For 2 nights for couple B & B [Sat/Sun] just £99!! Good location but noisy traffic on road that runs past hotel. Some noise from people coming out Nightclub and Hotel opposite. But incredible good value for money. Only drawback is tiny wardrobe which had an uneccessary ironing board. Breakfast prob not best quality but edible. Staff excellent!

Booked 4 nights at this hotel and checked out the following morning! 1st impressions count and the grubby cream leather sofa in 'reception' was not a good start, wondered what the room was going to be like.
Given room 3 which seemed ok , however, it had no double glazing and being on a noisy corner opposite a KFC drive thru wasn't great. Old sash windows with cracked glass ( taped over with cellotape!) and flaking, rotten frames.
The bed had a piece of MDF under the mattress, apparently because the bed base wouldn't stay together and wasn't even disguised with a valance. Not very comfortable. Lighting in the room and bathroom totally inadequate for doing make-up/shaving etc.
The sink in the bathroom had several hairline cracks around the basin, no sink waste grid ,
no shelf for toiletries and no towel rail. Shower screens not cleaned and no shower fittings i.e. soap dish/ shelf for shampoo etc. Room located next to storage room, constant banging of doors as staff went in/out.
Chairs in restaurant really grubby!! Not nice at all.
The only good thing about this place is the staff, very nice and helpful. deserve to work somewhere much better than this!
Wouldn't stay here again or recommend it to anyone else.
Management- Could do much better!!!!!!!!!!!!!!!

I and my family have stayed here on several occasions over the past months . What keeps us returning is number 1 the family room we book is spacious and comfortable number2 the staff are so lovely and polite and number 3 the location. The breakfast in the morning is lovely. The Only negative comment is I feel the owners over work their staff and do not fully appreciate what they provide as a service.

Lovely lovely hardworking and charming staff make this hotel !!!rooms clean and comfortable with everything u need and breakfast very good.only complaint was that noise from busy road and nightclub turnout/Kentucky drive thru went on until pretty late

We paid £50.00 per room for b&b in August! Great value for a seaside location. Our room was compact and bijoux but it was clean and fresh and had everything we could possible want including tea making facilities and biscuits! We also had a small flat screen tv and lovely large bath towels. There is good free on street parking virtually outside the hotel.The staff gave us a warm welcome and were friendly and helpful. We would definitely stay again if we are passing through Lowestoft.

Room Tip: Go for a deluxe room if you want more space, front facing rooms would probably provide the best view...

Stayed here with our 2yr old for four nights. Wasn't looking forward to it after looking at reviews on here but I think those giving it terrible reviews should book for a 4* hotel in future rather than what is essentially a bar with rooms above. We travel regularly but have never before had an iron, ironing board and a fridge in the room when staying b&b. The room was clean and really spacious.... Even with the travel cot put up!! Breakfast was lovely, served with a smile and best of all it is situated 2 mins from the beach.
We will definitely be back!

Just spent a night here,staff were polite and knew what they were doing.
The room was large with a massive 42" plasma TV seating area and large bathroom.
All clean with just a tiny bit of mould in thebathrom>>> Attention to cleaning would soon solve this.
All in all all this with a very nice breakfast for £29!! Bargain price but not a bargain place.

Room Tip: Executive suite room 10 very good.
