My son and I have been using No. 18 for a few years now as a base to visit the East Anglia Transport Museum, and have always been made to feel welcome by Sandra and Ray. The rooms are comfortable and clean, with great views at the front of the building. The breakfasts are excellent, with a choice ranging from cereal to full English. Or both! There is also free wifi.
And you don't have to walk far to find some nice pubs with great local beers.

Room Tip: Front of house has the best views, but the back rooms can be quieter.

A really lovely guest house. We both felt at home, the accomodation and breakfast were excellent. The people who own it made us feel very welcome and put us up at short notice. We have already booked for next year and would reccomend it to anyone. Excellent value for money.

After recently staying at 18 Kirkley cliff I can't recommend it enough. The location is amazing right on the seafront with beautiful views out to sea. The rooms are very comfortable and clean. The breakfasts are great served in a dinning room at the front of the house with sun beaming in a huge window with the view out to sea. The owners ray and sandy are so welcoming and accommodating and were happy to help out where they could with recommendations on places to go. At breakfast there is a wide range of fresh and dried fruits with almost any cereal you could imagine, yogurts and fruit juice and not forgetting the cooked breakfast which is cooked fresh to order every! Overall an amazing stay would definitely recommend to anyone considering staying in Lowestoft.

We have been visiting Lowestoft for 23 years but this was our first time at No 18. We had a lovely stay with Sandi and Ray and their family who were all very friendly. The breakfasts were second to none and kept us going for most of the day. The location was excellent and the view fantastic, and we would definitely recommend - 100%.

Room Tip: Great sea views.

Our family visits Lowestoft once a year but never before had we stayed at number 18, and after our experience there, we will not be staying anywhere else again. We stayed in the family room on the top floor with our 2 young children, the sea view from our room was amazing and situated literally a stones throw from the sandy beaches. Our rooms were supplied with condiments and juices aswell as biscuits for us and the children. The breakfast suited us all as there was a lot on offer from fruits, yogurts, cereals and pretty much any cooked breakfast you could want. The full English breakfast was lovely and the poached eggs on toast were perfect. Thoroughly enjoyed our
stay and can't wait to return next year and many more to come.
