Rookwood Farmhouse Bed & Breakfast
Ranked #8 of 23 Newbury B&B and Inns
Reviewed 22 September 2013

Tucked behind the A34 is a stunning farmhouse with magnificent gardens and very comfortable accommidation. Charlotte and Rupert maintain a beautiful place, have extensive space for their guests ... I didn't get to try the swimming pool though!!

My room was should with lots of hugely touches but the high point was this morning, after a great breakfast, when Charlie offered me some fruit and vegetables from their garden!

I wholeheartedly recommend this BnB .. very easy to get to but feels very rural.

Room Tip: I suspect each room is as good as the rest

Was concerned re the past reviews and now I have stayed one night I am amazed they are about the same place. Rooms are large, clean and modern. I stayed in the yellow room. Make sure you take time to walk around the gardens. I did and was accomplied by the family Labrador. Very relaxing stay and well worth it. 10 minutes from Highclere Castle.

Stayed for just one night and absolutely loved it. We had the two rooms in the annex. Rooms are huge and top quality. Quite how anyone can complain is beyond me. There cant be many B&B's where you have use of a heated swimming pool and beautiful 3 acre gardens to walk around. Breakfast was lovely and plentiful and nothing was too much trouble. Would definitely recommend Rookwood and would stay again without hesitation.

After reading some of the more recent reviews on here I was slightly panicked that I'd already booked this B&B, but I totally disagree with some of the more negative reviews below. The location was peaceful and the gardens were beautiful, the room was spotlessly clean and stylishly furnished. We were greeted by 'Granny' who couldn't have been more jolly/welcoming and at breakfast the next day we met the rest of the family who served up a treat – we opted for the Full English. All in all thoroughly recommended!

Our first impressions upon arrival were that we were more of an inconvenience, as the owners were preparing for a garden show. We stayed in the 4-poster room. It was fine apart from the shabby, well-used towels, and as a previous reviewer has said, the bed certainly need a topper. In addition, our tea cups in the room were not cleaned or replaced. We found the breakfast to be mediocre at best, and in spite of numerous previous reviewers' comments, it seems little has changed. We were left with the impression that we were somewhat of an imposition. One positive thing I must say is that Charlotte did allow us to do a load of washing and hang it out.

Room Tip: Don't choose the four-poster.

I cannot fault the room we stayed in. It was spacious with plenty of light from two windows - but not overlooked by any other property so very private. The room was furnished to a very high standard with a superb shower room. Slept very well. The hosts had spared no cost in getting the room just right. Shame that the next morning this was let down by thew very shambolic breakfast. No-one was around - even though wee had arranged a time the previous day. Eventually breakfast started in a very haphazard fashion. Even worse was the sheer mediocrity of the food - plenty of choice but supermarket own label cereals in a so-called upmarket b&b. Juice was obviously much the same with NO choice.I think it is a pity that people who put so much effort into getting a room right then spoil it by trying to penny pinch over breakfast.

An email from the hostess informed us that we could not arrive until 5pm but she did not arrive until 6.15pm to give us our room key. Everything about this place seems to be falling apart and shoddy. The garden is very pretty, but I didn't go there for that. Our room was spacious but things were chipped or falling off - chipped glasses, toilet roll holder putting out of the wall, the handrail had been pulled out of the wall and was unusable, etc., etc.. The toilet had not even been cleaned and was stained from previous guests. Mediocre quality towels and a nylon shower curtain over a bath! There was a four-drawer cupboard but 2 drawers were blocked by a travel chest. In order to use a power point, you either had to crawl under the dressing table or reach down over that travel chest with your head between a heater and the chest of drawers to find it on the floor. Three dogs roam throughout the main house and their kitchen and greet you at the back door as you enter for breakfast. Breakfast was served in a nice sized dining room but in itself was miserable - the façade was there, for example, a menu card talked about fruit salad, but none was there. What was there? About 6 boxes of generic-brand cereal placed on the sideboard - not even in glass jars. Toast is served with your cereal so that it's cold when you have time to eat it. And so it goes on. Would we return? Never!
