“Lovely cottage with great facilities”

We stayed in this cottage with a large group of friends, and had a great long weekend's stay. The accommodation was spotlessly clean, spacious, cosy and comfortable, and the owners gave a warm welcome. One of our group used the bike hire which was very reasonably priced, and we all loved the pool with the spa and jet options - fantastic - as well as the games room. Great cottage, we will definitely be back - highly recommended.

“overpriced”
Reviewed 9 February 2015 for a stay in February 2015

It just seems like money grabbing. The web site said it takes off season short break bookings. I wanted a weekend. The price for the whole week was £970. They charged me £845 for 3 nights !! This equates to a 6 night charge! I was told they would charge this as they probably would not be able to let for the remainder of the week so they needed this sort of money. In actual fact they let one half of the cottage for the remainder of the week so I asked for some money back. I was told not possible! I was told they dont really want to let for short breaks at all , and yet the web site said they cater for this off season. So if you book a short break be prepared to pay almost the full week price. All the owner kept saying was he was not prepared to let for anything less than this even if it was for one night! In addition you pay for the pool table , you pay for the sauna , you pay for gas if you use over £10's worth , you pay to hire the bikes ...so the prices they charge are not such a good deal. My recommendation is don't book a short break here if you are expecting a pro rata price.

Thank you for your kind remarks that you all had an enjoyable weekend break in Rose Barn, however it is disappointing that you feel it was overpriced. The rate of £845 for the weekend was accepted by you and paid when you booked the holiday some two months ago on 10th December, 2014 and is the same rate as is displayed here on Holiday Lettings - £282 per night with a minimum of 3 nights - equating to a minimum of £846. It is unclear why a booking was made if it was considered too expensive, the first time it was mentioned to us was just before you departed at the end of your holiday, which you said that you had all enjoyed. This is the first time in our 29 years with holiday cottages that anyone has ever made such a comment, rather our valued guests often tell us we offer extremely good value for what is on offer with our beautiful cottages and many onsite leisure facilities.
The low season weekly tariff is already reduced to around one third of the main season rate and being a large seven bedroom property there is not the scope to economically reduce the rate much further for a short break as the rate is already very low for what is on offer. Our costs for cleaning, laundry and preparing the property to a high standard, which our guests rightly expect, are the same for a day as for a week, the only cost difference to us being in gas and electric used which is why a full week will always be better value for money. There is a base price beyond which it is simply not viable to let Rose Barn, and as it is regularly booked in excess of 45 weeks per year, often by returning guests, our many very valued customers must agree!
Our tariffs include almost everything - linen, towels, vat, electric, use of most of our leisure facilities including our wonderful and much acclaimed indoor pool and spa, gym, games room, adventure play area, indoor badminton court, tennis court, together with complimentary high speed fibre optic WiFi in each cottage. There is a small charge of 50p for the pool table,£2 per hour for the high powered six seater Tylo steam sauna, and for our nearly new £400 'Specialized' mountain bikes there is a nominal charge of £6 per day for adults and £4 for children - including safety helmets and cycle locks. In our 29 years we have never charged anyone, including you, extra for gas.
We work very hard to ensure our valued guests have a wonderful and relaxing holiday as hopefully our very many excellent 5 star TripAdvisor reviews, guest book entries and TripAdvisor's 2014 Award of Excellence will testify. We don't aim to be the cheapest, rather we prefer to offer our many discerning customers high quality accomodation and a wide range of leisure facilities for just a few to enjoy a truly good value and relaxing holiday.

“Fantastic family holiday cottage, beautifully kept”
Reviewed 9 November 2014 for a stay in November 2014

We came here for an early Christmas present to ourselves, 10 adults aged between 70ish and 24.
The cottage was way above our expectations in every possible way. The rooms were large and all decorated just perfectly. With a fantastic kitchen -diner providing the perfect setting for Xmas dinner, a mad hatters tea party and a murder mystery night.
The swimming pool was fantastic, as was the games room and badminton court.
The whole place was warm and welcoming as were the owners.
Thank you Sue for a great break we will definitely recommend your little haven to all our friends and hope to be back soon.

Liked best: The swimming pool
Liked least: If i was being very picky I would ask that the chairs in the dining area had something on their feet to reduce the noise, the chairs are very heavy and scrape very loudly on the tiled floor.

“A great place to stay for all ages”
Reviewed 1 February 2014 for a stay in December 2013

We booked Rose Barn for a large family gathering to celebrate Christmas and a 60th Birthday, so our party ranged from 6 weeks old to 80yrs.

It was lovely to be welcomed with wine (good quality) and chocolates - enough to last us the whole week, plus the essentials were all there so we could have tea / coffee etc. The cottage is immaculately clean, luxurious and the beds are very comfortable. For a big celebration with a large group, there is plenty of space - a very large, sociable kitchen and the living rooms interlink so you can all sit down for party games but also allow a bit of quiet time for those who need their space. There are an abundance of TV's too so everyone could watch what they wanted too.

The facilities on site are great and enough to keep everyone entertained if the weather is bad (which it was when we were there). The pool was lovely and warm and although small, it has a jet stream for those who want to swim, plus bubbles for those who just want to relax.

Locally, the fish and chip shop and chinese takeaway are great, plus there is a massive sainsbury's a few mins drive so it's easy to get everything in. I thoroughly recommend the Fremington Quay cafe - the food is delicious and the views are amazing.

We'd definitely book again as you can have a great time whatever the weather and also as dog lovers, we can bring them along too with plenty of beaches to go to to keep them exercised.

Thank you to the Tuckers for welcoming us and giving us a week that we'll always remember.
