Me and my fiancée stayed over here on 12/7/14 for one night.on entering the spacious, free car park, Peter, on of the owners came out and greeted us, he was really warm and friendly, the B and B is decorated to an exceptionally high standard and I felt like when entering our lovely bedroom that we were staying in a boutique hotel- yes it was that nice!!! The breakfast the next morning was faultless!! There was so much attention to detail , from the decor, to the cutlery!! You must go and stay there!!!!!

I booked my stay directly with the owners, and was very pleased, as i got discounts that are not offered on search engine websites where i found this B&B. As i stayed during low season, i was the only guest and i was upgraded to a better room for no extra fee.
The owners are extremely friendly and helpful, i got lifts from and to the train station, cup of tea and biscuits on arrival, room was spotless, cleaned every day to a high standard, i stayed in room 2. it has a shower, comes with lovely toiletries, it has a sturdy wardrobe and chest of drawers so has lots of space for all your clothes even for longer stays. It has TV with DVD (took me a bit to figure out he DVD is built into the telly - very clever) the bed is very comfy.
Everything is spotless.
You choose your breakfast every evening from the menu in your room, they even offer smoked haddock (apart from the usuals), I stayed 4 nights and tried almost everything on the menu, everything, absolutely everything was amazing.
Portions are generous and nothing is a problem, fresh fruit and yougurt on top of your breakfast is simply fantastic, i was stuffed every time.
Location is perfect i would say. a short walk away from the town centre, a short walk away from everywhere in fact. i took walks to the great orme, stunning views, you have two different beaches on each side of the town and even nice shopping centre with your next, debenhams etc and asda near the train station.
This was a beautiful break and i will be back.

We stayed for 3 nights in January 2013 and were very well looked after by excellent hosts from start to finish.
Our room was large, very clean & nicely furnished. The guest house is situated in a quiet residential street well within easy walking distance of the town centre & attractions.
We recommend a visit.

It was very nice to stay at your hotel. The hotel is quiet, but still central. My room was very comfortable. The breakfast is outstanding (homemade marmalade...). Thank you for the welcoming and friendly atmosphere! I will be back.

We stayed here for three nights this month. The cup of tea on arrival was most welcomed. Martyn and Linda are very informative of the area and what's going on. Accommodation all round was first class. Great quiet location. Loved Linda's home made marmalade and locally sourced sausages! The Prude family.

I have just spent three nights at this brilliant bed and breakfast. Linda and Martyn are helpful and friendly but not intrusive and do everything they can to ensure guests have a good experience. The place is comfortable, tastefully furnished, absolutely spotless and situated in a quiet area minutes from the town centre with all amenities close by. Breakfasts are of a very high standard and are served in a pleasant, peaceful dining room overlooking the garden. In fact I cannot think of one negative comment to say about Cleave Court (believe me I am not easy to please!) and recommend it to anyone visiting LLandudno. I am planning to stay here again with my husband next year. It is so good knowing that there is somewhere we can stay with total confidence.

We stayed at Cleave Court twice in September. Very friendly welcome, excellent accommodation and very tasty locally sourced food. Cleave Court is very well situated, just a few minutes walk from the promenade. Will definitely be returning.
