the owner was nice and helpful, offered to help me carry my bags, and every time he saw me he asked if there was anything I needed.
The room was nice and clean and the bed very comfortabel. The breakfast was ok for a continental style one (not offering a full English is one of the disadvantages).
The location is great - it's quiet, and very close to the city centre. But parking can be a bit of a problem. If you arrive during the day, there's plenty of ir on the street and he provides you with a parking permit. If you arrive later in the evening, you might have to park your car on a yellow line or use the public car park until morning.
There's a fridge in the room and it makes some noise, and the floorboards of the room overhead are very creaky. You also hear the owners quite a bit. So if you expect a very quiet room, you might not be in the right place. If you can live with a bit of noise and don't need a fry-up in the morning, you can do much worse than this place.
He offeres access to his wifi and there's a phone in the room, so you can call the owner if you need anything from him.
If I'm in Colchester again I might stay there again.

My husband and I stayed here on a Saturday night after going out with friends for a birthday meal. Oh how I wish now we had just got a taxi home.......
I phoned up to book a room and was under the impression that we would get a room in the house, just like the picture on their website. Nothing was mentioned when I booked so we dutifully turned up after fighting for a parking space in the road outside ( it is road of mainly terrace cottages, so there was literally no parking to be found). Instead of being taken into the house we were lead through a gate into the back garden and to what I can only describe as a glorified wooden wendy house at the end of the garden. All this time I'm thinking surely not.... and yes the owner (who by then had whisked our £50 cash up front away from us, probably incase we did a runner) unlocked the door of the wendy house and told us that was where we would be sleeping. Granted it was clean enough, but it was very cramped, and you have to sleep with a fridge, microwave and toaster at the end of the bed. The fridge turns itself on and off all night so you keep getting woken up. Nice! Breakfast is a DIY affair, there are plastic containers with cereal in, plus bread and rolls wrapped up in clingfilm, milk in the fridge, but the 'piece de resistance' was when we opened the fridge to find 2 plates with a couple of Babybel cheeses and a couple of pieces of really cheap ham on them, covered in cling film! I eat better than that at home! And yes there is also the plastic shower curtain that sticks to you when you are showering.
As we were staying there in February it was really cold and the only heating is from a gas heater on the wall. We didn't dare leave this on overnight in case we never woke up again in the morning so we froze and woke up to condensation running down the windows and being able to see you breath in front of you. Needless to say we didn't stay to sample the breakfast and left first thing in the morning very disgruntled.

Had we not been running late and in a rush to get to our restaurant when we first arrived there, we would have left straight away and found a proper hotel. To charge £50 for this is downright extortion, especially as for £5 more you can stay at the Scheregate hotel in Colchester where you get a proper room and cooked breakfast!
My advise is to avoid this at all cost and don't waste your money as you will only up disappointed and p****d off like we were.

  • Liked — Leaving it to go home!
  • Disliked — Poor standard of accommodation and pitiful breakfast. Rip-off price for what you get.

As others have mentioned in reviews, the owner was unfriendly to the point of weirdness and wanted cash on arrival, even for the night we missed due to plane being delayed in Dubai. He never introduced himself and we saw nothing of him or his family during our three night stay.

The room was on the ground floor, a mish mash of furnishings and fabric designs. There was no ensuite, we had to go out into the hall and through the laundry which we were forbidden to use! There was also no off-street parking as advertised and one night we had to park streets away and walk back in the dark.

If we hadn't been jet - lagged from the long trip from Australia we would have gone elsewhere. As it was, the proximity to the castle and town was the only positive note about our stay.

The worst aspect was the noise we had to endure as the (unseen) family galumphed about like elephants upstairs until late each night, then first thing in the morning. A very poor show and way too expensive for what it is.

This B and B in an attractive street in Colchester presented well on it's website but did not match up in reality. Firstly it was difficult to find having no sign outside.
There was a disinterested welcome from the owner who wanted the 3 nights payment in cash as soon as we arrived. We were escorted to a garden room which did not bother us although it was unexpected. ie not mentioned on the website The room was very small with too much furniture so there was no room to put our bags. The shower was not clean the plastic curtain being particularly unpleasant. We made our own breakfast (continental) from food provided but the toaster didn't work properly from it's perch on top of the microwave. This perch also meant the smoke alarm went off most mornings while we were making toast. The light in the bathroom did not work properly either. We left a note to this effect but nothing was rectified while we were there.
We have stayed in many B and Bs around the UK for a similar price where the standard has been considerably higher all round.
We would not reccommend this B and B.

  • Liked — the proximity to the centre of towm
  • Disliked — the revolting shower curtain

My parents stayed here just recently and from the website it looked perfect. However, from when they first arrived, the 'host' was incredibly unwelcoming and unfriendly. He has a cash (only) up-front policy which my parents hadn't realised, and when they didn't have the cash there was pressure to get it ASAP - which the host did nothing to ease. The room is small, and there is no sign outside indicating there's a B&B at all, and no parking, despite what the website says (unless it refers to the NCP carpark up the road). The host didn't even introduce himself and was quick to run out of the room without making small talk, to be never seen again.

The issues with the acccommdation would be fine if the host was nice, but I resent (as my parents did) giving money to someone who's not willing to make the effort, in the hospitality trade, to be in the least bit welcoming. They need accommodation later in their trip but won't be going back.

My husband and I stayed here for 3 nights mid-September, 2006. From their website, (---) , they have rooms in the house as well, but we got the cabin in the (tiny) back yard. This suited us perfectly. It was completely separate from the house with a DIY breakfast we could enjoy at any time. We actually saw the owners just twice: once when we arrived and once as we left. It was our own cabin for as long as we were there, with cleaning done and food left magically when we were out.

There wasn't a kitchen so no fry-ups, but there was a fridge, microwave and toaster and the supplies included ham+cheese so it was a fair approximation to the English full breakfast, we thought. And there was fruit, yogurt, cereals, milk, various buns/bread. Perfect.

Like most B+Bs, space is tight. Everything just fits: bed, night tables, TV, tea table+chairs and tea tray, fridge, microwave, toaster, en-suite shower, loo, sink. But, there really isn't any space left for suitcases! We plunked one on one of the chairs and the other on the floor next to the bed.

The only other drawback was the noise the fridge made turning on/off. We filled it with all the water bottles, let it cool everything & then unplugged it for the night. Everything stayed cool and quiet descended.

The location is superb -- backing onto the castle park with two entrances to the park within steps. And from the park it is a very short walk to the main part of town -- so right next to everything and yet perfectly quiet. Ideal.
