stayed for just 2 night in july 2014, everything you would want in a B&B and more, clean, quiet, walking distance from town centre, B/F excellent. Walk in shower, ironing board/iron, clean white towels and linen, private parking, no fuss. Would definately re-visit.

I have gone to great effort to take notes and report here our experience. This expose is not to bash or get back at the owners, rather to accurately report what we encountered after an extended stay of eight nights (May 30 – June 7) in Rooms 1 and 3, which are the largest. Upon arriving and opening the door to Room 3, a strong musty smell nearly knocked me over. When I commented to the warm and friendly Eastern European co-owner, she replied, “What is musty? (‘So.’)” They attempt to address the moisture/mustiness in some (all?) of the rooms by radiant (water) wall heat and electric plug-in chemical air “fresheners.” I elected to turn the heat off, pull out the air “fresheners” and use the one operable window (in each room?) to ventilate day and night. Each time I would return to my room I was warmly welcomed by the musty odor of Old World Charm. This is an older house that possesses some charm but that only goes so far. Door locks were of the very antiquated jail key variety. Primitive or “quaint,” they were not only a challenge to operate, but I do question them for fire safety. The two rooms were poorly lit with a mish-mash of wall and lamp lights, such that with all aglow it was still difficult to read. The window coverings were sufficient for privacy but not to keep plenty of light out. As the daylight goes late into the eve in the summer and early into the morning, plan on not getting a tremendous amount of rest. The beds were comfortable, including some type of feather pillow and nice comforter. Generally the rooms were quiet. Though the bathroom has modern fixtures, there were some significant issues with the plumbing. Though the building’s waste lines have been re-plumbed on the exterior, both the sink and shower drained… slowly (necessitating a fairly reduced water flow – we call that conservation in California). The toilet would not, could not flush a few pieces of toilet paper, even after three flushes. Huh? Last comment about sinks in (Northern) England. Though the sinks appeared to be contemporary, they had separate hot and cold water taps (cute holdover from the early 20th Century). Other than filling the sink to shave with a manual razor (some of us use electric), they were completely useless. Try washing your hands with warm water. Drinking glasses in the room were either water-deposit stained or only disposable plastic. As a guest house there was absolutely no common (public) space for guests to sit, read, talk, or meet as they have removed that possibility by using it as another bedroom for revenue.

Breakfast – Breakfast is only offered for one hour, 8:30 – 9:30 a.m. in a nice dining room. For the cost of the room the breakfast was very limited and routine. Eggs sometimes cooked right, the thick bacon was good, and the hash “browns” mushy and inedible. Canned baked beans, sausages and broiled tomatoes rounded out the fare. The yogurt was thankfully good. Choice of fruit was very limited (Northern Europe!). Of the seven breakfasts that we ate there, only on one day were canned peaches offered. Canned peaches! A few other canned fruits, oranges and apples were available on the other days. Only gluten-free toast offered for those who request. Wheat toast and a small smattering of dry cereals were offered for those who do eat them. The coffee was undrinkable, likely tasted and looked like the Thames. Lastly, it is rude and annoying for the two house ladies (one is the owner) to take one’s breakfast dishes away as one is literally finishing the last bite, creating a rushed breakfast atmosphere.

Final notes: The other owner’s health is not good, such that he has virtually no contact with the “paying guests.” The establishment is for sale and will not command the price they are asking. Availability of the owners/management (per their in-house published times) was less than advertised. As described above, the overall look, feel and taste of the guest house was CHEAP! Though we supposedly received a discount for booking far in advance, we overpaid for what we got. Okay to stay there one night as some did. No doubt that the location is excellent for easily accessing all there is to do/eat in Bowness-on-Windermere on foot. That is its best feature. Seriously consider the many other options available in the area. Rating: 7.1

