My wife and I recently stayed at The Burlington Hotel, Folkestone and were most impressed with the friendly welcome, excellent staff and general cleanliness. Okay it is not 5 star but very good value for a 3 star hotel.
If you are looking for something a little extra the luxury double bedroom was very nice and worth paying a bit extra.
I think this would be a great wedding location and thought the package prices looked very reasonable.
As my wife said "this place has sole and does not have a lack of sole like so many of the modern hotels these days".
The Burlington Hotel, Folkestone certainly has a touch of old fashioned charm.

Stayed here for lesiure trip in February and booked on the basis of tripadvisor reviews BUT ..... be careful because this hotel seems to offer a wide (and misleading) range of rooms! We booked a deluxe double over the phone with the hotel direct- to be honest we paid more in order to secure a 'newly refurbished room'! Which they boasted came with a jacuzzi bath! However, whilst the room was large and had a good view of the sea and gardens.... 1) the bed was in fact a sofa bed! 2) the bedding was a sheet and a very old, tired, well-worn, bobbled blanket! Which was more like a dog-blanket than hotel bed linen! We requested a quilt only to be told that there were none! 3) The fixtures and fittings, in particular wardrobes/ drawers etc were out of the ark! 4) The Jacuzzi! There was no shower! And the jacuzzi bath was more like a death-trap than a pleasure! NO hot water! Tepid at best! It was a struggle to bathe never mind trying to wash my shoulder length hair! Getting out was a challenge! 5) Taps on the wash basin weren't fitted correctly and were extremely difficult to turn on and off- due to their proximity to the tiles! 6) Room key/lock was incredibly temperamental and each attempt to re-enter our room involved atleast five attempts! 7) The hotel main (and only) entrance is also, it appeared, the gathering point for all smokers! And therefore entering and leaving the hotel meant walking through a cloud of smoke! Cigarette butts littered the steps! 8) Reception and staff were oblivious to us as hotel customers! Specifically we requested a feedback form on our departure- we were told with a blank response that there were none available!
On a final note- whilst the exterior of the hotel was appealing and the general areas, although dated, are still attractive and full of character this is not somewhere I would ever recommend! Or ever stay at again! It was overpriced! Whilst I often refer to trip advisor this is the first time I have ever left a review and I have done it purely because I feel so strongly about warning others....don't waste your money or your visit to this area as there are plenty of other, better, options for accomodation!

My husband and I stayed at the hotel for three nights whilst visiting family in the area. We got a great deal of stay two nights get one free which was great value for money (room only). We asked for a room on a high floor and one that had been renovated (due to previous comments) and we got exactly what we asked for.

The hotel was very quite (probably due to the time that we visited) and the staff were polite and friendly. The rooms were very clean and bright and we wouldn't hestiate to book this hotel again when we next visit family.

we attended a Christmas dinner dance and decided to stay the night.
we booked in advance one of the refurbished rooms and they not disappoint, it was comfortable, very clean and nicely decorated, the only criticism is, the bed was a bit to firm for us.
we arrived early after a long journey and were allowed to use the room from 11am even thought the brochure says booking in is 2pm.
the evening dinner was excellent, the waiter service was a bit slow but there was 100 of us to serve.
the breakfast was very good, a wide choice of cereals and fresh fruit. Then a full English which was nice, only comment on this is the sausages were a little dry but we did not go down until 9am, maybe we should have eaten earlier.
The staff were very polite and helpful. All in all a very enjoyable 2 days.

We booked a few weeks in advance as we were going to France for the day after the cheap ................chocolate!!! . After a five hour journey from Mid Wales, and then the journey over to France, it was a pleasant surprise to reach this hotel. It was really stunning with all the Christmas decorations up. The receptionist was very profesional and welcolming, even the cleaners had a smile and hello and obviously doing an excellent job. The hotel was very well heated and spotless. Our room was huge with four single beds, we do have very good friends, well, they are now.
We upgraded by £20 each for a three course evening meal and breakfast. The staff in the Bay Tree were totally brilliant and nothing was too much trouble, even when I used the wrong knife. lol Im sure they will remember us. We have never been treated so well anywhere before.
We will certainly be staying again. And just a note to management, please treasure your staff as you have some of the best.

only stayed for one night but would have loved to stay for the week.staff were great,freindly and very helpfull.To be honest I wasn't expecting a lot for what we paid for our stay but would book again tomorrow.Food was great as was the room.Hotel was within walking distance of the sea front and the town centre.Can't find anything negative to say about our stay despite there being a wedding function on at the hotel the night we stayed.

This is a splendid building with lots of character. Our room was enormous with a very comfortable bed and although it was a Saturday night it was very quiet. Breakfast was good - cooked to order rather than the usual congealing buffet - and the staff were very pleasant. The decor is just a bit frayed at the edges but at the price we paid it was a good bargain.
