“basic accomodation but lovely location”
Reviewed 7 March 2014

We visited this site because a number of years ago we had passed by with our children and thought it looked like a really nice location to revisit at a later date as a couple. The location is still really lovely, picture postcard external however the bed and breakfast would benefit from a bit of TLC. we arrived, were shown the room and our host promptly left, we didn't see her again during our two day stay so when we left we decided to leave the money on the table as we were not clear if she was in or not.Not a big issue, but not exactly an over enthusiastic welcome. I would say that the place would benefit from a spring clean, the ceiling was covered in cobwebs and I felt the need to wear slippers because the carpet felt gritty and didn't exactly look clean. Loved the ducks and the riverside view but wouldn't rush back.

Just spent two nights at the Granary Flatford and enjoyed ourselves immensely. Yes, it is very old fashioned and dated but when we were there it was clean and had a smoke detector. The breakfast is quite basic but you are aware of that before you go. At £62 per night I don't think you can complain. I would suggest that the owners invest in a water filter as our first cup of tea was not very appetising. We enjoyed the large room which was very warm, the peace and the beautiful setting. The walk to Dedham is not too long and takes you across some wonderful countryside.
We ate well at the King's Head in east Bergholt , just a few minutes away.
The Granary is not for those who are looking for pristine luxury but will suit those who are prepared to overlook the furnishing and fittings and just relax and enjoy an economical room in wonderful surroundings.

We stayed at the Granary in Feb 2013, it was a fair price at £72 for the night for my husband, myself and my 11 year old son, we had a spacious room, a double bed and a single bed, table with 4 chairs, and a large flat screen TV. The room had a lot of character and was very warm and cozy. There was an a small shower room and toilet. The decor was dated and every thing was very dusty, if you have allergies I would take your own pillows as they only provide feather pillows. the room could have done with a revamp as the bathroom fittings were rusty and tatty. Another concern was that there was no smoke alarm or fire extinguisher, which I am sure breaches health and safety!! There was no English breakfast, but instead there was a mini fridge which contained, yoghurts, milk , fruit juice , jam and butter, we were also left bread and cereals, tea, coffee and hot chocolate and some apples and oranges. the room contained a small sink, kettle and toaster. We did enjoy our stay as it was very quiet and in a beautiful place, we had to go into East bergholt to get our evening meal.

This could be an amazing place with a bit of TLC, but for the money you cannot expect too much, but could do with a good dust!!
