Melissa & I had only a 2 night stay en route back to the uk from Sri Lanka. Oliver and co. made us very welcome and gave us all the "local knowledge" we required. The location is great for the airport and all of the "Must Do" locations in Muscat. (Not too close to the airport that you get the noise). Rooms are great and the roof terrace is a nice place for a lazy afternoon sunning yourself!
No complaints other than it would be nice to get wifi upstairs and the w.c. in our room had a slight leak in it,which i'm sure has been fixed by now! - It made us reflect on how to run our own B&B here in the uk!

Room Tip: Try and blag your way into the hotel next door for a swim in the pool and a sun downer!

I stayed for 2 nights in December 2013 before setting off on a tour of Oman.
From the time of booking, communication from Oliver the owner was excellent. He gave many great tips and helped arrange my 4*4 car hire at a very competitive price.
I arrived mid morning, but there was no problem with me being allowed to use my room which was on the top floor at the back of the house. The room was spacious and spotlessly clean with air-con and an OK en-suite. There was also a nice terrace on the top fllor to relax on while looking over the beach across the road.

The communal areas are beautifully decorated and comfortable, with a free PC and WiFi on the ground floor.

Breakfast was good and it was nice to be able to sit with other travellers on the single large dining table. Oliver was a great host making sure he spent time with all residents to answer any questions and just make you feel at home.

The guesthouse is towards the airport side of Muscat, within walking distance of the Grand Mosque, so is a good base for short stopovers. However, Muscat is a huge city spread over many kilometres, so a taxi is always necessary to get anywhere. These can prove expensive so I would recommend having your own vehicle if possible. There aren't many restaurants or other facilities in the direct vicinity of the guesthouse, but sometimes it is nice to be out of the way.

We stayed only one night at Lanavilla in January 2014, and had a great experience. The house is beautiful and big, situated on a street across from the beach. The staff is very welcoming and helpful in navigating Muscat and Oman. We had a beautiful room with a balcony overlooking the water - very clean. The staff did our laundry for us which cost us only a good tip for the staff. A nice full breakfast was included, and tea / coffee / snacks available all day. Wireless is available on the first floor, plus a computer is provided. There is a wonderful outside terrance on the top floor. We wished we could have stayed a couple more nights.

The location is fine, Muscat is very spread out. Lanavilla has a driver on staff who can arrange for transportation to locations throughout Muscat. Most fares are around 5 - 6 OMR.

Lanavilla also has a tour company ( http://www.lifetime-tours.com ) which we used to arrange a great 4 day tour through Oman. Kathy was helpful and arranged our tour. We had a wonderful Omani tour guide who took us through Oman.

One note - you do have to pay cash for the room and the tour, so it's best to arrange for a wire transfer ahead of time to at least pay for the tour.

Room Tip: Try to get a room on the Sea of Oman side if you can.

Robert/Miriam, Beirut and NY. We've wandered all over the world, and you won't find friendlier comfort anywhere. Good breakfast, great staff, clean rooms, lovely local beach, wi-fi downstairs, interesting grown-up guests. A rental car is helpful but $5 cab ride to great Indian restaurants, great local grilled fish place just steps down the Corniche, Pakistani paratha around the corner, food from Lulu's Hypermarket put together in the guest kitchen and breakfast in the garden kept us very happy. The shower in our room was a little tricky, but that didn't stop us from loving Lanavilla for ten days, and we were perfectly content with the city view in the back. Oliver's a lovely, generous host with lots of helpful hints for day trips and excursions into the desert (don't miss Nizwa). Unless you're into needless luxury, this place is ideal for a night or a week. But don't tell anyone because the B & B's not very large, and we want to be sure there's a room for us the next time we're back in Muscat--which will be soon.

i would definitively go back to lanavilla if i am in muscat...friendly atmosphere...great location...very gd breakfast..unlimited water ,coffee and tea...u can even cook ur own home meal in the villa...running its corniche seaside in front of villa is very convenient..

Room Tip: all rooms are great but i would go for a sea view room

Overall Lanavilla provides a high-quality B & B experience, including many extra niceties, e.g., a full-size guest kitchen to store drinks and our leftovers which we could heat up for subsequent lunches and dinners, free WiFi (ground floor only) as well as use of a decent computer in the common room, free local phone calls, free coffee/tea/bottled water available 24/7, and access to guide books, maps and driving directions. High marks for the breakfast on all accounts--quality, quantity and convenience (available 7:30 - 10 am). The set-up of rooms and meals allows flexibility to be as private or as social as you like--we enjoyed meeting our fellow guests but could just as easily have our own "space" (out- or in-doors) if we desired. Almost everything about the guesthouse is a "yes".

Now for the "so-so" that could have pushed the rating down to 4 1/2 if such an option were available, i.e. the bathroom shower:
1. To mop or not to mop: I have prior experience with Middle East bathroom designs that allow shower water to going everywhere. However, Lanavilla's bathrooms are "micro" and water going everywhere resulted in more than the usual mess . . . either plan on doing a lot of mopping up after every shower or otherwise having your mini-bathroom be a pond.
2. Hot water: yes it exists, but the questions are when and for how long? According to Lanavilla's owner (who is a friendly and helpful host) it's all a matter of how many other guests may be showing at the same time. So, be prepared to either shower at "off" times if you like a few minutes of hot water or otherwise grit your teeth and live with--at best--tepid water.

Still with me? Now for the two "no's", which were not to do with the guesthouse per se but with other recommendations made by Lanavilla's owner:
First, if you'll be renting a car, don't bother wasting your time trying to go through the agency that is recommended on Lanavilla's website. They are lackadaisical in replying to inquiries and questions. I circled back with Lanavilla's owner who, surprisingly, said he had no other suggestions and so I gave up trying to arrange something with the one agency that he displays on his website. Fortunately, I found a courteous, professional alternative and had excellent results with a local agency called MARK which has a desk at the airport along with all the other car rental firms. I mentioned all this to Lanavilla's owner after we arrived for our stay but, as he had before when I was emailing in advance of our visit and trying to set up car rental arrangements, Oliver seems stuck on the one firm that he chooses to show on his website.
Second: in his guest information Oliver provides restaurant information in two categories: (a) within short walking distance of Lanavilla, and (b) all others. Forget about what's within short walking distance of Lanavilla as these are woefully inadequate. And we're not foodies or elitists. Since you'll most likely be renting a car anyway in order to get around, forget about walking to get a meal and drive to any of the decent eateries--there's plenty within easy driving distance and we had many excellent meals compared to what's within short walking distance of Lanavilla.

Room Tip: See the "so-so" comment about showering in the mini-bathroom.

Cosy & clean rooms, very comfortable beds.
Indulging breakfast buffet
Friendly, helpful and initiative host & staff.
Guest kitchen is very convenient.
Loved the guest balcony with sea view.
-> Car necessary to get around
-> some noise from the planes and from the muezzin in the early morning, otherwise calm & safe residential area.

Jogging possible along the street/beach

Nearby Indian restaurant is fabulous (for its food and for people watching...)

Room Tip: book the ocean view ... it is worth the little additional costs. Otherwise all rooms are very cosy.