Right near centre - everything within walking distance.
No road noise.
Parking - reserved with permit was a real bonus
Good sized room with tea/coffee making facilities, tv etc.
Wi-Fi really good - 2 networks as walls thick!
Breakfast average.
Very accommodating people e.g. arrive when you like
Lovely place, decorated to a high standard

Having booked this hotel for what I thought was for 2 nights, via Booking.com, then realising on the confirmation email that I had only booked for one night, I went back on to the site and tried to book a second, you can imagine my dread when it said "fully booked", I promptly phoned the owner; Martin, who very kindly swapped the rooms around and in doing so, managed to accommodate us for the two nights that we had wanted. we arrived at 12 noon, and were met by a lovely lady who showed us our room, but explained it wasn't ready yet, and offered us to leave our luggage; which we did, yet allowed us our keys for convenience later in the afternoon. Off ewe went for a stroll, and to rehydrate at the local free houses! On our return the room was more that we could have hoped for, the bed was scrumptious, the equivalent of a queen size I believe, the shower was amazing, with not one, but 3 shower heads, fantastically but plainly decorated, very minimal, but just how I prefer things, the tea, coffee and hot chocolate were plentiful. On the first morning at breakfast, were greeted by Martin; the owner, with a warm handshake and a genuine smile, and the most infectious laugh, shown to the breakfast room, and the menu on offer was explained to us, cereal, fresh fruit and yoghurt, full English, vegetarian options and the continental choice, my partner opted for the full English, I chose muffin with scrambled eggs and cheese, very scrummy. To sum up, we will definitely be paying another visit to The Eastbourne, we can't fault it. "Thank you Martin and team for a very warm welcome and a most memorable stay"

Stayed in Feb 2014 on room only basis and loved it, the Eastbourne Guest House room was great, clean and spacious - and a bathroom that looked new.
Booked again with my boyfriend in June, this time booked with breakfast. Martin was great during booking and provided all additional details as we were arriving early.
The ladies of the house were great, we were given a great room that was extra large compared to the last visit. Again clean with what looked like again another 'new' bathroom. Breakfast was great ..full English,excellent service and with a smile from both the ladies.

We will be back!! :)

Great Guest house we had room 5 which was a little small, but compact, it was very quiet and had en-suite shower no bath. Breakfast was excellent, and the setting was ideal great for the centre of Bowness. , think if I went again would ask for a bath and a larger room, staff were courteous and friendly. I would definately recommend the Eastbourne Guest House.

Arrived later than expected due to a bad accident on the road into Bowness so had to find an alternative route which mad us later that expected as you have to check in before 6.00 pm !! there is an intercom in the porch but after about 10 minutes of trying to get someone to answer the door we rang the mobile number on the notice in the porch and the owner said his wife would walk round and let us in... I got the impression that she was not happy about this and thought we hadn't done the intercom correctly however after she made several attempts to get the housekeeper to answer the door she eventually used her keys to let us in.. I just felt that we were an inconvenience to her ... bit like a naughty kid !!! Room was a reasonable size but not huge,, I had booked the Large King Size room at £205 for 2 nights the bed was very comfortable but the extra large shower wasn't very large!!! quite a small bathroom but adequate and clean... Curtains were very thin and let the light in ... Settee TV etc and Kettle... also a coffee maker but no capsules for it !!! no bedside table or shelves so no where to put your book, glasses, phone etc not the end of the world but inconvenient... breakfast was 8.45 - 9.30 but my son was doing the Great North Swim and we had to be at the ferry terminal for 8.30 so not very good but as the breakfast room was open we managed to get a bowl of cereal each We did manage to have breakfast on the Sunday morning but I cant say I was very impressed with it. Rooms have to be vacated by 10.00 am and whilst this is about the same as everywhere else I felt that if we were not out of our room on the dot it would have been made clear to us that we should be on our way ... Nice decor but not exceptional and no warmth or welcome would be my summing up !!

Room Tip: I never saw any of the other rooms so cant make a recommendation
