We booked for a hotel in Littlehampton and was offered this, thinking it was an old style grand hotel we booked!!!
I think it used to be grand in days gone by, at least it's separate to the pub!, we stayed in the room over looking the train station with the four poster bed, it was clean and tidy, a noisy place to stay though, breakfast was pretty basic in their restaurant, plenty of cleaners around. Knowing we were only staying for 2 nights we thought it would do but would not stay again.

If you come expecting any type of "Grand Hotel" you will leave disappointed. If you are looking for a pub with good service and very good value food and drink, comfortable accomodation with good facilities and a good breakfast included, all at a reasonable price, then you will be delighted.
Located directly opposite the main railway station and about 15 mins walk from the seafront.
Room carpets could benefit from a deep steam clean and parking is very limited.

I booked a room for my partner's birthday and although location was great, our room smelt of damp, was very grimey and i booked a double room and we ended up with a twin. Wouldn't go back/recommend as not worth the value for money.

Well we stayed 2 nights last weekend purely for the bird man competition. The room carpet was awful and was afraid to walk on it with bare feet, cleaning has left a lot to be desired so much dust on the unit where the tv is, looked like it had not been cleaned for weeks, room could do with some updating for sure however the bed linen was exceptionally clean, the bathroom was also clean until I found a P' hair on the toilet! Yuk! Lots of bulbs not working.
The cooked breakfast was very good but did not appreciate staff shouting for more supplies to be filled up over the guests, this hotel for me was everything that is 'what not to do' , they clearly need a lot of training, you could not identify who was staff or a guest as they wore no uniform and open toe shoes and long hair while serving breakfast not good!! You didn't even get acknowledged when entering the breakfast room.
The pub though has some amazing features !

This historic establishment has been renovated delightfully, and - while the operational setup is somewhat quirky - the exceptionally competent and friendly staff ensure everyone is perfectly cared for. It is about one kilometre from the sea front. For rail travellers the location opposite Worthing train station is ideal.

Friend stayed and was disappointed with the state of the carpets and dated decor in the rooms but the beds and bathroom were clean. We joined our friend for breakfast and evening meals and found the staff to be polite and very helpful. The food was very good and great value for money.

I saw some bad reviews of this place but had to book as it was the only place available for less than £100 as it was Goodwood Festival of Speed weekend.

The hotel is alright and not as bad as a lot of the reviews below seem to indicate. It is above a pub and across from the railway station so there is some noise but if this is likely to be an issue, wear earplugs. If you are a very light sleeper, why are you even considering room above a pub!

The room could do with a full redecorate too but I've seen worse. It was also reasonably clean, the cleaners could do with learning to go behind things like the TV but again I've seen worse. The bed linen was clean and although not the best mattress I've slept on it was comfy enough to provide me with a good night sleep.
The staff were polite and helpful and the breakfast the next day was good, self service fry-up with cereal and breads/toast available too.
I paid over £80 for this room which on a normal day would be too much but I assume this place is usually around £50 which is fine for what it is, a budget seaside hotel.

I would have given this hotel 3.5 but as I can't I have been generous and give it 4 to counteract some of the reviews that seem quite unfair.
