i would definitively go back to lanavilla if i am in muscat...friendly atmosphere...great location...very gd breakfast..unlimited water ,coffee and tea...u can even cook ur own home meal in the villa...running its corniche seaside in front of villa is very convenient..

Room Tip: all rooms are great but i would go for a sea view room

Overall Lanavilla provides a high-quality B & B experience, including many extra niceties, e.g., a full-size guest kitchen to store drinks and our leftovers which we could heat up for subsequent lunches and dinners, free WiFi (ground floor only) as well as use of a decent computer in the common room, free local phone calls, free coffee/tea/bottled water available 24/7, and access to guide books, maps and driving directions. High marks for the breakfast on all accounts--quality, quantity and convenience (available 7:30 - 10 am). The set-up of rooms and meals allows flexibility to be as private or as social as you like--we enjoyed meeting our fellow guests but could just as easily have our own "space" (out- or in-doors) if we desired. Almost everything about the guesthouse is a "yes".

Now for the "so-so" that could have pushed the rating down to 4 1/2 if such an option were available, i.e. the bathroom shower:
1. To mop or not to mop: I have prior experience with Middle East bathroom designs that allow shower water to going everywhere. However, Lanavilla's bathrooms are "micro" and water going everywhere resulted in more than the usual mess . . . either plan on doing a lot of mopping up after every shower or otherwise having your mini-bathroom be a pond.
2. Hot water: yes it exists, but the questions are when and for how long? According to Lanavilla's owner (who is a friendly and helpful host) it's all a matter of how many other guests may be showing at the same time. So, be prepared to either shower at "off" times if you like a few minutes of hot water or otherwise grit your teeth and live with--at best--tepid water.

Still with me? Now for the two "no's", which were not to do with the guesthouse per se but with other recommendations made by Lanavilla's owner:
First, if you'll be renting a car, don't bother wasting your time trying to go through the agency that is recommended on Lanavilla's website. They are lackadaisical in replying to inquiries and questions. I circled back with Lanavilla's owner who, surprisingly, said he had no other suggestions and so I gave up trying to arrange something with the one agency that he displays on his website. Fortunately, I found a courteous, professional alternative and had excellent results with a local agency called MARK which has a desk at the airport along with all the other car rental firms. I mentioned all this to Lanavilla's owner after we arrived for our stay but, as he had before when I was emailing in advance of our visit and trying to set up car rental arrangements, Oliver seems stuck on the one firm that he chooses to show on his website.
Second: in his guest information Oliver provides restaurant information in two categories: (a) within short walking distance of Lanavilla, and (b) all others. Forget about what's within short walking distance of Lanavilla as these are woefully inadequate. And we're not foodies or elitists. Since you'll most likely be renting a car anyway in order to get around, forget about walking to get a meal and drive to any of the decent eateries--there's plenty within easy driving distance and we had many excellent meals compared to what's within short walking distance of Lanavilla.

Room Tip: See the "so-so" comment about showering in the mini-bathroom.

Cosy & clean rooms, very comfortable beds.
Indulging breakfast buffet
Friendly, helpful and initiative host & staff.
Guest kitchen is very convenient.
Loved the guest balcony with sea view.
-> Car necessary to get around
-> some noise from the planes and from the muezzin in the early morning, otherwise calm & safe residential area.

Jogging possible along the street/beach

Nearby Indian restaurant is fabulous (for its food and for people watching...)

Room Tip: book the ocean view ... it is worth the little additional costs. Otherwise all rooms are very cosy.

Located next to the Chedi where you can go at night to drink a beer or gin tonic. Lanavilla offers a relaxed environment for a good price. The living room and terraces are nice and you have wifi. The host was friendly and very helpful.

This is a fantastic place for the value, and feels more like a home than a hotel. The beach across the street is nice, but not really for swimming or sunbathing because of the proximity of Muslim fishermen. If you aren't looking for a resort this is absolutely the place to go.

We spent 5 nights here and were 100% satisfied with our visit. Excellent value for money! The drawing room and dining areas are very comfy and the rooftop terrace delightful for a morning meditation or evening sunset. The rooms are tidy, clean and tastefully decorated. At night the place is quiet and serene. The continental breakfast was hardy and a great way to start each day; the house cleaning women had great smiles and were very accommodating. Finally, the host, Oliver, went above and beyond the call of duty, arranging cabs, guides, car rentals, adventure seeker advice and general information at the drop of a hat. He had a full house with all rooms books and when we were there and the whole place ran smoothly. He was always eating breakfast with the guests each morning, answering questions and making casual conversation. He even dined out with us one night, loaned us a phone and invited us to a marching band event honoring the Sultan at the opera house! Highly recommended. Would return again in a heartbeat.

Nice house close to the Big Mosque. Oliver is very friendly and both housegirls are kind as well.
Free access to drawing room on the ground floor with sofas, computer, wifi and coffee/tea and plenty of tips (places to go to, restaurants, roads, ...).
Graeat breakfast which can be eaten inside ou outside.
Just a pity that there is so much water in the bathroom when having one's shower (curtain is not large enough).
