I can only base my ratings of this Bed and Breakfast on the room that I had. It was a last minute booking and I think that this was the last room they had. On arrival we had difficulty in parking as all parking was on road. First impressions of the bed and breakfast from outside were good with table and seating area outside. Entrance hall was clean and tidy, sweets on the table. Now for the room. On first impressions it did not seem so bad, but after some minutes on our own we realised it was not as good as we first thought. No dressing table. Wardrobe was an open structure (no doors) with a space to hang clothes and open shelves. Ceiling was cracked with obvious water staining. Decoration was awful with wall paper in places peeling off the wall. Bathroom was in need of complete update. Pink tiles and pink wall covering and badly decorated with skirting boards coming adrift of the wall. Bath had a hand held shower from the taps. It was hot when we were there so had the room and bathroom windows open for cooling, but during the night when a breeze got up had to wedge the room and bathroom doors to stop them rattling with newspaper as they were so badly fitting in there frames. But on the bright side breakfast was good.

Room Tip: Make sure it is not the last room. If it is check to see if it has been completely refurbished.

Hi polglase 190764

We appreciate you taking the time to post a review of your stay. We feel your points are valid although a bit exaggerated, we have taken them on board and will use them when we continue our upgrading of the rooms and bathrooms during the winter months.

We know we can't please all the people all the time, what we try VERY hard to do is please most of the people most of the time.

We are so glad you enjoyed your breakfast

Alex and Jean

We stayed at the Broadwater this weekend and were so impressed by the spotlessly clean room, bathroom and whole house. The reception was friendly and the breakfast was fantastic! Plus our sea view room was just lovely.
We were made to feel at home in Jean & Alex's home, which would make us return for another stay ASAP.
Can not rate highly enough.

For the second year running a group of us stayed here as we were walking Morecambe Bay. Once more it didn't disappoint. We stayed in Room 3 with fantastic views over the Bay. The breakfast was excellent and we would highly recommend it.

Of course there are many guest houses, hotels and B and Bs in Morecambe so what makes this one special/ Well, as the title says; attention to detail. The sea front position overlooking the bay with the mountains of the Lake District on the horizon are good enough but the pair of binoculars in the bay window of the room add that extra touch. The fridge and lead crystal gin glasses too. The 'Full Vegetarian Breakfast' rather than a full English without the meat. The home-made soda bread and marmalade. The maps and brochures in the residents lounge. All these show how much thought Alex and Jean have put in to make this guest house a cut above the rest for a very competitive rate. We heartily recommend it and would definitely stay there again.

Room Tip: Ask for a sea-view.

We stayed at the Broadwater en route south and have to say we loved it. We stayed in room 3 which has fantastic views over the bay and we especially appreciated the table and chairs situated at the bay window so you could just relax and enjoy the view. We slept like a log or I should say I did which is not always the norm for me. Another plus was breakfast which had fantastic choices and deliciously cooked by Alex and served to us by Jean. As Jean might remember I loved her soda bread and had another slice when she offered it to me, I could go on and on about our stay but to sum it up, If you need a place to stay in Morecambe then staying here would be one of your better decisions as they love what they do and it shows.

Room Tip: Room 3 great views overlooking bay

It was our wedding anniversary & we stayed 2 nights from 27th June 2013. Its the perfect b&b with fabulous views over the bay whilst your eating breakfast. Breakfast is in a lovely dining room with everything to hand. From gorgeous freshly home made soda bread, jams & marmalade to the selection of locally sourced items on the menu. Fresh fruit fruits, yoghurt & juices to rice milk if that's your preferred choice. We loved it!! Absolutely scrupulously clean!! perfect for me to get a good nights sleep. Lovely room (#2), gorgeous shower and did I mention clean?!! & fluffy white towels...I could go on. To top it off it had a lovely warm & friendly service with great recommendations for places to eat..... it was perfect.

This is a great guesthouse with wonderful views over Morecambe bay. There were some nice personal touches, the owners clearly love what they do and want to make you feel welcome and there's a good emphasis on being environmentally friendly. The breakfast was amazing - I've never seen a full english so beautifully presented, and there was a good range of things to choose from. Our room had a huge bay window with views over the bay, and was big enough to have a couple of comfy chairs and a table so you could sit and enjoy the view. Worth a trip!

Room Tip: Room 3 overlooks the bay
