It was our 5th visit. On July (!) I booked a double room on ground floor for November. When we checked in we got a room on first floor (no lift). The lady told me that on ground they have only twins. I told her that it's not truth, she said:"yes ,but they are all full". No one offered us help with the luggage upstairs!
All other aspects - the same good hotel.

My husband and I spent one night at the Green Hotel as part of a touring holiday of Scotland. Having lived in Kinross for some years ago, we knew the hotel well but had never stayed there. Sadly we were disappointed.

Our booking was made through an agency who offered a favourable tarriff. On arrival the reception was friendly and welcoming. However, it took some time to locate our room, having asked several members of staff. The room was spacious, comprising double bed, comfortable chairs, dressing table, television, etc. The outlook was onto a central garden area. It was a hot day on our arrival and we attempted to open the windows. This proved difficult as they would only open about 1". The bathroom left much to be desired. The bath had stains on the base, suggesting it had not been cleaned for some time or was showing its age. The shower was not very effective. The washbasin taps did not appear clean. A half-used bottle of shampoo was left on the shelf - ? from a previous guest. The lineolem flooring was shabby, having been repaired numerous times. The tile grouting was discoloured.

Outside the room, the decor had become tired and in need of attention - chipped paintwork, peeling paper, etc.

We did not have an evening meal at the hotel as we were meeting up with friends that day. However, we did have breakfast the next morning. This was of an average standard.

Having seen this hotel over many years, it was disappointing to see how it had deteriorated. It hardly deserves a 4 star rating. We have contacted the hotel twice to express our opinion - July 2013 and October 2013 - but have yet to receive a reply.

We had a great non flashy pub meal in this bar, which is part of the Green Hotel.
There was nothing fancy, just tasty food served by attentive staff, what more do you need before attending a gig at Backstage, also part of the Green Hotel.

Having bought a very good value deal online (5pm.co.uk- double room with bottle of wine,3 course meal and full scottish breakfast for £85), we weren't expecting a huge amount, but we're pleasantly surprised given previous reviews.

Yes, the rooms, especially the bathrooms, are due a revamp but the service more than made up for it. After seeming initially empty& desolate, Basil's restaurant became busy and bustling and our meal was delicious, fresh and generous portions, with a lovely cosy lounge area for drinks afterwards. Staff were very attentive and friendly- a lovely experience overall.

Just back from an overnight stay at Greens and after reading the earlier reviews, was pleasantly surprised. Bedroom (room 35) huge, spotlessly clean. Lovely comfy bed. Flat screen tv, no noise from rooms either side. Only downside was perhaps the bathroom, or to be exact the shower, no power and fairly tepid. But apart from that had a great stay. Had lunch in Jocks bar - wonderful, ate dinner our and had breakfast in Basils. Good service, good food. What more could you ask for? Will definitely be back! What a find!

Stayed one night with friend.

Do not think this is a 4 star hotel. It may have a golf course and be a handy place to stay for the shooting and fishing people, but the actual hotel itself does not warrant 4 stars for accommodation.

Good point: Good sized twin room with bay window overlooking lovely garden. Tea and coffee making facilities.

Bad points: Bathroom: bath so old no enamel left on it so it looked filthy, disgusting old slip mat for bath, sink bowl chipped, extractor fan broken, old shower curtain. My friend refused to use the bathroom, she lived a few miles away and said she would wait until she got home!!! I had no option as I had a long drive home.

Carpet: black stains on it in several places and "sticky" in areas near curtains.

Beds: uncomfortable and noisy, bedding not very attractive.

Floors: I appreciate it is an old building, but very noisy.

Overall decoration: marks and chips on the walls and paintwork,

The carpet in the corridor to our room had holes in it. Cheap old faded pictures on the walls, tired decor. Needs refurbishing.

I did report the above to the hotel who have offered me a 50% refund and said the hotel will be getting refurbished next year.

Recent 2 visits have had a great meal.

The Potted smoked haddock is a star dish, Steak pie with sausage great, best wines for value and quality.

Have not stayed in the hotel, but this large comfortable bar is lovely.
