“Potential but lacking success”

This accommodation has great potential in views , old structural aspects and great antique furniture but it is let down by the low maintenance , I wonder if the owners know how bad the cleaning standard is. We arrived on Monday , the items we had asked for were there and we could check in early.

We happily walked to the apartment, first disappointment was the busy road it was on , this was never stated in the marketing of the property. I also agree with the prior reviewer that the apartment is unsuitable for any elderly or disabled as whilst its a 2nd floor apartment the stairs are more like a 4th floor climb (be ready with energy to get the suitcases up!) .

Now the next chapter is not good ....
1. The lights on the stairwell where broken and it was dark so dangerous, plus broken glass on stairwell.... not good.
2. On arriving in the apartment we were disappointed by the standard of maintenance and mis-selling of features.
A) There is not air con throughout, the upstairs bedroom has none and is the hottest room , we had to ask the agency for fans for this room and the other bedroom where the air con unit was not working optimally.
B) Then we discovered the terrace had a broken parasol , dead plants, was not clean and the furniture cheap old plastic quality. I reported this on day 1 and it took 2 days to replace the parasol and the dead plants were still an eyesore when we left 7 days later (Needless to say the parasol was needed for someone to sit in the shade for medical reasons ...by the time they replaced it the weather had turned to rain and any enjoyable terrace time for that person had been missed ...very disappointing).
C) Onto the next issue and perhaps the worst....the cleaning ....the letting agents contract out to a 3rd party cleaning company and its evident they dont check their work. The floors were filthy , the furniture dust allowed me to write my name , there were cobwebs and dust particles hanging from door frames and ceilings ...it was generally vile and not good for dust allergies. We reported this on day 1 , on day 3 after chasing them.twice the cleaners arrived , on the second visit they did clean the floors and change bed linen but the dust remained ...again shoddy standards and unacceptable level of customer service. Additionally when they changed the bed linen they took one friends expensive nightgown and we had to make calls and interrupt our holiday to get it back...what a negative experience, this is not "bad luck" as the agency girl called it , but it is "bad service"

To summarise we arrived on Monday and we only stopped dealing with issues and chasing for resolution on Thursday ....this impacted any relaxation and spoilt the holiday experience. I would highly recommend Lake Como its beautiful BUT I would not recommend the agency who manages this property nor the accommodation. I have travelled extensively and had much better standards in Rome, Lazize, Florence, UK , Greece, US, Thailand , China , etc

Theres no added extras or care in this properties management its all about taking the money and doing it at a bare minimum or in this case sub standard...its just not good enough for paying customers.

On the plus side ...the potential is there so if they fix all the issues and maintain properly to a high standard then this can be a promising apartment for future bookings ....Menaggio is a great base , the apartment has potential BUT be aware of the cons around the issues we faced and the busy , noisy road location

“Great location, a bit noisy, pros & cons”

1. Location - right in the heart of Menaggio, you are literally less than a block from the square. We loved Menaggio, very central location, one ferry stop away from Varenna (our favorite Lake Como town) and Bellagio. The flat is three blocks from the ferry stop, less than a block from the bus stop. That being said, you are on one of the noisiest and busiest streets in Menaggio, they were doing construction next door which did not help matters. Also, you must practice caution when walking out of your door, cars drive quite fast and the road is narrow.
2. Cost effective - for Lake Como - this is a deal. Use the money saved towards renting a boat or doing other excursions.
3. You are on the third and fourth floor of the building, which translates to a lot of steps. If you are elderly, I would probably not stay here. That being said, you can see the Lake from the top floor family room.
4. Air conditioning - this worked great on the first floor of the flat, the second floor, not so much. The AC unit upstairs is located in the family room and the bedroom is down the hallway, which means, the upstairs bedroom is quite warm at night. We had to open the windows, which also meant amplifying the street noise below. Ear plugs did not really work to block out the noise, whether it be motorbikes or cars racing down the road or the jackhammer that woke us up in the morning.
5. Lack of blinds - the upstairs bedroom did not have sufficient blinds to block out the sun, keep in mind, if you are there in the summertime, the sun rises really early (4 or 5am). We had to open the windows because of the AC, which meant, we would have had to keep the blinds open anyway. The downstairs bedroom, however, did have sufficient blinds. If you are staying here with friends, I would suggest claiming the downstairs bedroom - it is larger, has AC, blinds, a better closet and the bathroom is larger.

Overall, the place is nice, has a great location, very cool old beams in the ceiling, original windows in the upstairs family room. As with most things, you get what you pay for. I am not sure I would stay here again, I am getting older and sleep is getting more important. It really depends on what you are looking for in a rental. I will say, that staying in a flat vs. a hotel definitely has its benefits:

1. You are forced to go out an find cool restaurants to go to - often times in a hotel you just settle for the hotel restaurant which can typically be quite expensive
2. You don't really have a pool or other amenities that make you want to stay on the resort, instead you really experience Lake Como. We did several hikes, rented a boat and took the ferry to a bunch of towns, would highly recommend the ferry pass if you in Como for more than 4 days. Being that this was such a deal, it provided us with extra spending money towards renting a boat, fancy dinners etc. By the way, the best boat deal we found was in Varenna. One other note, there is a public pool in Menaggio - if we had more time in Como we may have had a relaxing day at the pool - but, there just was not enough time.

Happy Holidays was also really helpful, they provided us with a great list of things to do and see. We also had a wireless internet hot spot (TIM) which made our trip fun as well. I would request one if you are booking with them, I know they only have a limited amount of these available.
