels/b&bs in Llandudno - find another one.

Not sure what some people expect after reading the reviews. A few negative comments on here but rather than a characterless Premier Inn we wanted a bit of old fashioned B&B for a night by the seaside.
Parking is not ideal on a sunny busy day, but we got in fairly close and moved outside the hotel later, however location wise it is less than a five minute walk to the pier and promenade, and a minute from the Tramcar station.
Nice welcome from Jim who took us to the room on top floor, which was comfortable if not spectacular and more than did us. The room was clean, tidy and had an ensuite with tea and coffee facilities, and was a family room with bunks which we didn't need.
Breakfast was hearty with cereal and drinks available followed by a lovely full Cooked breakfast.
Jim was a good host, very chatty and happy to help wherever he could. We had our 7 week old daughter with us and Jim offered high chair and cot if we wanted and checked several times if there was anything else we needed.
If you are looking for posh or modern then go elsewhere, but if you want a nice welcome, in a good old fashioned down to earth seaside B&B then this place is certainly a good option and we would recommend it.
