“Left Wanting...”
Reviewed 22 September 2014 for a stay in September 2014

Stayed with extended family for a week in mid Sept 2014. Party of 13 included small children and seniors.
Pros:
Good base for visiting Snowdonia and/or the Coast, Anglesey.
Clean and hygienic property, mostly modernised. Property is very close to the town centre-within walking distance of amenities.
Pleasant views to rear only. Neighbouring barn/stable has horses, ducks, chickens and a cat for kids to watch or feed(ducks only at neighbour's request).

Cons:
Located immediately off A470 which can provide intrusive noise at times, especially if you are trying to settle young children at night.
90 degree turn off the road into a narrow gap serving four properties-this is to access the parking at the front of the property. There is no visibility left or right getting onto the road unless you nudge into the carriageway.
Rear yard not suitable for children. It is 95% gravel/slate chippings. Our toddler cut his face/head when falling on it whilst outside. He also picked up/handled some animal faeces within the yard. Not known whether this was left by previous occupant's dog(s) or local wildlife.
Seating arrangements in the lounge and the lean-to (dining table) not suitable for more than 6 adults.
Staircase and landing-exceptionally loud creaking at every footstep. Again not helpful when trying to settle children at night.
No locks on the bathroom door. Bulbs not working in bedroom(s). No welcome pack(s). No instructions provided. Wi-Fi is charged at £2 for 24 hours. I had no mobile phone signal inside all week (Vodafone).
Enclosed yard at side is 'rustic' in appearance and has no lighting other than by candlelight.

These issues may seem trivial to some, but I cannot recommend this property to a family with children. Adults only may be more forgiving.
Overall we were left with the general feeling that the property is a side-line for the owners whose real concern is the hotel over the road. There does not seem to be much interest in it, or it's occupants, or their views. (we did not see the owners all week-you have to collect the key to the property from the hotel after 4pm). In almost every other accommodation I have stayed at in the UK there are always 'nice touches', but these were lacking here. Such a shame.

How easy was it to book the property? How helpful were the directions to the property?
How easy was key pickup/access to the property? Overall condition of the property
Bedding & mattresses Kitchen & utensils
Bathroom cleanliness Other facilities & amenities
Service
Liked best: The location (Llanwrst) for visiting areas of interest.
Liked least: The property-not suitable for our needs.

Very glad you found our property both clean and well located. As we the owners both live and work across the road from the cottage I'm quite sure many of your concerns could have easily been addressed with a polite request.

“Nice views but, not a 12 person house”
Reviewed 22 September 2014 for a stay in September 2014

A mixed bag of a property, here is the good and the bad.

Firstly the bad:-

The house is definately NOT a 12 person house. There is no way you could get 12 people round the dining table, or 12 people watching TV (or even have a proper conversation as lounge is divided by a sofa so half the group would be looking at peoples heads)

The write up of the house warned you to keep small children away from the fishing lake - errr what fishing lake? (may have been a few fields away but you can't get across them anyway as livestock in all of the fields)

No mention in the house write-up of the very very busy and very fast road next to the house. This is the main through road so very busy especially at weekends, having a small baby in our group whose room mustn't get too hot, he kept being woken up every time a lorry/tractor/motorbike roared past as luckily we had excellent hot weather and his room was on average 24/26 deg's with the windows shut. (we did try him in 3 different rooms to try and help)

Fridge is way to small for self-catering 12 people, its just a normal 4 person family sied fridge.

Stairs, OMG HOW noisy, whilst I appreciate this is something thats hard to fix, I have never ever heard such noise stairs. Definately needs looking at to try and dull the noise.

No corkscrew (little thing but this is a SC cottage who would bring their own??)

Bathroom doorlocks broken (and looking at other reviews have been for months)

Lightbulbs not working

No welcome pack, no instructions for anything like heating (which was on full blast and it was a very hot week).

Not used to owners not making themsleves known and asking if there are any problems (as we tend to book houses twice a year and have done for years,(someone has ALWAYS, phoned or visited in person)

Awful driveway to pull out on, right hand view is a complete blind bend and they shoot down there at 50/60 mph (if not more at times), needs one of those mirrors across the road.

The DVD player listed in the property write-up is in one of the bedrooms (not sure how 12 people would watch that!!!)

Free wifi is NOT free and charged at £2 a day

Good Bits

Nice large bedrooms

Great location for travelling around

Lovely to be next to all the animals

Showers nice and powerful

Very close to village and ammenities.

Overall would only recommend for a maximum 6 people, and not particularly those with young children as its not over toddler friendly (having said that very few rented houses are).

Thank you for joining us and am certainly glad you found our rooms both large and well located for exploring the surrounding area. I would tend to agree with you in that even though the cottage does sleep 12. Sometimes 12 family members can be a little to close for comfort.

“Fantastic Family Cottage”
Reviewed 5 June 2014 for a stay in March 2014

Booked the cottage for a surprise Golden Wedding Anniversary celebration. The cottage is very well equipped, spotlessly clean and value for money. It has lovely views and is in a great location to explore Wales.
