“Perfect location with a few negatives”

Just a few minutes away from the centre of Bowness, with off road parking. Check in was not until 4pm but this was not really a problem for us. Our room was in the annex which we were not aware of when booking and smelt damp. There were bottles of water and biscuits but did not realise our everyday teabags had not been replenished until wanting a cuppa in the morning! The landlady was pleasant and chatty and the breakfast was very good. Would have liked a stronger cup of tea though - only one tea bag in a pot for two people - it was very weak and no amount of stirring helped! Bowness is a good base to other places in the Lakes and all in all we enjoyed our stay - the rules didn't worry us.

Holmlea Guesthouse is in a fabulous location in Bowness, just 5 minutes stroll from Lake Windermere.

Howevere, the first slight issue arose in the check in times, which are very peculiar - from 4pm, which we thought was very late. However this wasn't a huge problem, because the owner allowed us to leave our car (containing our luggage) parked at the back of the B&B until we could check in.

The first thing I noticed about the interior of the guesthouse were the signs everywhere, stating what was and wasn't acceptable in the property. This was pretty offputting to be honest, as we're all grown adults who are more than capable of behaving respectfully!

We had arrived in Bowness after a wonderful couple of days in Whitby, where the owners of the guesthouse were extremely friendly - so compared to the welcome we received there, the owner of Holmlea didn't seem quite as welcoming.

The rooms however were lovely, bright clean and airy. But yet again, there were signs literally EVERYWHERE, telling us what we could and could not do in the rooms. Then, upon reading the information book about the guesthouse, we discovered yet more rules, including not being allowed to use your own personal mobile phone in your own room, between the hours of 10pm and 7am! I found that utterly ridiculous, and reading that put a real downer on our stay there. It was a shame, as the guesthouse itself was lovely, but the constant reminders of what was expected of guests and the preposterous rules really ruined it for us.

The breafast was adequate but small and we really didn't feel particular comfortable or welcome during our stay. For that reason, we wouldn't go back.

We stayed as a last minute booking through the local tourist information bureau - who were incidentally extremely helpful in fiding us this b and b. We were very impressed by the cleanliness of the rooms and the facilities with the little touches like the toiletries and bottled water. The breakfast was very nice and the service at the front of house was fantastic. We were very disappointed however, when we came to move our car from the back of the property as my husband was approached by the male owner for moving a bench to enable us to get out of a very tight spot. It wasn't the fact that we were approached by him but the manor in which he spoke to my husband was totally unacceptable and did ruin our stay. We would therefore not stay again.

We have just come back from a three night stay at the Holmlea. This was our second visit and once again it was perfect. Being Easter we had a treat of mini eggs on arrival...!! We stayed in room 1, which had obviously just been redecorated and new carpet and en suite refurbished. The room was spotless and well appointed, we had no complaints. People comment about the signs and notices but for us this was not a problem, at least you know how to turn the television on and what to do at breakfast. It's a well run guest house and I would recommend to friends. Also visit Rumours Italian, excellent and The Hole in't Wall fantastic.

On arrival not made welcome and made to stay standing in hall with bags while fumbling to find credit card and not offered seat . Fully agree with "spoon's " comments, place full of forbidding laminated notices and not always service with a smile. We are a couple in our 40s and found this patronising and condescending and felt like naughty schoolchildren . Hostess was rather frosty, maybe she had bad experiences with guests in the past but should not be at our expense. Arrived for breakfast at 7.57 instead of 8 and was reproached for this and made to stand in hall. The rooms were spotless and furnished well. The hostess was obviously hard working. The breakfast was good but would not stay again as felt were an inconvenience and not made welcome.

Upon arrival, my husband and I signed in and were shown to our room by our Landlady, whom we both found to be friendly and informative. We were given our own key to Room 7, which was lovely and comfortable and, being in the annexe to the main house, very quiet, which suited us both. You are given a fully-complented tea/coffee facility within your room, with the option to have decaffinated if you prefer. Breakfast was taken in the main house in the bright and airy communal dining room and what a breakfast it is! Beautifully cooked and presented and really sets you up for the day. Holmlea is approximately 5 minutes walk from the Town Centre. If you like to cruise on the lake, we would highly recommend investing in a 24 hour/48 hour cruise pass, as this works out cheaper overall and enables you to hop on and off the cruise boats! Also highly recommended was The Lakeview pub along the promenade, which does a beautiful Carvery lunch Monday to Saturday for £3.59, Sundays £6.50. Overall, my husband and I had a wonderful, relaxing weekend and will return/would recommend to anyone with no hesitation.
