Having booked this hotel from a special 3 night deal we decided we would pay an extra £30 per night as an upgrade. We were shown to our room and immediately we noticed a fusty smell coming from the bathroom. The porter who carried our cases couldn't smell it. We asked if the room was a standard room as the size and decor didn't look superior, we were surprised when told it was a superior room. The room was no bigger than a standard room at a budget hotel chain.. The bathroom was carpeted with carpet also on the side of the bath. When we questioned the staff about the room we were told it was a traditional hotel and not a boutique hotel. All I can say is the furniture and decor was tired looking in bedroom and public areas. It is worth noting that other reviews have highlighted this same issue along with the very annoying constant drip noise from the plumbing of the room above. This somewhat suggests a lack of attention to upkeep. The staff were very friendly and the food, whilst a slightly limited choice if staying for a long period, was however excellent. Dogs are allowed at the hotel, but we noticed when some guests were taking afternoon tea in the lounge their dogs were jumping on the furniture and no one took any notice.
At breakfast the manager went and spoke to the table of guests next to us to apologise for "his idiotic staff". I wonder what comments he makes about the guests?
This could be a wonderful hotel but could do with some TLC to really deliver an experience of true worth.

we recently stayed here for a 70th birthday celebration. all I can say is its fantastic. we arrived on the weekend of the 8th September and checked in to our lovely room 147 and had a drink with friends of the party on the lawn. The weather was fab. we took a walk around the beautiful gardens with the company of 2 dogs Ruby and Martha.
our room was stunning. it even had a dressing room. clean comfy bed and a nice view at the front of the hotel.
People on here are complaining about the state of the hotel but I could not see any fault. There are many rooms to relax in with a drink or if you prefer a coffee in the courtyard or the library then there is that option too. The inddor and outdooor pools are good all though we didnt use them. We had a look.
Our meal was superb, it was hot and the drinks were a fair price for a hotel.
Breakfast was buffet style but plenty of choice from hot to cereal, yoghurts and fruit.
we would not hesitate to stay here again it was very special and the party rocked.

please be aware allow time for your journey to this hotel if you are travelling through Lyndhurst the traffic is very slow and queues for a good few miles.

Room Tip: room 147 is lovely you wont be disappointed

I very recently,September 8th, had a wonderful 70th birthday celebration at this beautiful hotel.

With forty eight of our guests booked in for dinner,bed and breakfast,plus an evening of entertainment and dancing one would expect at least one small thing to go wrong!
I can honestly say NOTHING was wrong. My guests loved their rooms,all had superior and were very happy with them. All the nice touches like bath robes and complimentary soaps etc were very much appreciated.The rooms were clean and the beds very comfortable.

Our dining room looked lovely and the tables so nicely laid.
The food,chosen in advance by our guests from a menu of four starters, four main courses etc was first class.It arrived on time,to the right table and hot! No easy task for a lot of people.
My thanks to a great chef.
All of my guests remarked on the friendly and efficient staff,especially Zara, Jo and Janet,my thanks to them.
It was nice to see the owner Ian quietly unobtrusive in the background keeping an eye on things.
Some previous reviews have not been good,ignore them,the old saying "You can please some people some of the time but not all people all of the time" is so true.Give this lovely hotel a chance.
Thankyou Passford House for a birthday I will never forget!

Room Tip: Superior rooms and four posters are lovely.If you have a problem with stairs ask for a ground floor...

If you are looking for understated comfort, good service and excellent food then you will love Passford House. It is the quintessential English house with oak panelled rooms, leather armchairs and a peaceful garden. Within 10 minutes of arrival we felt totally at home here, We mouched around the house, drank coffee in the courtyard, read in the garden and lazed around the pool and sauna. The staff were extremely professional and worked hard but unobtrusively to make our stay comfortable. We had a lovely corner room with comfortalble bed, good shower and great views of the garden. There is free wifi throughout the hotal and both the outdoor and indoor pools were very warm and the sauna was lovely. Passford is not without faults - yes there is carpet in the bathroom and the tennis court is tumble down but you don't go there for glamour. You go to find a haven from the stresses of everyday life, you go to relax and recharge your batteries. At Passford you can come and go as you please and no one glares if you walk round in a towelling robe or slouch around in an armchair. We loved the place but that said if you are looking for a boutique hotel with marble entrance hall, glitz, glammor and all mod cons then this is not the place for you. For us though it is perfect and we'll be back soon

Rooms are tired. Carpet has a smell. Even the bathtub is covered by carpet. Despite the effort of the very friendly staff to make our stay worthwhile we were all very disappointed by this hotel. It needs some redoing sooner rather than later. Rooms were noisy.

Passford House is in a beautiful setting, in magical forest down a country lane. And although we did not make use of the swimming pools (in and out) and sauna, we understand that these are pleasant. But the hotel itself is very tired and down at heel. Sorely in need of a refurbishment. No need to go for the boutique makeover, as there is room in the world still for "old fashioned" hotels, but this is approaching shabby. None of it felt very clean.
Breakfast was old school buffet. Volume being the order of the day. Disappointing quality of food, however, all overcooked and quite unpleasant. Despite a rainy evening, we opted for dinner in Lymington as the menu did not hold much promise.
Passmore House is definitely past it, but some careful revamping could bring it back to what was probably a golden heyday.

Room Tip: Not sure there are modernised rooms. If so, book one of these.

I always have a theory that hotel should be nicer than your own home so u can sit an relax and enjoy - i had a great urge to tidy the garden an get steam cleaner out to remove slippery moss growing over paths an generally tidy up this place could be amazing, its in desperate need of cleaning properly everywhere i looked i found dust- surround to pool very dirty, pool water green an black sides to pool its totally unacceptable thankfully only stayed one night other hotels in area are all ten times better i stay regularly in this area!
