I booked a room in this hotel as an overnight stay prior to an early departure on the shuttle to France the following morning. BIG mistake. Great position on the seafront, but the room was absolutely dreadful. The "shower" was a rubber hose fixed to the bath taps. Peeling paint, creaky and fiendishly uncomfortable bed, filthy carpets, unbelievably creaky floorboards, thin walls (it attracted a very noisy clientele, so sleep was almost impossible), and the "restaurant" was closed, so we had to go elsewhere to eat.

The only two things in its favour was the service we received at check-in and check-out (courteous and efficient) and the breakfast (passable). It was cheap, I suppose, so I thought it would be OK for just a night, but it did not get our holiday off to a great start at all. Avoid at all costs. WHY do the British produce such appalling hotels??

Stayed at this hotel overnight before a early Eurotunnel journey the room was clean and fine for the price we paid, bed comfy.breakfast very good with excellant service The only problem we found was that all though the hotel offers a residents bar with" a wide variety of refreshments " and a dining room "with a wide range of meals "we were unable to eat a evening meal in the hotel, as you have to pre-book your meal and we were told at 6.30pm that this was too late to be able to do that, perhaps if we were told when we booked in at 6pm that we needed to do this we would not of had to go out to eat.

Single Room price of £26 for B&B can't really be sniffed at. But be aware this is very much a "You get what you pay for" place. Like many old seaside hotels it has not been re-furbished since the '70's or maybe earlier. The general condition of everything is very tatty. That is the best I can say. If you can up your budget a bit then your stay would be much more pleasant in a standard 3* establishment.

Room Tip: I think they have 5 re-furbished rooms........perhaps these are a better. But the receptionist only...

easy check-in/out. clean room; Good value for money. On 3rd floor & had beautiful view of the promenade & sea, and the windows could be opened wide enough to allow air to circulate which was big bonus as it was hot. Room quite 'tired' with old furniture but adequate for one night. Would use again.

I travel a lot for business and stay at this hotel each time in Folkestone. Rooms a clean, beds comfortable, and spacious rooms.
One plus is that the Main Street where restaurants and shops is literally around the corner. Great italian and Greek a few steps away.
