Booked a surprise two day break for my wife and I via a Wowcher Code. Quite aware the hotel was under new management and was being refurbished. We arrived one hour early thinking we could sit somewhere and have a drink within the hotel grounds on the hottest day of the year, only to be greeted abruptly by the woman at the reception desk ‘You are too early, check-in is at 3pm.’. The woman said she would look to see if our room was ready early and we booked in room 12. When I booked I asked for a ground floor room because of my wife’s disabilities yet room 12 is on the first floor. The woman rudely said there was no record of this and they had no ground floor availability. My wife was able to slowly walk up the stairs having been offered the room early. The stairs had a noticeable ‘whiff’ of care home smell. The room had a very dated décor which my wife laughed ‘Where’s Basil Faulty, Sybil is on reception, look for the hidden cameras’ as we were aware that the hotel is under refurbishment we thought this was amusing and acceptable. Then we were hit by the heat, central heating was on and the radiator control unable to turn it off. The sash window would not stay open. The counterpane on the bed was terribly stained; the sheets were crisp and fresh but no mattress protector. Further checking, the bathroom was very dirty, the toilet did not flush properly. We returned to receptionist who said she would check herself the issues we were complaining about. We were taken to a room on the ground floor (previously was not available?) but this too was not of any acceptable standard with horrible stains on the carpet under a table, stains on a chair fabric, and a dirty bathroom. The woman asked what you expect if you book via a voucher company. In all respects the refurbishment is not a problem, there is no excuse for the rooms not to be clean and fresh. We agreed to not spend our time and money with this hotel who blatantly exaggerate the standard of their hotel at present. Along with the very tired overall look of the hotel, the smell of smoking from the dining room and hallways, the threadbare carpets with black grease in the communal area between reception and the kitchen and the ground floor rooms, the general ‘care home’ smell of mustiness and disinfectant gave the whole place a feeling of needing to wipe your feet on the way out. Because of its location it would have been a lovely place to stay, the hotel grounds looked wonderful and well kept. We travelled to the tourist information centre at Lyndhurst and were saved by very professional and helpful advisers who aided us with useful information and we eventually stayed at the Balmer Lawn Hotel, who rescued me from a disastrous surprise for my wife and we enjoyed a wonderful two day break in the New Forest, which we will return to in the near future. We have never done reviews on places we go to but we felt we must let people know this hotel should not be allowed to trade at such terrible standards while being refurbished, and yet they advertise such high standards. A beautiful setting, but tired and run down hotel lacking any standards and manners from their senior staff.

We enjoyed a lovely break at this charming hotel for the May bank holiday. The service was great and the food superb. The staff were friendly and efficient. We were given a lovely family room and major refurbishment is planned so we can't wait to return!

Room Tip: Ask for the large family suite in the old wing!

We stayed here in May 2014 . It was a nice Hotel in a great location for exploring the new forest and the local areas. Breakfast was good with lots of choice but a little dis- organised , The room we stayed in was a little tired and could do with some updating. we only stayed for 2 nights so it didnt really matter to us , it was great base for us and useful to have parking too

just returned from 5 night stay, we had a really brilliant experience from check in to checkout. room clean, bed linen renewed twice during our stay. amazing breakfasts excellent choice prompt courteous staff food arrived quickly perfectly cooked/presented. would fully recommend a stay even for one night .

Room Tip: we had ground floor opening onto garden was very quiet lovely view of gardens.

Sadly despite helpful friendly staff, I'd give this a miss. The place is crumbling, badly in need of repair & decoration, tired and tatty. Our room suffered from: a door lock that broke / failed on day 2; a broken free standing electric heater; failed extractor fan & light bulb over en suite sink; copious hot water out of hot & cold taps; a worn out lumpy mattress; peeling paint & outmoded 70s decor; a dodgy TV remote. The coridoors were lined with old furniture (some broken) & awful prints / paintings giving the feel of an old peoples home and bar drinks were expensive for what they were.
The location is so good - it's such a shame.

Just got back from our one night stay here, the staff are so friendly and the hotel welcomes families which is great as we have a 2 yr old, they were fantastic with her. The food OMG delicious! Dont be put off by the front building its a lovely little place and the large garden is lovely. Ideal location and our room was very big, shower was excellent and powerful! Will definitely be coming back in the summer!

The staff could not have been nicer. Bedroom and public rooms clean. Yes they could do with a refurb but this is obviously work in progress. Sitting in the garden enjoying a drink was lovely. Dinner whilst not outstanding but perfectly acceptable. Breakfast was substantial. We had a roadside facing room which was very noisy - taxis at night followed by early morning departures. However we enjoyed our stay and would return again.
