we have been coming to the Roseberry Hotel for about 9 years, visiting once or twice a year. The hotel is superb for any age group, the location is ideal, the owners are characters creating a brilliant atmosphere to socialise in the lounge or bar, or sit in the lovely kept garden front of house with a relaxing beverage. we have met some great friends who are regulars to the Roseberry. They cater for children with a very cosy room which consists of a good selection of games, toys and playstation 2 so it suits all ages. The breakfast has a varied menu, the hotel is very clean and friendly, can not wait to get back {brilliant}.

Our school has been visiting the Isle of Wight for over 30 years and this hotel is one of the main reasons that we keep on coming back. Since Luis and Carol took over, the standards of care have surpassed our highest expectations. Travelling with 60 children is never easy but the welcoming and accomodating atmposphere in the hotel is second to none. Their team is able to cater for the most difficult medical/dietary requirements and they are fully-aware of how their guests are feeling if away from home for the first time. How they manage to feed us all so generously and efficiently is beyond me. Even our fussiest eaters left meal times feeling full and all were very vocal in their appreciation of the variety and portion size. The little details, such as the raffle for tidy rooms and the gifts given to each child on the last night, show that this hotel is well-attuned to the needs of staff and students alike. We have recently returned from our trip and this has been my 25th! I cannot recommend this hotel too highly for such a trip and marvel at how they maintain their standards year on year whilst charging a very reasonable rate!

The hotel appears to be converted from one of the many former Victorian / Edwardian style gentlemen's resdiences typical of this part of Shanklin. Most of these also appear to have been converted into hotels and guesthouses so pretty much the whole area is full of hotels next door to each other.

It is only a 5 minute, more or less level walk from the High street and older part of Shanklin. The beach (although geographically as close) is at the bottom of a steep cliff, but there is a lift nearby for those unable to cope with the steep walk.

The hotel is sited on a quiet road and has adequate amounts of guest parking. There is a pleasant garden to the front but the immediate views are of the neighbouring buildings.

Our room was big enough for a 1 night stay, but there was insufficient space for a couple of armchairs. This might be a problem if you plan to spend a little more time in the room, although there is a residents lounge as well.The room was clean and the beds comfortable. The en suite was not huge but nor was it uncomfortably small.

The decor throughout the hotel replicated the Victorian / Edwardian style with red carpets and soft furnishings complemented by dark mahogany furniture. Obviously, if you like modern light and airy decor and plan to spend some time in the hotel, this won't be attractive.

The breakfast was generous in proportion and choice and no problems with the cooking. However, the ingredients seemed to lack quality (possibly all from cheaper multi catering packs) and personally I would have been happy with less quantity for a little more quality.

I am full of admiration and praise for Luis and Carol who were attentive and gracious and kind throughout our week long stay. We have a boisterous couple of young kids and they too felt as welcomed by this warm couple as we did. The breakfast period seemed short starting at 08:30hrs and finishing at 09:00hrs but to be honest with you it worked for us and every meal was served with pleasant aplomb and every meal was hearty and satisfying. The rooms are replete with all the usual mod-cons. We stayed in room 6 which had a lovely sea view and an easterly aspect. It was lovely to see the October sun burst through while the kids bounced out of their bunk-bed. The room was spacious for our gear and we had enough room to spread out which is nice in this day and age. The cleaner was thorough and the overall ambience could only be described as ''homely' in this old-style building decorated in a victorian style. The sash-windows were not double glazed which might concern you except that the street was quiet after about 20:00hrs. The bar was there if we had wanted it (which we kindly accepted one evening) and served a satisfying breadth of spirits and mixers etc. The tv lounge was massive and had a dvd player. Behind the bar was a lovely touch - a childrens play area. My daughter complained that there were no 'girl' toys but that didn't stop her disappearing in there at every opportunity! I reckon this is just the sort of place a family like mine would relish as a base to explore the island and that's exactly what happened for us! My only problem was the double bed in our room. I am a heavy build at 260lbs and the old bed struggled to accomodate my heavy bulky frame. I felt every single ancient spring in it on all but two nights which led to disturbed sleep. I would reccommend Luis and Carol try sleeping in the room themselves and see if they think it worthy of a visit to Ikea maybe? That said I would happily return to this B&B styled 'hotel' and happily reccommend it to you. We thought it was really good value for money. Top marks from our family.

Stayed here for a friends wedding, damp, musty bedroom, /unclean ashtray- also room was very cold. No hot water when I needed to get ready for the wedding, tried 3 rooms ended up with luke warm water - not a good start to the day!!! Day after the wedding needing a decent breakfast, I found a hair nestled in!!! Nice!!! Owner didnt seem bothered - he asked if I wanted another - no thanks. Main house smelled of burnt fat and was very old fashioned. Were not friendly either -would advise to avoid this place at all costs.

All the staff were very friendly and made us feel welcome, nothing was too much trouble, lovely room with seaview, breakfasts served were first class, in a beautiful dining room which was full the whole week we were there, which speaks for itself.
We had no problem with parking or seagulls!!!
The hotel was in easy reach of the Old Village, town centre, chine and beach, making everything so easy, as we still have lots to see on the island we will definately be back next year.

Although we read a bad review about the hotel before our holidays we had no need to worry.
Everything was more than satisfactory. The food & service was excellant & couldn't be faulted this made for a very pleasant holiday.
