This hotel is excellent the room was spacious and clean with a comfortable bed and everything you could possibly want for a stay. The hotel is situated in a small street off the sea front and a two minute walk to all shops restaurants and bars. If we stay in Llandudno again we will stay here and will recommend it to anyone wanting a holiday in North Wales.

We stayed over the bank holiday weekend and couldn't have asked for better accommodation. Jane and Andy were very accommodating and nothing was too much trouble. The rooms were first class,decorated to a high standard and had all facilities. would definitely recommend to others to stay.

stayed here over the spring bank holiday 2013, excellent place, clean, friendly, welcoming and quiet. Also perfectly placed, the seafront and pier are 5 mins walk away. As is the local amenities, at £35 per night its ideal. One thing, the dining room is a bit cosy, I sat at my table and was rubbing elbows with a guy in blue shorts wolfing his food down like he was dying, and making noises to match, so at this price you can afford to walk down the road and get a £6 breakfast if you want a bit of space. To be honest I couldn't be that bothered about being up for brekkie at 8:30am!!....otherwise, 10/10

clean well decorated fantastic breakfast nothing too much trouble for Jayne and Andy Good Location ideal for beach and all services we stayed 3 nights would recommend and re-visit it was as you would expect from a quality guest house

We only stayed here one night for the Victoriana Weekend (they were fully booked by the time we tried to get in). It was so perfect we have booked for the full weekend next year whilst they still have rooms available!

Breakfast was fantastic, Andy and Jayne were very welcoming and the room we were in was beautifully decorated and spotlessly clean, everything about it was a credit to the owners who have obviously worked very hard getting this guest house so perfect.

We found a parking spot nearby and found the guest house was very central for everything we wanted to see in Llandudno.

Room Tip: Room 1 was on the ground floor and was perfect for us.

Nice period building with very clean and modern accommodation. All four of us fitted into the one room. Breakfast good; location very convenient; service very friendly. Had one rainy day where we spent most of it inside and we survived. Had no problem parking on street nearby.

You couln't find a warmer welcome, the accomodation is home from home, clean and comfortable. The breakfast will set you up for the day. Every thought for your comfort has been put in to this hotel. Within easy reach of the centre and the great orme tram. The greeting book is also very thoughtfully put together, providing all the information you need. We couldn't recommend it enough.

The Guest House is situated in a quiet tree lined avenue with no parking restrictions along Arvon Avenue, and are within a level walking distance of all the shops, cafe's and restaurants and just a 10 minute walk from Venue Cymru Theatre. The B&B offers just 6 individually designed en-suite letting rooms one being on the ground floor ideal for someone with walking difficulties, the other 5 are just first floor only keeping stair climbing to a minimum.
