Lovely warm welcome by Warwick, the Proprietor. Shown to Room No.1, very chic in all black and white, bling duvet cover, cushions, chandalier, etc. Tea/coffee/biscuits, flat screen wall tv, very comfortable bed and this was just one of the standard rooms ! Apparently you an pay more and have better ! They had a special on at breakfast. Besides the usual full English, they were serving creamy scrambled eggs and smoked salmon - guess which one I had ? Got parked right outside, although there is a car park right opposite, very near the centre of Lowestoft, reasonably priced - I don't think I have any negatives at all. Thank you Warwick and we hope the rest of your good work continues ! Regards, Vanessa & Bob.

We booked through Booking.com. The pictures and reviews were very flattering to this place. We arrived to find the place, not ready, very dark and literally if not fit for habitation, definitely deceiving to the public. The floors creaked, the bathroom had no ceiling due to an apparent flood a few days ago. The shower which looks good in the photo is downstairs. To get there means a sticky carpet walk. not good. The owner was very apologetic and I said to him that it was nt ready for someone to live in and to charge £70 a night. We left not having stayed there.

Room Tip: Really look very closely at what you are booking and don t always believe on face value.

We are a family comprising of 2 children of 2yrs and 4 yrs and we really loved this B&B. It was good value with really clean rooms and a lovely home cooked breakfast. There was homemade bread and jam too! Really recommend this!

We stayed at the Beach House back in October and had a brilliant five night stay!
Very clean, modern guest house. Very friendly staff. Home made bread and jam. Full-English breakfast using quality ingredients. Plenty of tea and coffee in the room. Wi-fi and Freeview. The owner responded immediately to our requests but was respectful of our privacy. We were able to come and go as we wished. I would absolutely recommend this place for anyone staying one night or five. We would definitely return!

Room Tip: Request rooms with a sea view, they are to die for! Well worth a little extra!

Me and 3 of my pals stayed the night at the Beach House Saturday just gone, my experience started with speaking to the adorable owner of the establishment Liz, she was amazingly friendly and went out her way to find us a family room and even organised and extra bed for a last minute guest.

On arrival we were met by the fella that runs the hotel Warwick who was one of the nicest fellas I have met, he was so welcoming and we had a fantastic laugh with him from start to finish, Our room was fantastic, clean, bright and airy!!!

We all had a superb sleep after returning to the hotel at silly o clock, we were woken up to the smell of bacon and eggs and Warwick even bought us 4 sausage sandwiches to our room with freshly squeezed orange.

I would return to this B&B without a shadow of a doubt and would advise anyone who is staying in Lowestoft to book this hotel. It is a FANTASTIC hotel with THE most friendliest staff I have encountered in my many years of travelling!!

I currently seem to be touring the Lowestoft B&Bs and came across this one on a different website. It is very well located next to the centre of Lowestoft and easy walking distance to many pubs and restaurants.

Although the hotel doesn't have private parking, I never had a problem with the free on street parking just outside. Additionally, there is a large public car park directly opposite which is free from 6pm to 8am.

The owner was very friendly, gave me a nice introduction to the B&B and showed me round my room. He apologised in advance for any noise as he was doing up other rooms in the B&B. However, I never heard anything!

Overall the room was pretty average, bit TV with freeview, kettle etc... and the bed was quite comfy. Note that I think only one of the rooms has ensuite, however there are 2 shower rooms which are pretty good too.

Given I was only down in Lowestoft for work, this was a perfect cost effective B&B and I would happily stay here again.
