Many things went wrong with our stay, its a terrible B&B. Travelodge are so up market compared to this place.
The night before we checked in we received an email of complications, at 8pm may I add.
On arrival we were greeted by Li, more than happy to accommodate what we wanted, however this was going to soon change, she tried to get more money from us and in the end we were forced to pay for her mistakes not our own. She raised her voice, and is not friendly to customers. She tried to force us out of our room 40 minutes early, when we weren't fully packed. She gets very confused very easy. What happened to the customer is always right?
The room its self clearly hadn't been dusted or cleaned in a while, the sockets were disgusting. There were rugs all over the floor, sofa's and chairs stuffed into spaces. A wardrobe not to be used by the people staying in the room but for the linen. One of our beds had no pillow, scraps of carpet by the "bedside table". There was no hair dryer in the room neither, the tv was also broken.
The bathroom no bath mat, towels took its place. Pipes on show, and for a family room, it was not suitable. Far too small. The shower was a watering can (as expected) and the toilet sounded like a tractor when flushed. It even woke us up! There was no hand towel in the bathroom and it contained the previous occupiers shower gel! (disgusting) Too top it off the door wouldn't even close properly! (we all like privacy)
There was a fire alarm, during which we went to leave the room, but there was a chair obstructing our door and the stairs.
The tea making facilities included a tea pot, (where do we get hot water) and 2 mugs between three people. Poor standard. The breakfast, was nothing to special, but i do not enjoy stale bread or cereal.
The previous owners informaiton books were still in the room, hadnt been updated, meaning the information was incorrect.

This was my first stay here and it wont be my last! The lady was really welcoming and friendly, we were late and she was really flexible. The room was spotless and breakfast was cooked to our tastes. We also had a lovely home cooked dinner here. To top it off the entire stay was great value!

We found this B/B to be warm and accomadating the lady who runs it is very nice and makes you feel welcome. Although we had a shared bathroom it was right next to our room so not inconveinient . The meals where plentiful and we found great value at 70 pound a night for three course dinner, room and breakfast.We would recomend this B/B Greatly Colin and Gladys from Perth WA

A friendly and obliging landlady, clean and cosy rooms,soft beds and fresh bedclothings, breakfasts according to my wishes and tasty dinners made me return to Roxburghe Guest House on my second visit to Central Scotland.
Recommended - enjoy your stay

It was a spur of the moment thing & deciding where to stay quite late at night was a very rushed desicion, but the owner accomodated us without a problem and welcomed us in. She showed us to our room, which was clean & organised and provided dinner.
We had a good night sleep and breakfast the next morning consisted of a full english breakfast with a good selection of cereals, teas and coffees.
Overall our experience pretty good.
