I'm approaching this review with trepidation, as I really want to give this hotel a good review, but there are too many minor issues that need to be addressed.

The approach and reception are welcoming, if a little dated, and the reception from the staff was welcoming, helpful and friendly. Even at 6.50 pm, there were car parking spaces available, and even aafter we checked out, at 10.30 the following morning, they were happy for us to leave our car in the car park until 4.00 pm that afternoon. We asked if they could book a taxi, they did, and it arrived on time. Our first impressions of the room, a ground floor garden room, were positive. It was the standard en-suite layout, bathroom to the left of the door, wardrobe, coat rail and case stand to the right. Twin beds with bedside lights, a table lamp on the sideboard, a standard lamp in the corner, and a flat screen TV facing the bed. There was a comfortable, well upholstered easy chair, even a trouser press, not so common these days, and therin lies the rub, which I will come to later.

The most impressive feature, and one that would have been much appreciated had we been staying more than one night, were the double glazed sliding doors leading out to a balcony, with two garden chairs and a table, and steps leading down into the garden. Also it was apparent that the room had been cleaned, with clean, fresh linen, fluffy towels, a generous supply of the necessities for hot drinks, even a teapot! There was also a fridge with reasonably priced snacks and drinks, albeit a limited selection. However, breakfast, served from 7.30 until 10.00, was a buffet style, with hot bacon, eggs, sausages and beans, copious bread, with a toaster, cereals jams, marmalades, rolls, and fruit juice.

So far, so good, but there were noticeable failings. The hot water in the en-suite was only tepid, the fruit juice at breakfast thin and watery. The room really needed a deep clean, there were cobwebs in the light fittings, some of which, although electrically safe, were a little wobbly, and the mat on which the fridge stood was fixed down, which meant there was a build-up of detritus between it and the carpet underneath. In the bathroom, some of the grouting between the tiles was discoulored and black, and there were signs that attempts had been made to re-grout, but the tiles still had grout on them around the joints. The toilet roll holder was loose and shaky, and also in need of a good clean, although that did not affect the toilet roll, and the room also needed a thorough clean, particularly under the radiator, round the door, and round the window. In both the main room and the bathroom, redundant fittings, from blinds and shower curtains for example, had been left in place, and spoiled the overall impression.

This might sound like nit-picking, but the room has to offer something special compared to the big, chain run hotel on Lord Street, where double rooms can be had from £77.00 a night, but without breakfast. It does, insofar as breakfast is included, and the Garden Rooms have the balcony and access to the garden, but the higher standards of cleanliness, (not that this hotel is in any way unacceptably dirty, but it would benefit from a deep clean and refurb) and availability of hot water, favour the chain hotel. Would I stay again, probably yes, would I recommend it to family and friends, again, probably yes, but with provisos regarding the shortcomings we identified.

Room Tip: Choose a garden room with balcony, they are quiet and would be a good choice for a stay of 2 nights...

My wife and I had a short stay overnight at the Balmoral Lodge and although the hotel could do with a complete refurb and some TLC we found that the management and staff were very obliging in every way, the breakfast was a very good assortment, it was excellent value for money and we would probably stay again when we next visit Southport

the hotel was very welcoming and friendly. the staff are very helpful and provide you with whatever you need. the rooms are very clean,comfortable and warm. The breakfasts are great, the food was fresh. I would recommend this hotel to anyone wanting a home from home feel that is not overtop.

Stayed for one Saturday night, on the strength of some favourable reviews on Trip Adviser, and found on arrival the staff to be very friendly and courteous we were directed up a narrow stairway to room 8 which in all honesty was tired and in need of a complete overall including the wall and ceiling plaster. The wall mirror had cables falling over it from the high wall mounted TV. Mounted on the ceiling apart from a pennant light was a candelabra minus it candles, what purpose this was to serve, if any, was unclear! In all honesty this room is not fit for letting at any price in this day and age. The bathroom was another disaster area with a badly cracked hand wash basin, damaged bath panel and badly laid plastic stick-on tiles which were starting to lift. Breakfast was also of very poor quality, we came down at about 9am along with several other guests to find on offer food which had been kept too long in the food warmer, the eggs were 50% dried out, the cheap bacon off cuts were drying out, the sausages were the cheap paste variety and the mushrooms were greasy and black, I passed on these as I noticed the guessed at the next table had left theirs. To an earlier review the owner commented that if you choose a budget hotel you should not expect high quality food, which may be fair comment, but I do expect reasonable quality and a reasonable standard of accommodation which this was definitely not. This hotel could be a subject for the “Hotel Inspector” television series but until after that probably best to give it a miss.

Clean and presentable place that has benefited from improvements. Good value for money and a pleaseant and friendly service. Evening meals and breakfast of an acceptable standard. nothing to complain about and therefore a pleasant visit.

booked two rooms on Sunday morning arriving an hour later
We had room 7 and room 11 both rooms where excellent
great facilities , free wifi is an excellent added bonus
staff and management where very friendly and had a lovely chat on sunday night
breakfast was good ,loved the coffee and my daughter loved the orange juice and fruit
will stay again next time we come up to southport
excellent value for money

Good points were the garden room with terrace, friendly staff, serviceable rooms and value. The price on booking.com £45 included breakfast and free parking. The owners also allowed us to leave the car there all the next day, even after checking out.
Bad points were the cleanliness, needs refurbishment and poor breakfast. The cooked breakfast was fine but some of the other things were poor eg supermarket value yoghurts and orange juice that tasted like a cordial. The room was not quite ready on arrival so when we did get to it the carpets had not been cleaned so I requested another. Walking distance from the town centre was about 20mins.

Room Tip: Choose garden room, caters for smokers but is a nice setting anyway.

Thank you very much for your comments, I am sorry that the cleanliness was not up to your standards but I can assure you that nobody would have given you a not vacuumed room. As per the breakfast as you said we are a budget hotel and our products are mid-range value and not gourmet as I would have to charge extremely more for the room as it is a free breakfast.Kind regards.
