we have just arrived home and was compelled to write a review about this hotel.
There is good and bad which do you want first.
Will start with the bad, this happened on our way up (or down not sure which) we were allocated room 313 third floor, there is only 1 lift so had to wait in a queue to use it, we arrived on the 3rd floor only to find we had to walk down a total of 16 stairs to get to our room, only to find when we got in our room we had 6 stairs up to get to the beds, weird. basic room, but both it and the bathroom was clean, a very small shower. But the worst was to come when we sat on the beds OMG i cant describe the mattress it was as though there was nothing inside of it. I need to sleep propped up due to an operation, and after 10 minutes of being in bed my backside was sore, i had to sit on a pillow to get some relief.
we noticed there was several people at the reception complaining about the same thing.

On a lighter note the front of house for guests was much better, the sitting areas were very comfortable, and the food was good, we really enjoyed it.
I would advise anyone with walking difficulties to avoid this hotel because of all the stairs, they really were bad.

Room Tip: 313 beds were so bad and some other rooms too as we heard other guests complaining

just back from this hotel and had a brilliant time. went with natioanal holidays and was good value. only downside was the length of time to get there, but we had plenty breaks, and the driver dereck was lovely. the hotel was very clean, the room was spotless and meals very nice and plentiful, our waitress, sarah was great and very fast with service, all the staff were really nice, and very helpful. the trips were good, went to lynton, and barnstable and bideford, and still had loads of time to look around illfracombe, great value all around.

We were on a 5 day Shearings tour on arrival at the Dilkhusa checking in was fast and professional, There is only one 4 person lift for the whole hotel so while cases are being sorted there is no lift, we were in room 305 third floor on leaving the lift you had to go down 9 steps a short walk down 5 more then up 6 it was fine for us but be aware there are some unexpected journeys to your rooms.The room itself was acceptable and clean as was the bathroom but the shower had a 15 inch step up with about a 16 inch opening the doors hanging of their tracks so unusable unless you are totally fit, there was no ventilation or extraction and the window had years of paint making it impossible to open.
The food and dining room was excellent most of the staff where efficient and fast but alas our lady could not cope and was always running behind the others.
The bar staff where very good and the ball room very pleasant with plenty of seating.

Just to report on Shearings I am 6ft and my legs where squashed on the seat infront making the journey very uncomfortable seat number 2cd. if you visit Lynmouth and the driver recommends a crab sandwich in a particular shop don't bother it will cost you £5 for what resembled fish paste.

Just Stayed For Two Night Break [Fri&Sat 29th&30th March] Room Was Good Clean&Smart-
We Found All The Staff Helpfull & Polite Especially The Young Barman Who Was Very Pleasant.
The Food Was Very Good - Gala Dinner Very Nice&Hot - Entertainment Both Nights Good.

Just spent 5 days on a shearings holiday. The room we were given had only a shower so we asked the trainee manageress Zoe if it was possible to have a room with a bath as my sister does not like a shower. It took her less the 5 mins to find another room which had a lovely view of the gardens, was much larger than the first room and had both bath and shower. Entertainment each evening was very good, bar staff and wine waiter very friendly and always pleasant. The waitress we had in the dining room was very slow and the breakfast was always just warm with dried up bacon and toast cold. Evening meals could have been better but again service slow and food just warm never hot. Trips out were very good specially the sheep trip. Coach driver Nigel one of the best we have had and we have had quite a lot. Shame about the dining room as everything else was perfect,, including th lady who cleaned our room.

We had a very enjoyable stay at the Hotel. The room was a good size and very clean, bed was comfortable, nice size bathroom. The food was very good, but given the average age of the diners (senior citizens) our suggestion was that it might be an idea to cut down on the spices, peppers and garlic. That was our only reservation, value for money was good and the staff without exception were very helpful and friendly making our stay very enjoyable.

Nice hotel we had an upgrade don't know if the room was nicer than normal rooms but very pleased, the shower & toilet room was also large. All the staff were so pleasant & helpful.
Food was hot & with a smile. we had two day trips included & four drinks a day each
enjoyed it very much, this was our first trip with shearing's but don't think it will be the last.

Room Tip: have an upgrade if you can
