We stayed here for one night on the way from York to the Lake District and found it very good. The room was fitted out and decorated to a standard well above most inns. Remember it is NOT actually a hotel, so there is a little noise from the pub business, but less than you might expect - and far less than many hotels that cater for weddings. The food, beer and wine are to a pleasing standard and there are traditional bars and a well set out restaurant. Overall the prices represent good value and the service is generally helpful and cheerful. We'd happily stay again and are thinking seriously about its self-catering cottage - even if we ended up being tempted to buy our meals from the Royal Oak.
It is easy to find on a main - but not too noisy - road. It's on the edge of Appleby with plenty of green around. There is adequate parking in front.

Room Tip: As far as I could see all rooms are on the 1st (UK) floor up one flight of stairs. The road is not too noisy, though the outside tables at the front may cause a little extra noise during pub hours.

We were staying in a cottage near by and spotted this on the way past, thought we would check it out for a drink first and take the dogs.
Great place to sit in the sun and also great for doggie people, water out front.
Staff all young and very uninterested in people, we had a look at the menu and it is expensive for what it is a pub, but I think they think they are more than this.

I am sure it be nice to stay and there is on street parking, some good dog walks around the corner and across the road.

We went to the Indian instead, great place and good quality.

We treated ourselves to the 2 bedroom cottage on the end of the terrace.
Whilst self catering is fine, we elected to order our meals from the pub and have them delivered to our front door when they were ready so that we could have an intimate meal for 2 in the cosy cottage.
We have been several more times and stayed in the rooms over the pub which are modern and clean but not all that large.
Food in the restaurant is wonderful and there is plenty of local meat and produce.
Highly recommend this pub and rooms but stay in the cottage if you can stretch the budget a little.

Got this via living social spent 1 night
great little place and they was so good to the dog

Had mat biscuits and a ball waiting for him also could eat with us which was nice

Was a bit far out for walks near the lakes but other wise great

Good hotel, the staff were excellent, friendly and helpful.
The restaurant is very reasonably priced with a good variety of dishes. The specials change nightly and this gives you some nice alternatives to the usual menu.
My room was in the attic and I have to say it was lovely. There is a bit of traffic noise during the day but this soon quiets down in the evening. The facilities were good and there is free wifi available.
Definitely stay again!

Room Tip: Room 8 is a family room in the attic with a double and single bed. There is a separate dressing room with was basin and a full en-suite.
