The most easy and convenient place to find ,the most friendly welcome, the most comfortable and smart, the most clean fresh and quirky room, the most ...the most... the most... every little details made it a perfect week end. If anyone does not know about Folkestone, this is the place to start and enjoy.
PS: after such a good breakfast you don't need a lunch. 5 stars all the way, thank you to the best hosts you could get.

My friend and i went to Folkestone Tuesday 3rd June to see a medium in Folkestone threatre, we go to this venue often . .as they have really good shows, the only problem being is finding a nice place to stay. A friend that lives in Folkestone told us about this B& B that they have watched being completly renovated from a really run down old hotel to this lovely bright new place. She has been watching it change from a run down estabishment to a wonderful looking building. She wanted to see more so asked if she could look around. The oweners were only to happy to show her around all the lovely rooms. Therfore she passed all the information onto us.
We booked for one night and when we arrived we were met with lovely two people who gave us a parking permit so we parked outside the building. Our bags were taken up into a lovely double room where we could see the sea. The room was most tastefully done and so very clean, everthing was there you needed. The oweners Leigh and Mark a young couple who were most eager to please invited us to the reception for a glass of wine, which made the start of our evening. Before we went to the shown the owners had told us about a lovely italian resturant across the road, we had a great meal there before going off for our evening. We had a lovely nights sleep in a lovely bed. The morning breakfast was wonderful you can pick what you want from a large selection, and can have as much as you want. This is a new venture for the hosts Leigh and Mark but they were very professional and proficient in what they are doing but at the same time most friendly. A must to stay if your in Folkestone, we will be back in October for a show we have booked again.

Room Tip: we saw a couple of rooms all looked good.

I visited 10 to 12 Folkestone over the May bank holiday, after deciding on a last minute break.
I have never been to Folkestone, and had misconceptions in my mind - which were all proved wrong within the first 5 minutes!

After a short walk from the station (we're not drivers) we were greeted by two bright smiles and a glass of wine and a beer. We sat out on the terrace with our complimentary drinks, enjoying the rare glimpse of sunshine on a rainy bank holiday.
We were swiftly shown to our room, which was beautifully restored and extremely roomy.
With a original fire place, lovely high ceilings, we instantly knew this would be a great stay.

The rooms-
Extremely clean and lovingly restored and decorated. Plenty of room in our spacious double, with a comfortable bed and bed side lamps (it's amazing how many hotels position lamps too far from the bed!!) The bathroom shower was nice and powerful, and the complimentary toiletries are an added bonus, especially for those travelling via public transport who don't want to lug too many bags around. There was teas/coffees/biscuits within the room, which is also brilliant when settling in.

The Location-
A 5-10 minute walk to the beautiful beach and an abundance of shops and restaurants.
Lots to do in the little town and you can walk all the way along to the harbor and enjoy the views. There's a lovely little pub (which I believe the owners also run) and it's a lovely homely feel, with traditional ales, pool table and more friendly faces.
The walk from the station is approx 15 minute, and a nice straight road so no worries for those who don't have cars. I believe there's plenty of parking for those who do plan on driving.

The Breakfast-
The breakfast room (along with the communal living room for that matter) is bright and airy, and decorated to the same modern style. We had a delicious cooked breakfast, with the option of toast/cereal and fresh teas, coffees and juice. A very good start to your morning!

I would definitely recommend a stay at 10 to 12 Folkestone, not just if you're travelling on from there, but also for a nice weekend break -or even longer!
The area is beautiful and definitely makes me think "up and coming."
This hotel has been restored and decorated to such a high standard, and your hosts Leigh and Mark are a delight to interact with.

5* and I will be back again!

It is taking a risk expecting to find quality accommodation on a spring bank holiday weekend at the coast without booking, and is not something I would normally either consider or advise, but, at the last minute we decided to take some friends across the Channel to visit the battlefields of Belgium and France. I decided to break our journey from the north of England with an overnight stay before the crossing and I’m so happy that I did.

We drove into Folkestone and just a stones throw from the seafront and within easy reach of the shops we stumbled across this newly refurbished bed and breakfast accommodation. Fortunately for us it had only opened that weekend and with rooms available and the appeal of a traditional pub on site we didn’t hesitate to book . As you would expect, in what appeared from the inside to be a brand new build everything looked spotless and the proprietors immediately made us more than welcome with a glass of wine in their comfortable reception area.

We were able to park almost in front of the entrance to the accommodation and with the shops and restaurants just minutes away we didn’t need to use the car again until we left the following morning. Our rooms were spacious and had been tastefully refurbished, the beds were comfortable and the bathrooms immaculate. The dining area was perfectly adequate and the breakfast, in both quantity and quality was commendable – at least we could sleep it off as we crossed the Channel!

We were very lucky to have found such lovely accommodation and such welcoming staff and I’m sure it will not be last time we choose to stay at 10to12 in Folkestone.
