Hotel is well located and there is free parking. Generally comfortable although in need of a complete overhaul. Rooms very warm but communal areas cold - no fires lit (in December!)
Food in Brown's Restaurant was generally very good and the waiting staff were excellent and attentive.

The problem was that the venue for Christmas dinner and evening buffet was switched from Brown's restaurant to the Elevet Suite...big mistake. The Elvet Suite is a big, harshly lit, open room with no atmosphere and the waiting on staff standing in a line just feet from our table. the overall effect was like Christmas lunch at the Detention centre. Brown's restaurant would have been a much cosier and intimate venue and far more fitting for Christmas lunch.

The quality of the food for the lunch was also poorer than that served in the restaurant, lending a further feeling of "production line" dining. To cap it all, the buffet in the evening consisted of curled up sandwiches, cold samosas and dry sweets without even the comfort of a jug of cream.

Bar prices were reasonable, staff quite accommodating and the Christmas package was value for money. If you like peace and quiet, beware...noise travels in this hotel. The night-time orchestra we were treated to consisted of repeatedly banging doors and wardrobes (what do people do to make such noise??!), a loud urinary percussion in the toilet upstairs, a woman quite proudly breaking wind in the corridor outside our room and the obligatory British "let's come in at 2 am and talk loudly because we're pig ignorant" scenario - not the hotel's fault of course, more to do with classless Britain.

I was pleased to note your comments as regards your experience of Brown's Restaurant and the hotel's general comfort.

In respect of Christmas Day Luncheon ,this was open to non-residents and the number booked necessitated the move to a larger room .The food though came from the same kitchen and chef's as the rest of your stay so I am a little confused as to the inconsistency in quality.The astmosphere issue is relevant and in 2010 Brown''s will be the venue for lunch.

I can only apologise for the "night-time orchestra" which was beyond our control.

I too found this hotel to be in dire need of an upgrade. It is owned by Swallow Hotel and Inns, and definitely falls into the "Inns" category. Apart from a pleasant enough reception area and reasonably comfortable room (minus shampoo in the bathroom, and with soap in dispensers - budget hotel style - and an elderly television that only picked up 4 channels), the whole place is tatty. It is a riot of dull (and scratched) brown wood furniture and served one of the worst breakfasts I have had the misfortune to eat. The ingredients were second rate, the bacon tasted of nothing at all, the "Cumberland" sausage was small and fatty, the bread was thin and of poor quality. Perhaps worst of all, the brown sauce was in unlabelled bottles that had obviously been refilled several times. The breakfast room had an all-pervasive smell of boiled cabbage, and I had to wait 15 minutes to be served, despite the restaurant being half empty. The overall standards at this hotel leave much to be desired, but it cannot be easy to take pride in working in a place as run down as this.

I acknowledge your comments regarding the fabric of the hotel which does create operational challenges for the team.

In response to breakfast there is no excuse for the problems encountered at breakfast and for these please accept my sincere apologies.We use reputable butchers and I pass on these observations so as to avoid a repeat of this situation.

We have transported our son to and from Durham University since 2007, staying in Premier Inns. We found the Three Tuns during a web search and wished we'd found it before! Premier Inns are fine but this one had a lounge to sit and read in, in front of a live fire (peaceful and rather like a private old-fashioned club), the staff were lovely and yes, the bathroom had mould on the ceiling, but the building is very very old! The bedroom was clean and tidy and the bed was comfortable. One criticism - no hairdryer (oh God my hair!). We had a nice meal with our son and his girlfriend in Brown's Restaurant which was spoiled, rather, in that only one other table was occupied.
Our son's time at Durham ends in June and how I wish we'd found The Three Tuns in 2007 - I would recommend this hotel for anyone having a holiday in Durham. it has everything one could need and - important to us - somewhere quiet to sit and read without having a tv blasting out sport all day. There is a tv lounge but during our stay it was unoccupied. We sat in the bar and listened to the intelligent conversation of a party of (Ph.D?) studends at the next table - not a tattoo in site! Great.

what ever you are visiting durham for,shopping,night out or for the scenery this hotel is in an ideal location with car parking.However the hotel is in need of major overhauling.Reception area is ok but the rest of the hotel has a musty smell,paintwork and paper chipped and peeling off.The room was comfortable but again the decoration let it down.Bathroom ceiling covered in mould,peeling wallpaper and smelly.Breakfast was just warm and small portions,apart from the beans,very average.Must say all the staff on duty in the hotel were very pleasant

Stayed overnight at this hotel on 6/12/09. The hotel is situated in an excellent location. Hotel was very good value for money, £55 total for dinner bed and breakfast, which is exceptional value. The room itself was cosy, nicely furnished, and clean. The bed was very comfortable. We enjoyed a lovely three course meal at Browns restaurant, in the hotel. Breakfast then next morning was OK, but not really much chioce.
Overall, a thoroughly enjoyable break, which did not cost too much. Will definately go back again.

Stayed a couple of nights at the Three Tuns. Can't stay it's the best place I've ever stayed in Durham. Location is really good so near the river, cathedral, shops etc. Reception area is fine. Room was very small and really tired looking. Curtains very tatty and torn, radiator didn't seem to work despite making loads of noise during the night, bathroom looked in need of a makeover. The breakfast was truly the worst I have had in any hotel in recent years. Really poor quality bacon and sausages, swimming in trays of grease. Very unappetising. What do you eat if you don't like 'english breakfast'. How about something for those of us who like a healthier option, some fruit salad, yogurt, muesli, wider choice of cereals. Staff bring toast within two mins of sitting down so that it's cold and dry by the time you are ready to eat it.
Lack of wifi internet in rooms a real pain nowadays.
Not somewhere I'll be staying again.

overpriced hotel it had a funny smell, mould in the bathroom, get up early to get full breakfast, sausages in short supply!!! Food luke warm , in good location but thats all its got going for it.
