If your going to Shanklin, forget the others stay here.
The owners are really helpful, right from the initial booking throughout the stay, There always on hand if needed but not over the top.
I asked about booking the ferry and was advised that I could look on-line to see if I could find a cheaper deal, I couldn't and they did all the bookings for me. They even changed the date of the return ferry and re arranged different rooms for guests booked into the hotel for the weekend so that we could stay another day.
The room we stayed in was ideal, it was an annex at the back, very clean and comfortable with everything you needed. The TV wasn't working the first night even though it was brand new, they couldn't apologise enough and a new one was bought and put in by the time we got back early afternoon the following day. The breakfast was really nice and portions huge. The situation is also ideal as it's right by the beach (2 minutes walk from the lift), old town and newer part of Shanklin. Wi-fi is also available.
Would really recommend this hotel and hope to go back at some point.

This is the fourth year in a row we have stayed here when visiting the Isle of Wight. Luis and Carol are always very welcoming. The rooms we have stayed in have always been spacious and clean. The breakfasts alone are a good reason to stay here if you enjoy well prepared quality food. Service is always polite and efficient. We have stayed in B&B's all over the country and this is one of the best. We would definitely recommend a stay at the Roseberry if you are visiting the Isle of Wight.

A clean and convenient B&B with friendly and helpful owners. I thought it could do with some cosmetic updating - eg bedcovers, curtains, pictures on walls etc - as it did feel rather dated which was a shame. But I suspect this is fairly typical of British B&Bs (I've not stayed in many) and especially those on the IoW. Other people seem to have enjoyed it so maybe it's just me!

If you are looking for an inexpensive, no-frills hotel as a base for a sightseeing holiday then you can't do better than this one. The rooms are clean, tidy and bigger than many other hotels. The kitchen is only open from 8.30/9.00 a.m. but, once your 'cooked' order has been taken you can linger over your breakfast for as long as you like. As a start to a day of sightseeing, what could be better. The hotel is ideally placed for the beach and Esplanade, Old Shanklin, and general shops, whether you are able to walk or not.

Having exampled a number of hotels in Shanklin this hotel has probably the best facilities for young families, with a safe lawned garden to the front of the hotel visible from the superb family self contained ensuite rooms accessible without going through the main hotel. The breakfast is excellent and caters for all tastes. We particularly liked the facilities for our child to play outdoor games on the lawn and board games available for rainy days etc.

We would highly recommend this hotel in particular for young families who would benefit from booking rooms 1 or 2 which are self contained but still part of the hotel overlooking the spectacular lawned garden each having their own undercover patio area. Other excellent facilities include the family lounge, play area and bar area. The decor for the hotel is well maintained and a relaxing place to stay.

We were particularly impressed with the cleanliness of the hotel and the fact that we had clean towels and bedding replaced throughout our stay. This added to the feel of luxury.

Overall very competitively priced, family owned and run hotel which would suit young families, couples and couples with older children. Not to be missed on your stay on the island.

Very friendly and well run.Well stocked bar.Child friendly with play room.Breakfast is excellent and plenty to choose from.Have been staying with Carol and Luis for the past 9 years and find our stays at The Rosebery very homely.Situated close to shops and Shanklin odl village,also close to beach .Only problem is we enjoy staying here so much that we don't like going back home,can't wait to go again.I would recommend this hotel to anyone looking at a holiday at the Isle of Wight.Blakemore family

This is a very clean well run, hotel, when we arrived we were met with a warm welcome, excellent choice of breakfast is offered. Our room was cleaned daily and bedding and towels changed regularly. The hotel is child friendly with pleanty of games and activities for both younger and older children. A well stocked bar offering a wide range of beverages. The hotel also offers a packed lunch service, excellent value for money.
Carol & Luis are a very nice couple and nothing is too much trouble for them. I am sure we will return to the Roseberry in the near future.
