We arrived and were really pleased with the room. The service at the bar was excellent. Breakfast was self service, providing a wide range of food, we were very impressed. We stayed two nights the room was spotless when we arrived. When we returned to the room after our second day although the bins had been emptied the bathroom hadn't been cleaned, the beds hadn't been made but clean towels had been folded neatly on top of them. We have stayed in cheaper guest houses and bed and breakfast places in Skegness but they have always been spotless. What could have been an excellent review was let down by the cleanliness of the room.

Agree all the way with Rotherhamunited review, clean, quiet, well presented hotel. Just stayed Saturday night, staff lovely, Bollywood restaurant well worth a visit, breakfast all great too, lovely room and had a good night sleep and I am a light sleeper, hardly any noise at all, which is quite rare in a hotel. For the price....to sum it up an 'excellent', wouldn't hesitate to recommend.

My partner and I stayed at the Royal Hotel on the night of the 3rd August 2013. The room was clean and updated, however there were towels all over the shower room floor when we arrived, the light did not work in the bathroom and the carpet in the room was wet. There were also water stains on the ceiling and walls. The bed and pillows very comfy. The room was certainly not worth £78.00, with the above in mind we were looking forward to eating our breakfast in the morning. Upon arriving at the small room where breakfast was being served we were asked to sit at a table with two strangers, this did not go down well so we left and went and had breakfast in town. Before we left we noticed it was a buffet breakfast, I am not a snob but if I pay £78 to include breakfast I expect to have it cooked to order and not served as a buffet. I was also not impressed you had to stand and wait for your own toast to cook. We will not be going back.

Recently stayed 2 nights and had a brilliant time. The Hotel location is excellent, just 5 mins walk to Clock Tower and central Skegness. Hotel is carpeted throughout so no noise from other rooms or on the corridors. Bedroom very nice and quiet. Hotel staff very welcoming. Breakfast very good. Didn't use the restaurants but viewed menus and they were very good and priced very reasonably.Ample free parking. Would recommend this hotel and will definitely be returning. Thanks for a lovely stay.

We stayed 1 night for a concert the hotel is very impressive from the outside its a lovely building, and has a welcoming and attractive reception and bar area. The service is a bit old fashioned, you have to hand your door key in if you leave the hotel and pay when you check in rather than when you check out. We were given a family room instead of a twin and the bathroom was huge but very basic, just a standard suite, shower tap over the bath and 1 small (sloping) glass shelf which was adequate but for a family it seemed a waste of the available space not to have space a bath and separate shower, and a double handbasin.
The room had seen better days although it was clean, the bedding crisp and white, although the mattress on the double bed was a tad lumpy and not overly comfortable. there was a bit of an underlying fusty smell which I assume was previous customers smoking in it, and there were a couple of cigarette burns on the plastic window sills and bath. We arrived early and had a drink in the gardens and decided to have lunch, the menu looked nice, unfortunately at 2.10 pm the kitchen was closed, so we had to take our custom elsewhere.
Staff were friendly and helpful however and the bar prices were not bad. The location was ideal, quiet at the end of South Parade but only a 5 minute walk from the theatre.

Room Tip: Corner room was quiet
