A very dark and gloomy a Hotel. Bedroom No 4 was horrible. Old furniture and decor. Nowhere comfortable to sit, no toiletries in Bathroom. Mirror on wall far to high to be of use. Awful brown blanket on bed. Restaurant staff very good as was the food. Would never stay there again. Hotel needs modernisation badly.

Room Tip: Ask not to stay in a Room 4

We booked this on an Amazon deal, so wasn't expecting too much for the price we paid. However, we were very pleasantly surprised to find we'd been given a nice airy room overlooking lawns and with a sea view. The room was comfortable and well supplied with the usual tea and coffee, biscuits, toiletries, etc. Breakfast was included in the deal, and was excellent on both mornings. The only downside is that the hotel is located a good twenty minutes walk away from the town centre. However, if you don't mind that then the hotel itself is absolutely fine.

We stayed one night and were pleased to find we had been upgraded to a superior room with (just about) a sea view. The room was large but very tired and dated. Some drawers had no knobs on them. It had a very 1970s feel to it. A wedding was in progress. When we asked for room service at about 10 pm, we were first told it would be difficult because of the wedding. (Obviously the management is more interested in their corporate/function customers than ordinary punters.) The rather inexperienced person at the other end then had to go and find someone else to deal with our request. Then we were asked "You do know there's a charge don't you?" . When asked what red wine was availlable we were informed we could have -erm- port. The wine when it did arrive was nasty, cheap stuff which I would not even cook with.

Breakfast was as dire as I have ever eaten, everything self serve, even hard fried eggs (no other choice of egg). No pot of tea, just a cup with a teabag and hot water which I found surprising. I was unable to eat the cooked breakfast as everything was so old and stale.

We were informed this was because breakfast was almost finished and to be fair they did offer to make some fresh eggs, but we felt as if were imposing by arriving for breakfast towards the end of the service.

On the plus side the location is superb. Although there were some rowdy revellers outside our window the double glazing is effective. I also had a good night's sleep (notwithstanding the cheap pillows) which is of course very important.

I left feeling that there is something rather half-baked and charmless about this establishment - which is a great shame because it could be terrific if management upped its game a bit.

Room Tip: The location is so good, it is worth asking for a sea view.

I am sorry to hear that your room service experience was not as smooth as expected and this has been investigated with the relevant members of staff to be addressed. As per a vast majority of reviews, our team of staff is always praised as being very helpful and friendly, yet professional and I would like to sincerely apologise for any inconvenience caused on this occasion. With regards to the breakfast, service had just finished and therefore the hot buffet had not been replenished. The restaurant Manager apologised and offered you to order a freshly cooked breakfast which you declined. Be assured that your comments are important to us and we do our upmost to correct and improve wherever possible. Yours sincerely

Booked two rooms for one night at the Burlington as part of my mothers 80th birthday celebration.
On arrival we had to walk past a group of smokers who seemed to gather on the entrance steps rather than walk a few feet away and keep the entrance clear.
Received a warm welcome on check in and provided with a secured WiFi password
The hotel has maintained a good sense of style and has some great period features.
Our rooms were on the 2nd floor and were well appointed, clean and tastefully decorated.
The bar area was very busy as there was a wedding reception taking place but we managed to get some seats in the lounge (it seems that the only bar available was for residents and the wedding reception)
Breakfast was buffet style and of good quality / quantity with attentive and helpful staff.
Special mention for the duty manager who seemed to pop up everywhere and ensured everything ran smoothly and also sorted out some tea and coffee for us after we had checked out.
Great staff make a great hotel and this was apparent here.
Hotel is in a good location on the leas and I would recommend a visit

Bought 2 Amazon Vouchers for ourselves and friends for a two day B&B Mini Break. Hotel looked impressive online and on arrival it was even better than expected. At reception we were told that we had been upgraded to superior accommodation that had recently been refurbished. Luxury Queen four poster bed and an en suite with a space age shower. Tea and coffee making provided in the rooms and a large flat screen TV. Very friendly and helpful staff and the rooms were spotlessly clean. The food in the restaurant was excellent and the restaurant manager most helpful. Beautiful walks along the Leas into Folkestone. The only downside we could find to this lovely hotel was the view of the uncared for and unloved patio area through the restaurant window with weeds growing up through the paving.

Room Tip: Rooms to the south have a view of the sea

I bought my girlfriend over from Paris for a few days to meet my English friends, stayed at the Burligton and had an excellent time. The room was clean and newly decorated with beautiful views. The staff were really friendly and spoke French which felt really welcoming for my girlfriend as she doesnt speak English. If I need a hotel in Folkestone again I will stay here!

Room Tip: The sea views are worth the extra!

Had just one night as part of a Saga tour.
No real problems, except the room was tired and in need of an update. Also, there was a great deal of noise from the floor above (we were on 2nd floor).
Food was good, but tea and coffee at breakfast took a long time to arrive.
Nicer beer in the bar would have been good, you are in Kent, get some Shepard Neame!

Thank you for leaving a review. As explained to you upon check in, due to the hotel being full on that night, you were allocated an unrefurbished room. This only happens when the hotel is fully booked as we try to let those rooms last. The receptionist did explain this with an apology and you were also offered a bottle of house wine as a gesture. As we try to use local products and suppliers as much as possible, please note that, although we dont stock any Shepard Neame, we sell Kentish beers and ales from the Canterbury brewers.
